regardless of the package... the price point of this project and the facilities offered are actually leading ahead most of the affordable sentul projects... freehold status somemore... should be easier to clear out than m centura sentul point those....

if u travel from the site under the DUKE flyover... its actually less than 3 mins to access to the DUKE exit from the condo... using the road through their sales gallery... unless the shoplot suddenly become super hot... quite unlikely will jam or face any obstruction to access DUKE from there...

yea tuan residency is one of the recently hotly sought after freehold pure residential title condo... their sales proven how highly sought after for residential title condos nowadays...

dont think its really walking distance unless u are used to walking more than 20 mins on a daily basis.... for such pricing... can't expect this project to be TOD projects also... considering they also quite generous on the car park slots already....

Yeah nowadays parking is an issue. If both bebas and rumahwip sharing the same parking podium area, then maybe is worth going for units with 3 car park. Easily can rent to those rumahwip resident in future.

yeah... but very tough for rumawip owners to go their unit... since the car park although its seems like sharing... its actually blocked... for those who park at bebas there need to walk from bebas unit guard house to rumawip guard house and go back home from there...

have options of tandem, side by side or tandem+single car park....

why compare against cheras? actually with rumawip... if the bebas somehow only offer normal 3 rooms units... it will be quite hard to have advantage... but with double master bedrooms layout in their bebas block... there's for sure some edge in the rental market... but wont be too good also la... never really think that this product as pure investment product... but with freehold status... as long as u hold for own stay or with slightly subsidized rental pricing... u will still come out lesser bleed compared to those high density stuffs at sentul pasar... considering their 2 rooms only slightly below 400k in nett price compare to minest 460k nett for almost double the size...

yeah.... nowadays agents very scare if dont put walking distance... they cant sell anything... lol... at this kind of pricing for freehold project... if really walking distance to mrt... i think developer terus sell you 500psf and above already...

no need purposely debate on this also... small matter aje... like i mentioned all the time... how many buyers population serve LYN... maybe less than 0.5% of the buying population?

buyers perform your own due diligence and see price point more important for you or the other factors.... good luck in house hunting

yea true.... alot of things quite subjective.... although the path to mrt station from minest may not be that safe to just walk like that even if you are willing to walk... as for the DUKE exit... its way better than alot sentul projects there already... alot of it further away from exit ramp and have to bear the stress of passing by sentul pasar....

walking distance or not... u guys sendiri distinguish lo (all potential buyers who see LYN pls take NOTE)....

for such a small issue wanna argue til cow comes home for the 1km to MRT distance meh.... if u met a bad prop agent then too bad loh.... if u met a good one... u will see the value of this prop on its own... that's all...

and frankfully speaking... this project really doesnt need the MRT connectivity to sell well though...

for a double master bedroom layout... they have their own advantage i guess.... u can invite your parents stay together and both have their own master bedroom but i think the 1239sqft quite overkill for this location and current needs... laugh.gif laugh.gif and yes... i agreed that the car park ramp is one of the interesting stuff in residential market....

tak boleh la... totally lock off access from that podium...

rumawip ada ground facilities and sky facilities... dunno why wan waste that land to use as facilities padahal they can build an extension of podium or a multilevel parking block there....

yea... and generally car buyers are bumi buyers also... they are the one with new job opportunities from this industry... and the one with one more national car to buy and modify with.... laugh.gif laugh.gif

but to be fair... even in singapore alot residentials to mrt station more than 1-2km away... not covered at all and damn humid.... but their m40 have lesser choice than us in term of transportation....

thats why... no choice lo... just have to bear with it lo... haha... if u working in SG for some time... u will realize alot middle class there have to work with oily hair.... sweaty face in the morning one... part and parcel of their daily life... i would suggest others dont always think that other countries are always better... haha...

my fren who used to be quite fat... slim down alot after working there and have to talk more than 15 mins to mrt station... and another 15 mins to office.. save alot on gym and dieting plan... lol
