Actually the best hse is what fits your criteria and requirement, everyone has their own guide to follow, nvr buy a unit just because everyone is buying or raving about if its not suitable for u.

Ilham residence is targeting people that wants a strata title but wants a bigger space than a condo, if you compare to Cantara Residence which is also from SD, the unit price for a 600+ square feet it already 700+k. If your comparing it this way you will see that Ilham offers a bigger hse space than Cantara for the same price with strata title, that is how they are marketing this hse.

Dont understand why they are not making the highway accessible to Elmina/Denai Alam folks going to Damansara, dont even know where is the nearest entry point connecting to the highway from Denai Alam. I think they purposely dont want to give easy access so that Denai Alam folks dont get a free ride on the highway without paying toll

Overprice is subjective... the closer the residence is to a nearby City, the more expensive it is. I know at least 3 people travel to BC area to check the houses, but the distance from the city is not preferred to their liking. In the end some 1 of them bought Elmina and 2 others bought elsewhere, and they don't mind paying that extra.

10 mins difference is just 1 way, if its 2 way its already 20 mins, and that is only to EG, what if somewhere like PJ and Subang? If someone is working or their hometown is near BC area, then i think its good place for them to buy there, but if your not from that area your likely to buy that area to stay

Canal city is the other way round.
Chinese buyers at Canal city mostly buy for their own stay. Some for investment also but not many.

Got 2-3 Chinese schools at Canal City. (KK, TA, Chinese Taipei, Sau Seng Lum).
Got 2 international schools at Canal City (Tenby and Oasis)
Plentiful non-halal restaurants and beer pubs at Canal city also.

Dont spread misinformation please... Elmina has alot of chinese owners that are staying here for homestay, there is no reason for people to rent here yet as there is no factories or office building to attract people to rent a place here.

The place I'm staying in Elmina, 50% of my row are Chinese folks and that tells you demographic of this area.

You can pay way less money for houses that are far away from main City area, but whatever they throw at you could never bring you closer to the city, Elmina is not near to the main city, but its not too far from anywhere such as Klang, Subang, Shah Alam, PJ or KL.

Bukit Jelutong has always been a Malay area, and Setia Alam has always been a Chinese area, this has been this way since the beginning of the township

Staying here teaches u to cook more at home, and certain days travel out to eat. Since its the same distance travelling to Pj, Subang, and even Klang you can choose where to eat within this area. But for non halal food u will most likely travel to PJ more often, and its easily to reach via Guthrie>NKVE.

Nearest mall to reach I would say its Tropicana Gardens mall, which is not a bad mall for now and it has almost everything u need.

You rather have roads like PJ, go out from the hse alteady need to face traffic lights and another traffic light after 100m? Yes no public transport for now is a bummer, but so its other many places as well. The easy access to the highways is a great plus to this area, but on office days can be jam pack with cars

If its so dead, then it wouldn't be one of the most active forum here? 2 of my friends after visted my hse here already book their property in Elmina cause of what they saw around the township, i didn't even need to convince them hard, they just like what they saw

Watching the Dash highway progress via Prolintas youtube page, i cant see any exit to Denai alam/Elmina thru Dash coming from Kl inbound, am i missing the exit somewhere?

Going to Kl from Elimina i can see some entry points, but from Kl to Denai Alam/Elmina there doesn't seem to be one, seems Dash is only useful going to Damansara, but coming back its totally useless

lol pay toll just to exit at the Caltex station area to get to Denai Alam, pay toll for nuts ah? Dont think u are using 3km of the toll if your using the Kota Damansara entrance to Dash

If they remove 2 lights then i think it will make the journey much smoother, so meaning Dash is used to pass the worse traffic at Star Avenue mall if your coming from Sungai Buloh, which takes u around 15 mins just to pass that light on peak hours.

I think u will get more utility stores than food, so far i cant find even a decent nasi kandar or mamak stall around area. I hope shops like Pelita can take a slot in Temu lol. I also wish A&W can open a shop here also

I thought Mutiara toll is after RRIM toll, so means u have to pay 3 tolls all together if you enter Dash before Denai Alam, if your exiting to Mutiara you have no way to by pass RRIM toll. RRIM toll is the 2nd toll on DASH regardless if your coming from KL or Puncak Alam

What is the distance from RRIM to Mutiara Toll? I assume its not far from each other and its not fair to pay for another toll for another 8-10mins of drive to exit at Mutiara, if you were to exit to KD u have to exit from Mutiara toll right?

If those that have paid Denai Alam toll and get waive off RRIM toll, i assume those that pay RRIM toll will be waived of at Mutiara toll as well
