Errr.... I dunno which page of this thread but someone has checked previous leadmont project in Cheras I think? Anyone? This is Leadmont's flagship project, dunno if they would risk it hmm.gif

Thank you for all the updates... be it good or bad! Don't worry to much lah... let's wait and see.

Just FYI, I've just moved in (a week now) to Andari Townvilla (the one opposite Aman Siara Project). The Pam Air Sedut Aman Siara is there... hehehe! The area is really very cooling at nite and I think the landscape in that area (both aman siara & andari) makes it an ideal place for jogging! Two issues, expect lots of dust cos its near the road & noise with lorry and cars escelating, notice that its naik bukit...
so, I've to close all the doors and windows before going to bed.... but can really sleep, even during hot day, its not that bad being in the house. In short, the area is very nice and expect aman siara to be a lil more nicer also lah!

In Andari, I notice they took the same people to do their grills... but should all get together and see if we can get a good price.... maybe get few to submit their proposal for the committee's review.

We should meet up lah... depending on the crowd, if it is less than 20 ppl, I don't mind inviting you people to my house so that we can have our decent discussion without any disturbance. You know lah, mamak shop is noisy lerrr... let me know lah k!

Since the kitchen is small... I was thinking of replacing the supposedly hall to be replaced with Dining table and the dining table area is made to be the hall lah... but the moment you go in, you'll see the kitchen and dining area... sounds funny! Has anyone here with the similar idea ah? Where is the laundry area?

Yeah.. we should scout around for to get a good deal for the kitchen cabinets to maximise the space...

Actually, this issue has been lingering in my mind especially after yeah.babe mentioned about the issues they had with few units. to make things worst, the landslide incident last weekend sends the shivers up to my spine!!!

icon_question.gif i started to question the credibility of our developer (am sure many do). it's a small developer and i started to wonder if they have done proper studies re the condition of the soil, the flow of the water and etc. How can one know that it is safe? I suggest that it is time for us to meet with Leadmont's rep for an explanation and perhaps meet the geometrical person for clarification or we can engage someone with that expertise. If the dev engage the geometrical person to confirm, there may have conflicts of interest. Of course the outcome would to the benefit of the develooper. This is just my suggestion, we have to act fast before they get the CF because at least our requests will be entertained.

Anyone with any other suggestion or view....

there is another project "Idaman Hills" near Aman Siara. You can see it on your left when you take the flyover near the hot spring. Quite a good progress with our aman siara project... Phase I looks stunning from far! Even if our developer can build the flyover, I think they should at least make way for an alternative road, near the overhead bridge perhaps? Meaning when we enter using the normal road which now are currently in progress and come out using the alternative road (so that we don't have to drive all the way to U-turn. Not sure if this is possible but if the Idaman project is ON, then there is a possibility.

Also, another issue would be VISITOR parking. We need to check how many visitor parking space provided and it should be scattered. If the Visitor parking lots are near the guard house... your guest will think twice to come over because of the distance and you have to walk naik bukit. Currently, this is the problem in selayang heights and I hope we can do something for our housing area.

Now, come the golden question. WHEN ARE WE MEETING UP FOR A CUPPA DRINK PEOPLE!!!

I'm also renting at Selayang Heights (C3A). Not sure if you know but please take note that recently someone came and try to curi shoes lah.... from the shoe rack (closed) - trough the grill. My dog got up just in time and when she barked... that fellow run away but one pair of addidas snickers gone.... cry.gif my house is the first target lah, cause its first floor and also the wall for the electric stuff makes it a perfect place to hide and steal... my neighbours shoes are all over the place but theirs remain untouched... juz my bad luck i suppose!!! So, please be carefull, don't risk putting expensive shoes outside

The handover of vacant possession is also referred to as the delivery of keys.
It is allowed only after the following conditions are met:

The developer’s architect has certified that the building has been completed according to specifications and connected with water and electricity supply.
The developer has applied and certified that Form E (Article 25 of the Uniform Building By-law 1984) has been sent to the local authority for the issuance of a Certificate of Fitness for occupancy purposes.
The house buyer has made all the necessary payments, paid according to Clause 4 (1) schedule Three and all other payments stipulated in the SPA.

After receiving the notice for vacant possession from the developer, the buyer has to take deliver of the keys within 14 day.
He should make the utmost of this opportunity to conduct an inspection of the building or house with the developer and down all the defects writing to the later.

The buyer is advised to make a copy of the defect that he has listed for future reference.
If the house buyer unable to the take possession of the keys within the required time given, the keys are considered taken.

Should any break-in occur after the 14 days the buyer will be help responsible.

eyyyy...... this is silly lah! Is this for time being because they do not want people loitering around that area OR for forever.... they MUST provide visitor parking lah.... didn't they allocate few? dont tell there isn't any... pathethic lah! where can expect people to walk in so far... what a trauma! This is the time we all MUST gather our voices... tight security is good but noooot to this extent lah!

Re the 'pet issue'.... The salesperson said can keep dog and the main reason I have ground floor is for that lah... Phase III brochure has a couple walking with a dog (looks like golden retriever)...

Off topic - Alternative road to Jalan Kuching

Just to let you guys know the jamn (veryyy bad) starts as early at 7 am and it starts at Selayang Pasar Borong, all the way to town. It would get worst now that we have new projects in Selayang and people will be moving in. I know there is no alternative road for Jln Kuching but could someone tell me if there is any other alternative road to at least cut through?
