I wonder what the impact will be on the premium sS2 units like Five Stones which have held their value for remarkably long.

QUOTE(sundancekid @ Sep 20 2022, 04:29 PM) I am not sure why people are complaining about living next to the highway, so many condos in KL are like that, Bangsar South, Midvalley and also the new Pavilion in Damansara Heights. They are all next to busy roads.. PJ is not traditionally high dense and this part of PJ is home to educated and very vocal people including yours truly. So you can bet your bottom dollar that the various residents associations here will make damn a lot of noise. There’s a term for this - NIMBY (not in my backyard). Refers to affluent neighbourhoods where they actively oppose development or any other activity they feel will impact their lives and more importantly property value negatively. |

QUOTE(sundancekid @ Sep 28 2022, 09:42 PM) I agree with you that people can be vocal about it as much as they like but let's be honest, this is Malaysia. The authority does not give a hoot about people complaint and the government certainly doesn't care. As it is the PJD link is going ahead despite so many people complaining. Yea it’s going ahead. I’m not saying that it won’t happen. I’m just describing the general attitude of people in established areas. For me, I won't stay in a place where it's noisy but I am saying a lot of people don't mind hence the developments that I mentioned in my original posts, where it's selling like hot cakes, despite it's location It’s a given that Miyu will have its fans. Their only competitors - the SDB large units further up the road were built almost a decade ago. |

They will fail the Social Impact Assessment for sure though as no existing resident would outwardly support this. bennomin liked this post

QUOTE(jflee169 @ Oct 4 2023, 08:13 AM) You might get SPA price. However if there is a change of government and PJD Highway is back on then you’ll lose some if you need to sell in the short term. Your only saving grace is there’s a lack of supply here and PJ lang are notoriously sticky geographically. |

QUOTE(Rinth @ Oct 4 2023, 09:35 AM) Lack of supply? thought plenty of choices there? though mostly older condo.... Well yes I mean for newer builds. Otherwise a lot of stuff was built in the 90s so verging on 20-30 years old now. As we all know, people like toilet bowls that haven’t eaten anything.I assume will be as usual Nett rebate SPA price + few 10-20k..... |

QUOTE(Rinth @ Oct 4 2023, 09:28 PM) I dun understand because I’m not PJ lang lol. But section 13 and 17 are like 1 street away lol… nearer then my house bandar parklands klang go to bukit tinggi klang lol. The section 13 projects are smaller size units for young people. Miyu is for family own stay or downsizers. For the same price point you can get actual investment grade units in MK, DPC so it all depends what you’re after. bennomin liked this post

QUOTE(IronManz @ Oct 7 2023, 10:33 PM) It’s for own stay. PJ people are very sticky to the area. Also, food is a big one. If u live in MK/DPC, are you within reach of famous chicken rice or CKT? Not everyone is an avocado toast person even if they have the $.To buy and do up an older terrace is like almost 1.5M. Doing up a big size older unit is few hundred k. This is a compelling option for PJ boomers downsizing PJD aside. This post has been edited by Cavatzu: Oct 8 2023, 08:03 AM |

QUOTE(BigMan123 @ Oct 8 2023, 08:50 AM) If chicken rice or ckt are the only consideration, dpc has kepong just outside the round about. MK has Hartamas coffee shop (I personally know a good one which is better than most PJ ones) and Segambut a little further away. One of the factors not the only one. Some people may just not be comfortable in an UN type environment. Also MK/DPC prices for food and groceries is just generally higher. English ed PJ ppl don’t do Kepong (haha I’m generalising). This post has been edited by Cavatzu: Oct 8 2023, 09:10 AM baoz liked this post

There will be people willing to pay above SPA price for a brand new family sized unit in section 17. Very limited supply.
