I used to rent some units there as an agent. My friends and my gf used to rent there.

My opinion.
1. You might meet a lot of foreigners, like from bangladesh, pakistan or Africans. If you don't mind staying with them in the same block, then it's fine.
2. For security wise, there is so many CCTV, want to find blind spot do bad things also hard. So, very good.
3. There are Cockroach problem. So if you are going to view a unit, lookout for Cockroach. It can be really troublesome. I think only certain block
4. Phase are from Orange Block (E) to Black Block (D) to Green Block (A,B,C). If you want a new block, get a green one. But heard that black one have more owners staying than renting. Therefore their renting price also more cantik than others?

Overall staying experience and is fine, and very convenient. Amenities quite complete. Workmanship pun ok.
Water bill controlled by management. I think minimum RM30 monthly, use or don't use. But people in management are nice and friendly.

And also, try to avoid peak hour. You can try stay airbnb there to experience.

They don't fit all your criteria though.

Danau Idaman Taman Desa (300k+)
Danau Impian Taman Desa (300k+, Leashold)
Danau Murni Taman Desa (Leasehold)
Bukit OUG Condominium (300k+)

parklin 950 sqft, trading at RM340k for subsales now, freehold, 1km to muhhibah, accessible to ldp,kesas,mex
rental goes around 1200-1300 for partially furniture

but since u work at midvalley, drive will take u 1hours at morning.

suggest you go for taman desa, alot of older condo, but go mid valley is nearer and that place more atas.

Do not ever Park lane. You will regret whole life. Traffic like hell 1 hour++ only Reach Midvalley. Pls Pls avoid. Few My friends bought there (Chinese) told me want to vomit stay there

only commercial usage strata property usually mght charges rm30 per month min for water bill.
other resi usage strata property only charges rm10 min for water bill.

am surprise that none of residents there make noise already. JMB untung kau kau.

I think sort of like a preference. The staying experience wasn't that bad as everything is there, mini mart, 7 eleven, clinic, pharmacy, restaurants, mamak. And the traffic from there to Midvalley still consider ok, as compared to travelling to PJ during peak hour, despite the price paying for it. I don't think you can get a RM300k property near seputeh or bangsar south either.
Don't forget, if you are to route to other places, you can escape from KESAS too. And LRT nearby too.

Tis is not exclusive to parklane.
Bangsar south may not have 300k popety but kerinci village got plenty and BS is part of kg kerinchi.

Parklane as a new building, it's consider cheap lo. I felt it's not as bad....
I am not familiar with kampung kerinchi. But if there is, can consider pun.
But if as said, I rather get one around Taman Desa.

You're asking for a tall order there at that price.

But OUG Parklane will tick all the boxes, fairly new, some are still empty since VP, some even come with a full furniture package and all units are guaranteed to have shitty people living nearby.

Yeah I know the budget is hard to tick all the boxes, haha. Thanks anyway.

In the end maybe won't get subsale after all.

You can check out the 1 bedroom at Faber Ria. Old but freehold and located at Tmn Desa. 300K for 500-560sf

I do not know, but black foreigners are less now.

But I do not see the value of property going up so far even it is freehold.
