Prima will never be profitable lah, it is a subsidize project by government at the first place to tackle housing issue, that's why it is cheaper by 20-30% by market rate.

Government buy a piece of land, then ask developer handle everything, the price set by government, developer still get their profit but unsold unit have to tanggung if there is leftover unit.

My rental is 1400, so is about break even.

At almost RM400k for PR1MA... no wonder not many people can afford.

That's what happened, when instead of sticking to true objective, it is used as a political tool.

Both are past government's initiatives to provide "affordable housing" for the citizen.
PRIMA started first then Federal Territory Ministers also wanted a project specifically for FT citizen so born Rumawip.

There are however some difference for both scheme:
Income requirement for applicants are different;
House ceiling price are different, PRIMA have higher ceiling price (400k) while rumawip is 300k;
Rumawip is for first house owners in Federal Territory while PR1MA is for first and second house owners in Malaysia.

Qualification requiring income of RM3k-15k for the applicants I think it's safe to say that these houses are targeted closer to M40 group.
