Yep, last check almost all sold out dy for all double story... townhouse still got I think, unless there are kick backs (loan rejected) for double story

Lol. I dont expect that price in Ampang though. But nothing wrong to put that fact, i think? Lol. Anyway, there are landed residential with the price below 700k at Ampang if u want and rajin to search. But they are not guarded, quite small n yeah, u can think on ur own.

Many factors that ive considered. But as public, sufficient for you to know what has been highlighted by the developer, the pros n cons of this project, then, u decide on ur own. Everyone has their own preference anyway.

I hope u consider the area its a swampy area though. Good luck also buying from lbs. I have friend who bought at puchong desiran bayu. Quality sub par for the money u invest

Yeah dont worry, weve considered all the swampy area n already asked them on that. Also, we noted on all the complaints from previous buyers from previous projects. So far we can still tolerate with that, as long as they are improving project by project. Hopefully they are genuine.

Even MCT, Eco world also improving from their previous projects. We ve been to CasaWood, Eco Grandeur before this. Both projects are within our budget. But yeah, as I told before, everyone has their own preferences and like us, we re flexible on chosing the area as long as there are expressway. Of course after considering the expenses toll, petrol n etc that u think we should. And, every investment has its own risk. We asked and given satisfying answers by developer, but still the risks are there. Same goes to all housing projects too, there must be a risk for that.

Anyway, i appreciate ur concern smile.gif

btw, jangan risau pasal lokasi sbb ada 2 developer kat sana... jadi "tasik-tasik" lama tu akan dia cantik kan semula.

5. Smart Schools akan naik... (ni paling untung skali laa sebab sah sah dapat spot untuk anak sbb umah dekat)

Hi Bro, welcome to the club. LBS ngan MCT tak sama developer... cara saya tengok apa yang jadi kat MCT macam masaalah material bukan lokasi.

Berdasarkan binaan LBS yang dulu2 e.g BSP, Puchong & etc... nampak ok. InsyaAllah.

Apa2 pun kita kena form group pembeli dan kalau ada apa2 berlaku, kita kena bersatu. thumbup.gif

hi all purchasers, i'm curious why u choose to purchase this property which is on malay reserved land? wouldnt it limit potential price gain in future when u decide to sell it? and won't it be more difficult to dispose it with limited demand?

price range doesn't seem to have much advantage.. so just wondering. hope u guys can shed some light on this. smile.gif

I bought it because its near to my work place..took about 15min only without heavy trafic(work at upm near hospital serdang)

Bagus kita beli tanah rizab melayu ni. Tak banyak developer yang berani membangunkan kawasan rizab melayu sebab katanya kuasa beli orang melayu rendah (tak mampu). Mereka takut tak laku. Bila kita tunjukkan kuasa beli orang melayu ni tinggi, lepasni banyak developer macam LBS berani untuk membangunkan kawasan rizab melayu. so takdelah rizab melayu ni jadi tanah kelas kedua atau ketiga selamanya.

Nowadays malay already catch up economics wise with other races. I believe by next 10 - 20 years the malay market will get much more competitive. Appreciation would be better.

Problem bukan melayu tak mampu, tapi sebab market limited, tak banyak orang yang nak beli tanah rizab melayu. Kalau ada pilihan, kenapa tak pilih freehold...masa depan nak jual pun takde masalah, semua orang boleh beli, demand lebih harga pon naik lebih sebab pembeli tak terhad kepada melayu je. Freehold > leasehold > malay reserved land
So even if malay has buying power, why buy something that will limit your potential gain?

Anyway that's my thought, I believe there's more that can attract u all to purchase this project. Like is it really nice and cheap? Or just that u all never consider about disadvantage when u want to sell in the future?

Freehold within same area would be at least 50% more expensive

And

If want to sell later, you only need to sell to ONE buyer. Even if market pool is smaller, if you find the right buyer, you will still sell the property.

