Ilham's Residence starts from RM77Xk for 20x60 only and that area are jammed pack with 5++ units    With that price should be able to get at least 22x75. Elmina Green 5 20x70 also starts from RM8++ if I'm not mistaken. So for me, its definitely overpriced. I bet most of the subsale buyers bought it because of the hype  . SDP are famous with their leaking issues and poor defect rectification process like since forever...

Yes different concept if you compare Ilham with Jardin..strata vs individual title. Jardin similar with EG series..both individual title. Location wise, both just being separated about 5km apart which is about less than 10 minutes drive. Jardin offered value for money property..and IMO SDP property are overpriced due to branding and social proof.

The nearest stratified property around that area similar to Ilham is Eco Grandeur.

Elmina Chinese buyers mostly buy for investment/rental etc. Some own stay but a handful only.
Canal city is the other way round.
Chinese buyers at Canal city mostly buy for their own stay. Some for investment also but not many.

Got 2-3 Chinese schools at Canal City. (KK, TA, Chinese Taipei, Sau Seng Lum).
Got 2 international schools at Canal City (Tenby and Oasis)
Plentiful non-halal restaurants and beer pubs at Canal city also.

Ur expectation won’t be met. Be realistic as SA have a large middle/upper class Chinese community there. It is pretty mature and flourish now.
Elmina will never reach that state.

Look at Bukit Jelutong- which is approx same age as SA and try to understand the reason for the  difference

Currently am considering to buy here. But dont really like highways, keluar anywhere also highway. Ofcourse no public transfort will ever reach here. Susah

yeah, the exit/entry to denai alam is only to/from persiaran mahagoni i believe. Pretty useless for commute to PJ/KL.

Have to exit after RRIM toll

Yup, exit to Jalan Sungai Buloh after the RRIM toll, around Caltex station. From there, drive about 4km to Guthrie Denai Alam interchange.

Ya the DASH planning on entrance and exit is stupid and selfish. It is designed for anyone who enters the highway have to go through toll no matter what. So they cannot make the ramp down from dash near Denai Alam because there is a ramp up to DASH near Subang 2  to Puncak Perdana side. Another ramp down will be after Denai Alam toll.

The plus side is the highway will be less congested this way. And give me some relief that they  are going to permenantly cut 2 traffic lights en route  to Denai Alam junction.

They announced this last month. I live nearby, there are on-going works to widen the trunk road from Star Avenue until the Denai Alam  guthrie interchange

If enter highway before Denai Alam Toll (at Puncak Perdana) and exit after Mutiara Toll, you can bypass RRIM/Kwasa Damansara Toll. Hence, each trip you will need to pay for 2 tolls max.

If you wish to enter DASH after Denai Alam Toll (e.g. from Pinggiran Subang/Kg Subang Melayu) and exit to Subang Airport, I would advise you don't as you will need to pay for 1 toll and travel for additional 4km to U-turn at RRIM Toll.

There is a separate deck (arrow 1a) specially constructed all the way from U10 and lead you to RRIM toll, ensure you have no way to escape before paying.



And for those have paid at Denai Alam Toll, you will use the center lanes and can bypass the RRIM Toll (arrow 1). How smart!
