Elmina area not really for hardcore investments right? Correct me if I am wrong. It’s more for homeowners or those who want to buy additional homes for family members or retirement. Not so much for those who are seeking high capital appreciation over a short number of years?

The only effect would be that DASH could reduce the volume of cars on the Sg Buloh road to Star Ave junction. So there may be less cars eventually and a smoother drive to Ara Dsara. But…with more development in Elmina the number of cars headed to KL/PJ will also increase, so at the end may be the same thing or worse. We have to live with it.

from latest info clubhouse may move out from elmina garden to another plot near city square but yet to confirm, original plot for clubhouse reserve for other purpose.

雪州将推全马首个花葬墓园　鼓励更卫生、环保及再循环葬法

（莎阿南29日讯）雪兰莪将成为全马首个推出“花葬”公园式的墓园，以鼓励更卫生、环保及再循环的葬法。

雪州佛教、基督教、兴都教、锡克教与道教委员会联合主席拿督邓章钦表示，该委员会已在5月15日的会议上批准该墓园，地点将设在雪州双溪毛糯往瓜雪路旁的莎阿南埃尔米娜新区（Bandar Elmina）。

“花葬意味著一旦遗体火化后将骨灰埋入土内，并且不设墓碑。地面将铺满草皮及栽种鲜花成休闲公园。”

邓章钦也是雪州行政议员，邓章钦指出，花葬收费可低至300令吉，相比其他的殡葬费便宜许多，为民众提供多一项替代选择。

“花葬非强制性，民众仍可按照属意的殡葬方式，包括华人传统的土葬、火葬及海葬仪式。”

“花葬在新加坡及台湾执行很久了，因此雪州将会采用和台湾相同的模式，也就是将骨灰埋入土内的模式，而新加坡则是把骨灰洒在地上，两者都是 ‘皆归尘土’的环保模式。”

“若花葬受欢迎，这可成为全球未来的趋势，除了卫生、环保及再循环概念外，在文化上也是一大突破。”

邓章钦于周日（28日）出席巴生德教会紫胜阁25周年会庆晚宴后接受媒体采访时，如是表示。

邓章钦透露，雪州将作为花葬墓园的典范，这可带领全国落实这项新颖的殡葬法。

此外，邓章钦说道，发展商已移交非伊斯兰教用途的11英亩墓园保留地给州政府，州政府将播出其中的7英亩地段作为公园，而2英亩约8万4000多平方呎地段则为花葬公园。

“委员会已批准目的的宪报颁布程序，相关地点今后将交由莎阿南市政厅管理。”

“若每个骨灰的埋葬面积为1平方呎，2英亩地段预计可容纳8万多人的骨灰。”

他表示，很多人都选择火化后放在骨灰塔，但骨灰塔最终还是会满的。

“目前能发展的地段不多，而每一个新发展区都会有墓园保留地，人可以一代一代的传承，但目的是不可能一代代地增加，所以花葬将会是最现代、最卫生及最环保的方式。”

他指出，花葬目前会先由志愿性宗教团体协助推展，待运作稳定后再交回给雪州政府管理。

“花葬计划已获得州政府批准，但最终还是需要等待州选后，由新的五教理事会领导班底继续执行。”

“目前完成的部分，是物色了合适的地点，拟定了概念和模式，接下来就是要五教理事会执行了。”

RSKU is most probably wont be built. The land gazetted for the balance RSKU are on top of currently a hill. Went to EG8 site and was shown the RSKU plot. It will cost a crazy sum for SD Property to work the plot.

Previous project around 10y ago yes need to form jmb and build gate and fenced after VP , new project from SD now will build fenced and guard for the first year handle by SD after 12month VP will hand over to residence jmb.

In case anyone's interested, had received the letter (and a box of Ferrero Rocher) from a Sime Darby agent saying the house is completed.
Have made the payment but yet to receive the official receipt, not sure when the bank is going to make payment on their end.
Date of letter was 2-Jun but I received it physically 14-Jun.

I paid a site visit to my house the day the agent called, can't say I'm impressed.
In fact, a lot of scaffoldings still within the compound of my house, and also outside of it.
Building debris still there etc, hope they clean it up by the time they give me my keys.

Anyone took their keys recently, can share your experience?
I don't think the area is completed, as Phase 2 still looks like a fair bit to go (target is Sep-23).
Don't think I want to move in anytime soon as construction works are still on-going.
Likely will do the house defect inspection etc first, renovation maybe can start earliest end of 3Q.

Layout seems a bit better than traditional dst. This one got lightwell for cross ventilation. Though I am not sure the airplane noise will be worse? I guess with the centre opening.

Sime Darby has full control of development in Elmina.
Kwasa's master developer is Kwasaland, not in the same league. EPF created this company to develop Kwasa Damsansra. So many developers involved in that township. Different company has different strategies/priorities, ROI. Implementing the master plan will be a challenge.
Location wise is fantastic with direct MRT connectivity, close to DASH and NKVE. Despite all this, project still  hasn't taken off. Been waiting for this since i was a young man around 2010. announced before MRT, now MRT both lines completed already.. EPF office moved there already. Still no Kwasa. Tak kuasa la nak tunggu.

The only way Kwasa is going to be cheaper is if EPF decides to convert the whole development into a CSR project. In which case not only do you have to qualify (salary cap, selling restrictions etc), you will be competing with everyone via ballot and your chances of getting a unit will be akin to hitting the lottery