Saya beli ni tak pikir nak jual pun... memang beli nak stay sendiri, la ni saya tinggal kat area cheras dan dah mula bosan ngan kondo... antara banyak2 rumah, ini yang saya termampu dan cantik gak rumahnya...

beberapa point penting yang buat saya beli umah ni.

1. saya keje IT, jadi HUB IT kat CJ, InsyaAllah saya senang sket nak dapat keje nanti dan travel pun dekat.
2. Banyak skolah2 yang bagus ada kat sana... saya pun anak ada 3 so dekat untuk dia orang.
3. semakin lanjut umur ni dah tiba masa nak duduk luar bandar plak, dah tak tahan ngan jem sini jem sana... sengal...
4. landed bro, kondo sengal...

ada la jugak beberapa sebab2 yang tertentu yang lain dan saya percaya setiap orang tu ada plan masing2. smile.gif

Dah pilih townhouse, loan ambil dengan Maybank (sebab interest rate dia paling rendah, CIMB cuma bagi sampai 70%).

Kena pergi lawyer's office untuk "execute the loan documents" Rabu ni.

Loan kita by stages... jadi kena tengok stage pembinaan... buat skang ni baru tengah piling... jadi cuma 100 lebey aje... nanti move next stage up sket... dan bila dapat kunci baru masuk level loan yang sebenar.

so far yang murah is RHB la... tapi skang ni sbb BNM dah lower can base rate... jadi ada perubahan sket..

Hari ni saya pergi pejabat lawyer, sign SAP agreement. Tanya dia pasal pets, dalam agreement dia tulis tak boleh kalau pets tu "cause nuisance". Dia explain kucing okay lagi, bylaw tu untuk anjing atau binatang2 yang bising/busuk.

Esok harap2 boleh pergi pejabat KWSP pulak, agreement dah ada.

Sebab mereka nak maintain kan tema kawasan perumahan tu, which means none of the tenant can simply renovate their house without permission from JMB.

Kalau nk renovate pun, ada pelan yg JMB dah tentukan, dan kita kena follow. Kalau tak follow, rasanya ada kena byr denda. Yg tu sy tak sure sgt.

Apa kebaikan rumah bertitle Strata? Antaranya: Let say after 10 years, warna rumah faded, then JMB akan cat kan balik. Then, kemasan kawasan perumahan akan terjaga sbb tenant semua byr maintenance fee. Lagi, tema kwsn perumahan tu akan kekal dan nampak cantik, sebab semua rumah keadaannya sama, which is takde la satu rumah ni cat biru, pastu sebelah tetiba cat merah ke, ataupun takde lah satu rumah ni tetiba renovate tiang tinggi, tapi rumah sebelah still maintain bentuk rumah yg lama. To some, benda macam ni adalah satu isu, sebab tak nampak sama, sort of ada mcm double standard la. Ye la, org berduit mesti nk renovate cantik2, letak emas ke kt dinding rumah, tapi kalau orang yg biasa2, rumah dia biasa2 je. So nampak tak sekata kt situ. Lagi, keselamatan terjamin because of the security under maintenance fee yg di byr.

Apa keburukan rumah bertitle Strata? Antaranya: Tak boleh sesuka hati nak renovate rumah, sebab semua rumah tertakluk dibawah JMB. Still kena minta persetujuan drp semua utk bina balik rumah tu. Kena ingat STRATA ni maksudnya hak milik bersama.

Kalau rumah yg bertitle individual, diorang takde maintenance fee.
Cuma kalau kwsn tu diorang nak request developer letak security guard, diorang akan kena byr security fee. But let say one day, semua owner rumah decide tak nak dah security guard tu sbb semua dh tak mampu nk byr ke whatsoever, then diorang boleh je nak lease kan guard tu.
tapi, utk strata title, tak boleh, sebab tertakluk pada JMB.

