Then the EG5 built-up also is about the same as EV5, would be nice to compare pricing. Yup, for standard size DSL house, cannot runaway from the standard design you've seen in most DSL house here for maximum space utilization.

Commercial is this township weak point for now. Got Denai Alam shop lots and Temu in Elmina Garden coming up. Got one supermarket coming up too near EV. Got some small shoplots here and there across the township for your daily 99 speedmart run. For EG, the closest commercials are Saujana Utama shoplots about 1-2 km away. For Tesco, Giant, Jaya Grocer you have to travel out a bit. Mall will be a long way here I think.

SK Denai Alam is coming up in 2 years. There will be SJKC too in city center but don't know when it's going to be built. But land clearing is active there now.

Not fair that EG5 will have bigger park than EG4. But I guess EG4 and EG5 will share the same parameter fencing like EV1-2 and EV4-5, though different guard house. Still can walk la to the bigger park from EG4.

It will be fenced and guarded just like EV. Don't worry. They wil set up temporary guard house first before setting up permanent structure, just to comply to MBSA requirements. And security fee for first year usually is free, only after that have to pay. SDP will help form the RA.

Seeing a lot of crowd in the morning and evening at central park now, until police has to guide the traffic on weekend, this will attract more people from the surrounding area. Hopefully it will take-off well

Yes I could see that too. Don't know if they are going to build the bridge too soon here in first round about. Otherwise have to use rainbow bridge that side.

Ya, have to build from underground up. They have to complete the lake in front of the mall first I think.. that's why asking can complete in 1 year?? Whatever it is they are doing a lot of work now. Just wait loh.

Yup. SDP is like that. I asked one SA in one of my visits why SDP built commercial late? He jokingly said all the houses sold out too even with less commercial. Then he said, actually SDP wants more people stay here first then build, better for the business.

With the projected population growth in Elmina and surrounding area and the township size, I think it will be just a matter of time, the question is when.

I can say the occupancy of Elmina is quite good and healthy after VP now compared to other new townships. Only last time when they launched earlier phases of Elmina Gardens it was quite slow. But agree lah, not fair to the buyers.

Actually I don't find it hard for daily groceries here. Just cannot get the upscale groceries and restaurants lah, have to travel to Bukit Jelutong nearest. Soon2. 😁

Ya heard about it too. Viana is it? I guess it depends on the main contractor assigned by SDP. My EV3 is quite good the workmanship, but when I visited EV4 I was not that satisfied. EV3 also has phase A and B by different contractors. Like Tiana E. Gardens I went it was superb workmanship.

Based on luck I guess. But SDP as developer has to do proper QC for consistency.

True. Been living around this area all my life, never had any problems. When I was kid, my dad had to take me to Kompleks PKNS Shah Alam or Subang Parade to have a nice meal to celebrate something. 😅. Now still don't have a mall here, but kfc,pizaa hut, mcd can get. Haha.

Yup can be. Since the HQ move to Ara Damansara, a lot of their staffs stay here. My friends in EPF too are buying here since EPF HQ is moving to Kwasa.

Yup, the Persiaran Atmosfera is going to continue until Kwasa and connect to Persiaran Jati Kota Damansara. But don't know la when will connect. The developers of this area need to push MBSA to make it happen fast. For now to go to Kwasa, need to use Persiaran Atmosfera until HELP, use Persiaran Cekerawala and Jln Sg Buloh.

Just a suggestion, you can compare the EV2 price with EG4 price as their size is the same 20x70, though I am not sure if they have any intermediate unit left or not. And then can choose what is your preference, EV better location vs bigger upfront money needed. From what I can see from EV only smaller EV1 is asking sub 700k. That 720k sure can nego more I think. I remember last time when VP EV1 was selling around 630k - 650k and EV2 around 650k -670k in the subsale market.

If I am in your position I will call all the advertisement that I like and see a lot of houses. If serious buyer, you have the upper hand to nego hard now. And I will check with the developer on the current available units too in all Elmina. Sometimes they have leftovers, but usually the expensive one or unfavorable units.

Why is it so hard for us to have nice things. Can't brain these people's attitude. In google review, it was reviewed as 'great hang out place' and 'new attraction'. I until now don't even have a picture there yet though passed it thousands time already.

The EV community made complain to SDP and MBSA already for enforcement. See what they can do but not putting high hope.

This F1-F4 land plots were originally reserved for high rise strata if I am not mistaken. Now they changed them to landed strata. I would say living in this Type 1 and Type 2 are like living in condo size house but on land and can park cars in front of your house. Facilities are great IMO but no swimming pool and gym. But without these two maintainence fee can be cheaper.

For strata landed, there have to be a sizable amount of units to make the maintenance fee comfortable to be paid for most general buyers. Unless you buy at 'atas' place where they don't mind to pay more than 800 per month, the fee is still the concern in the long run. Hence, more units in the strata perimeter can be a blessing later.

Yup. That's better. If want to use just extend the membership rather than forcing everyone to pay for the facilities that they don't use.
