So I think ppl who stay got money lah kan and hopefully mentality also good la.

That and also thinking whether to wait for rumawip rebranding in February cuz heard they'll be increasing the home size to 900sqft but keeping the 300k price tag.

actually even bebas unit also have alot PPR mentality one... abang adik aje... u see those project like KLTS or parklane also alot PPR mentality... the problem is alot bought for investments... tenants who rent at that place mana la will take care of the condo... not like they have any image to jaga pun as tenant themselves....

and giving that now rumawip have to be lower density... developer wont build more than 900sqft already... all stick to minimum will do... u see the current rumawip... permitted sizes are 800sqft and above and u see how many developers building 800sqft units...

this project just started selling like last month only... and within two months the registered interest from zero to 500... lol... its just that maybe you are flooded by too many ads from other locations kot... haha

not really actually... alot are also upgraders i think... the 1239sqft kena sapu habis is a surprising news for me... lol

this is condo means its a proper high-rise with facilities under pure residential title... everything is in residential rate... no need convert2 like those commercial under HDA service apartments....

there's another road i think... the road beside the DUKE flyover... Developer mentioned they will improve the road condition upon completion... its part of their approval requirement for apdl i guess....

not really sure though... macam heard some locals say that scrapped yard is illegal one... gotten order ask to evacuate and clear the land as it will affect part of the condo land....

i think doesnt really matter much... eventually sure sold until left bumi units aje... or maybe bumi unit pun tak ada... since they can use rumawip to fulfill their bumi quotas.... even sentul point + m centura which higher density and more expensive psf also sold alot... sentul demand tak habis2....

well... agents give out brochures without the project name and those events organized under the agency names as well.... developer just rent a spot to them to do their stuffs... i guess there are ways to avoid getting caught though....

i guess... all agencies have their own 'OTP' forms... and developer will keep track of the booked units in their 'undisclosed' system... haha... all the while most of the pre launching products also play like that one... for some developer like binastra... most of the local banks also able to give LO to pre launch buyers to sign and unit locked... haha...

SCP definitely wont sell at 450psf at that location... lol... most probably for 800sqft u have to buy with the same amount u pay for minest 1050sqft... already monitoring that project for sometime... my fren in SCP say it wont be cheap le... look at how much court 28 and rica sentul sell... with mrt factor...

the most simple reason is... bankers will scare about the developer's ability to get apdl more than u... lol... they did so much work to get your loan approve only to find the project unable to obtain apdl...?? who will lose more in this case when they gt no return for the work they did or u who can opt for not signing their LO even they approve the loan for u?

............... alot developers also use new subsidiary for different projects... and this one is JV... how to use PLTC when u are not the only involved party in the project... sweat.gif sweat.gif for minest... they gonna be opening tender to other main con in the market for this project i think... wont be building it themselves to reduce conflict of interest...

erm... the main road from shoplot ada alot of things blocking ke? they have to improve the road condition of the exit as well as part of their application requirements...

but in the end whether got ppl double park triple park outside blocking the road... is out of anyone's matter... any matured township's condo also have this problem... u can think all u want and its human behavior that caused all these rather than plannings... the worse i see is kuchai lama... one whole nice 2 lane road bcum less than one lane due to crazy parkings....