Sebab tu, kalau nk beli rumah orang akan tnya title rumah, sama ada individual ataupun strata.
At the end of the day, semua orang ada citarasa masing2. ada orang, sebab malas nk commit byr maintenance fee smpai lepas pencen, so, dia tak nak la rumah title strata. ada orang, tak kisah je nk byr maintenance fee sampai bila2.

Macam kami awal2 dulu, tak kisah sgt pun strata title ke individual title. Sebab kami nak kwsn yg ada security.
Tapi, last2 fikir balik, lepas buat pembacaan dan tanya few orang yg berpengalaman, then kami decide utk withdraw.

Again, benda ni semua bergantung pada pilihan kita.

Kat mana ya landed dalam cyberjaya yg lebih murah dr Kita bayu? Sbb selalu listing house for sale kdg2 agent tak letak harga sebenar pun. And kdg2 tulis cyberjaya tp actual location mungkin in dengkil for example.

Renovate exterior n renovate interior?
Strata tak boleh renovate exterior, which means bhgian luar rumah. Kalau nk renovate dalam rumah, up to you. As long as, luar rumah tak nampak perbezaan antara rumah A dgn rumah B. Dalam rumah tak kisah la, nk tebuk apa pun, nk renovate apa pun.

Selalunya rumah baru, mmg tak boleh renovate dlm 2tahun pertama, sebab still dalam warranty.
Let say, dlm masa masih dalam warranty tu, kita dah renovate, then tetiba leaking ke apa ke, developer takkan bertanggungjawab dah. sebab kita dah renovate rumah tu, which means ada possibility leaking tu disebabkan oleh renovation, bukan sebab developer buat kerja tak kemas or apa.

So kena clear kan betul2 dgn developer/agent tu.

Agreed Strata x boleh renovate, but the owner can discuss with the developer within the 2 years period, if it is approve then you can reno.

If not after 2 years, when it is handed to the JMB, JMB can approve the renovation..

Strata is a good title, if you want to live in a beautiful place where all the facilities are maintain etc. like putraya, is like u live in a park.

Mostly who buy here are for own stay, they prefer all malay community like in bangi etc. the mosque are full and alive. Remember buying a house is not about buying the property only, its include its own community.

Plus, if not malay who buy the malay reserve land, who will? Malay reserve land are declining from years to years.

Of course malays only will buy. And i understand on the community preference. There's also like raudhah ville @cyber Valley which is not malay reserve land.

Is the price significantly lower compare to non malay reserve land projects nearby? I honestly don't know about the price, thus the question. Logically I think it makes sense only if its much cheaper.

The price is significantly high compare to malay reserve, u may look into MCT@cybersouth project, as MCT got the non malay reserve land

their 20'x65', if im not mistaken 600++

ni ada beberapa soalan yang lazim ditanya, dan dibawah ni jawapannya setahu saya.

1. Saya beli umah Kita Harmoni, boleh add saya dalam whatsapp group?
> Kita Harmoni adalah taman lain kalau saya tak silap, yang group ni untuk Kita Bayu sahaja. Nanti kalau ada admin untuk kita harmoni PM saya, saya akan share contactnya disini.

2. Camna nak masuk dalam group whatsapp ye?
> Minta PM saya, Nama, Jenis rumah yang dibeli.

3. Rumah boleh renovate ke?
> Kalau bahagian dalam rumah, boleh je renovate terus bila dapat kunci. Untuk bahagian luaran, kita tunggu kita form JMB (Joint Management Board) kita sendiri then kita leh undi sama ada nak bagi reno luar atau tak. Kebiasaan kena tunggu 2 tahun dulu baru leh buat JMB sendiri.

4. Kenapa peratusan bunga loan saya berbeza ngan yang lain?
> Ni tengok orang, yang mana account banyak $$$ dan pay master yang bagus akan dapat rate cantek. Selain dari tu, bank pun main peranan, ada bank yang interest rate lebih rendah berbanding bank lain. jadi kat sini kena pandai pilih.

