PJ is not traditionally high dense and this part of PJ is home to educated and very vocal people including yours truly.

So you can bet your bottom dollar that the various residents associations here will make damn a lot of noise.

There’s a term for this - NIMBY (not in my backyard). Refers to affluent neighbourhoods where they actively oppose development or any other activity they feel will impact their lives and more importantly property value negatively.

Yea it’s going ahead. I’m not saying that it won’t happen. I’m just describing the general attitude of people in established areas.

It’s a given that Miyu will have its fans. Their only competitors - the SDB large units further up the road were built almost a decade ago.

Don’t count your chickens before they are hatched. The proviso is that if the developer provides all the technical reports adequately then it could go ahead. They will fail the Social Impact Assessment for sure though as no existing resident would outwardly support this.

Covid extensions all generally about 6 months. This is relatively low dense can settle before then short of major issues.

You might get SPA price. However if there is a change of government and PJD Highway is back on then you’ll lose some if you need to sell in the short term. Your only saving grace is there’s a lack of supply here and PJ lang are notoriously sticky geographically.

Well yes I mean for newer builds. Otherwise a lot of stuff was built in the 90s so verging on 20-30 years old now. As we all know, people like toilet bowls that haven’t eaten anything.

The section 13 projects are smaller size units for young people. Miyu is for family own stay or downsizers. For the same price point you can get actual investment grade units in MK, DPC so it all depends what you’re after.

It’s for own stay. PJ people are very sticky to the area. Also, food is a big one. If u live in MK/DPC, are you within reach of famous chicken rice or CKT? Not everyone is an avocado toast person even if they have the $.

To buy and do up an older terrace is like almost 1.5M. Doing up a big size older unit is few hundred k. This is a compelling option for PJ boomers downsizing PJD aside.

One of the factors not the only one. Some people may just not be comfortable in an UN type environment. Also MK/DPC prices for food and groceries is just generally higher. English ed PJ ppl don’t do Kepong (haha I’m generalising).
