415sf is definitely a bit on the small side especially when it is a long and narrow configuration.
mircoflats are those 300sq and below apartments.
so far only non schedule spa managed to offer such mircoflat. have not seen any schedule H spa offered for such configuration.....
empire, riveria @ brickfields, summer suites and axon are some typical non schedule spa that offer 300sq space.
it has nothing to do with land. its to do with location vs price.
lets say, would you pay 300k for a mirco flat right next to Pavillion?? if your answer is yES, then developer will sell you 150sq apartment at 300k at 2000psf.
as simple as that.