5. MRTA atau MLTT?
>> Pilih yang mana sesuai, yang pening kena amik dan lain bank akan bagi harga yang berlainan walaupun plan yang sama.

6. Ada masjid tak nanti?
>> Ada surau setahu saya dan kalau ramai kaki solat, boleh je kita kasi hupgred ke Masjid nanti smile.gif

7. Apasal beli kat sini, macam jauh aje...

8. Adakah Admin whatsapp encem?
>> Tidak sama sekali, admin wasap adalah berpangkat PJK (Perut Jauh Kedepan)

Both also same location & same concept, some buyer prefer larger layout and they able to afford will go MCT, some buyer die die want family hall 1st floor will go for MCT as well. Some buyer prefer spend more quality reno & furnish and less installment will go for Kita. Some buyer look for 1st house and want landed property, Kita will be their choice as well.

By the way, another point is MCT address state as Cybersouth, Dengkil. For Kita project developer trying to apply for Cyberjaya address currently but dunno can or not yet, no news yet.

For those 2 storey purchaser, did u all consider cyberjaya landed before? Or maybe serenia city by sime Darby.

For example, Setia safiro in cyberjaya with their 20x70 double storey linked house, bigger built up, freehold and by a more reputable developer. It's 600+k which is slightly higher price, but I honestly think it's a better buy.

Maybe you all think that it's easy to sell malay reserve land property in the future and think that the price can be comparable with non malay reserve land. That's what the property agent will tell u, but in reality u might see minimal or no appreciation on the property due to its malay reserved land restriction. Sorry if I have to say this bluntly, just hope u all know what u r buying into. If fully aware then its totally fine. Just hope it doesn't catch u all by surprise in the future when u try to sell the property.

One of the agent told me that after loan approved we may start to pay progressive interest to the bank until the project completed. But he said we only need to pay half only since another half will be paid by developer. Is it true?

Harap2 sempat lagi la... risau stock habis ni je harga yg baloi utk aku... target nak kahwin next year... sempat la nak merasa dduk landed. Lagipon keje IT, sng skit apply job kt CBJ!

Ni akan jadi 2nd prop aku Insyaallah, admin nnti aku dah book nak join whatsapp group! Manatau nnti dpt kunci boleh set BBQ dan "berjemaah" ke masjid huhu

my opinion on this... for some, its more on what we can afford rather than what we can dream of.. i would love to get those properties that you mentioned above, but i am not financially strong to even afford to buy it.. thus i choose this as the best alternative based on what i can afford.. here in Kita@LBS, a DS comes with a price tag of rm560k (before discount).. but after 10% discount, it becomes somewhat "affordable" lah to get loan approvals...

for malay reserved land stigma... yes, it is not easy to sell as you need to get consent for pej tanah & pbt.. and the process may take some time.. but i do notice some malay reserved land are located at strategic locations... i had last year sold my malay reserved property in bukit lanjan/sg penchala (near bandar utama) area which i purchased 7-8 years ago... and i did managed to get back 3-4 times the amount from what i had purchased back then.. other factors can also give effect... if economy is slow, buyer purchasing power is low... even if you have a prime property in kpg baru (a malay reserved land example), it doesnt guarantee that you can get good returns..

oh ya... i bought this property not for short term investment, but rather for long term use.. since it nearer to my family living within the surrounding area..

pay progressive = yes, esp for properties under dev.. we pay based on the total amount that the dev claimed from the bank.. if sub-sale then have to start full payment..
the part where the agent said dev pay the other half... my advise bro... please kill the stupid agent or look for other agent..

if i'm not mistaken kita bayu 20x60 has been fully taken up.. unless ada yg back-out or loaned rejected.. can try to put your name on the waiting list (but you need to pay rm2k booking).. else can consider kita harmoni.. i was on a waiting list for a townhouse unit and i was lucky to get a unit..

