Considering now. Not my choice unit but at least it’s golf facing.

Ya that’s right for the third row ones which is not bad as still can see the golf course (although not direct) due to higher elevation..

Haven’t heard of any price increase. But sales have been brisk and recently a VVIP just moved in increasing the resident’s profile dramatically.

Hi All

I want to see East Residence today. I saw some great looking show units one which was a golf fairway facing A2 unit (5,412sqft) and a B1 (4,422sqft) both were very well designed show room units and you could see that serious money was spent on the interior design. I wasn't overly keen about the B1 unit being only 20' (6m) wide but the A2 unit 24' (7.3m) wide was actually quite nice and used the space and layout very well

As of today they have 25 (courtyard villas) units for sale. Above I can see that 4 months ago it was posted that they had 30 units for sales of which I believe that 2 units were given/sold to the VVIP so in reality they have sold like 3 units to the public in the last 4 months and seeing as the project was completed in 2016 they aren't exactly flying of the shelf! 22% of the courtyard villas still available 3 years after re-launching for sale

The pricing was actually what shocked me, the units they have left are priced as below:

First Row Villa price list (golf view)[I][/I]

Listing price: Rm7.2mil
Net price: Rm5.8mil (after discount/rebate)
PSF: RM 1,071.69

*Type B1*
Listing price: Rm5.5mil
Net price: Rm3.6mil (after discount/rebate)
PSF: RM 814.11

Middle row price list (center court)

*Type A1*
Listing : Rm6.4mil
Net : Rm 4mil (after discount/rebate)
PSF RM 751.03

Back Row ( Garden terrace)[U]
*Type B1a*
Listing: Rm5mil
Net: Rm 3.4mil (after discount/rebate)
PSF: RM 766.97

*Type A1a*
Listing: Rm6.4mil
Net : Rm4.4mil (after discount/rebate)
PSF: RM 804.98

There doesn't seem to be any logic to the PSF. The larger units are priced higher PSF than the smaller units!? I have never seen larger units prices higher then smaller ones in condos or houses. its just pure economics smaller units easier to sell, higher in demand this command a better PSF generally but in this case the large units are priced higher. Also the A1 unit in the middle street (center court) has a lower PSF than the A1A unit at the back next to the main road how doesn't that make sense? I was genuinely interested in the A1A unit being (5,466sqft) back street but at RM 805 PSF after discounts just killed the interest. I read above that unit with discounts were going for like RM 675 PSF so whats going on? At the end of the day these are essentially linked terrace houses, leashold title, and been sitting dormant and unsold for 3 years what makes them command RM 750-RM1,072 PSF? I man really without the discounts the golf facing A2 unit is price RM7.2mil really!? You can get far better and superior for that kind of money

I would have genuinely purchased the A1A unit if it was priced RM 660 PSF for around RM3.6mil but for RM4.4mil with all the discounts no chance

What have people actually paid in the last few months? if you have purchased a unit would you mind sharing what unit type and PSF you paid as I read in this thread many times that it was priced in the RM 675 PSF

I’m thinking of getting the 3 Storey townhouse for own stay for 15 years. It’s going for 3.3 after discount.
May I know if the resell value would be there since it’s a leasehold property and nearby cemetery?

I like the location and of course the golf course view.