The 20x65 is fully booked. The 20x60 still got slot as per yesterday they mentioned. However most of it only end lot. What is end lot ya?

corner lot tu mcm end lot jugak, cuma dia terletak antara dua block unit rumah... ada land sikit kat tepi... price wise, extra dlm 20-25k je dari standard list price utk tanah extra & juga location end lot tu... my advise, better gi cepat booking kalau berminat.. kalau tak kejap je abis unit tu nanti..

yes, there are a few that got their loans rejected & there are many reasons behind it. I am sure the agents should be able to advise what was informed to them by the banks to those that got their loans rejected.

Booking 31-Sept haritu, result loan tak berapa best. More than 30 days dingdong then developer extended my booking sampai final result now tunggu from Maybank. 80% peluang lulus katanya. Hopefully lepas. Otherwise, kenelah refund booking. Harap process refund tak susah.

Salam. Boleh ke kalau da booking unit, kita nak tukar unit lain? Ikutkan hati memang nak unit tepi corner atau end lot. Tapi bila datang book bulan 10 tahun lepas, dapat turn ke 60++, naik2 atas semua yg tepi2 da habis. Biar betul? Tak de satu yg tinggal untuk DS. tapi ejen gtau if lepas ni ada yg loan problem n let go booking, ada la kosongnya. lot tght2 macam kecil sangat. Buka pintu je da nampak terus dapur seoralah2 xde dining area. Masih dok mencongak2 mesen basuh dan peti sejuk nak letak mana sebab dapur pun lurus sempit.

Memang built up agak kecil bro, tak silap aku dalam 1470sqft tak silap aku, which is agak kecil untuk teres house standard. cuma kelebihan dia belakang backyard tu agak luas, kita bayu ada extra 8feet, kita harmoni 12ft, so boleh lah kowt letak mesin basuh dryer kat luar. Cuma project ni strata takleh renovatelah.

Walaupun kecil, dari segi location sgt strategik, 5min ke cyber, 10min++ ke putrajaya.

just today one agent approach me and giving info on single storey...

unfortunately already book townhouse at new phase Kita Mekar..

during my visit to LBS show unit, the agent told single storey finish already... feel like be cheated now...

Heard about phase 4 Kita Mekar single storey and townhouse already fully booked..so i only manage to get into the waiting list..However there also phase 5 area for single storey but price will be bit increase 5-10K as told by agent..btw im working in Bkt Jalil area..what do u guys think..is it worth for the distance?

Hey guys,

How far along has the construction proceeded? The latest letter I got says that it's at stage 2, and everything except sewage works is completed. Anyone knows when we can move in?

I'd love to know in advance because I want to update my current rental lease, would prefer that it expire a little bit after the house is ready for me to move in.

According to status update from developer it is now at 95%. There are already news that VP will be given sometime around Nov 2021 (unconfirm news)

Kalau defect pun berjanggut la nak tunggu repair.

Pengalaman report defect :

Report Bulan 1 lepas dapat kunci.
Langsung tak buat apa sampai bulan 4, pergi office tanya, baru ada bunyi.
kemudian dalam app profix, contractor menipu cakap dah repair, hantar gambar rumah lain.

Salah satu defect , takde air dekat sinki dapur.
Bulan 6 , Pegi balik rumah check, sinki tertanggal bangwall.gif air pun masih takdak.

rasa nak mencarut pun ada

Guys.. sesiapa yang dah stay Kita Bayu, apa pendapat anda tentang Dengkil landfill kat sebelah? Ada bau tak sampai ke rumah? Atau dari kawasan KB blh nampak tak landfill tu? Saya dah book Kita Mekar dah lulus loan.. tapi ragu2 nak teruskan lepas dapat tau psl landfill tu.. lagi satu, dekat porch depan tu divider dgn jiran rendah sangat... Memang tak boleh cover langsung ke divider tu? Sy rasa x privacy rendah sgt divider tepi main door..
