Ultimately got how many lifts serving per block and also the number of floors are much more important than the general units / acre.

While u staying there 50 years u will appreciate more on the lower floors number & number of serving lift. The property that let u feel good also very likely to command better selling price that probably happened before 50 years and someone bought over.

1350 sft- 1500 sft, 3 bedrooms are quite perfect. not too big, not too small.

but i won't buy something next to the HTC.

Smallest unit 1300 square feet rough estimation 1.1m before rebate .
Indicative 870 psf. Fully residential . Layout very similar to MK22 . All comes with two car park .
Launching estimated mid-end October 18. ADPL just approved .

If you have the actual picture of the scale model, the facilities floor and the unit layouts, it will help a lot coz as of now, I have not seen any of that and we have no idea if the facilities/residential block is the one that is next to the htc.

As of this time, the closest example to use as a reference will be Sunway Mont Residences, which is right behind it.

I see. Based on the last picture, it looks like those who use the tennis court will see it, but not the owners/tenants staying at those units near the htc.

Still not too keen on this project. Too close to the htc to my liking.

Reasoning is quite valid. The only thing going for Asterea is the Sunrise branding. So far its track record in terms of delivering the product is proven and even after the product is delivered they also take responsibility.

Pentamont has the pricing advantage as well as dual access.

That will be the ideal case for a township planning. If fact should limit the number of high rises in one certain area and provide enough green lung spaces. But, is this possible under the greed of the developer who owns the land and ultimately deal with the LA?

SAs and agents won't give two hoots about it coz they're not living there. They only care about the commission that goes into their pockets for every successful sale they close.

There will be buyers who will buy it for their own-stay, no doubt about that. Just that its value won't appreciate that fast and can only target like-minded buyers when the former want to sell it off.

Prima Harmoni 2's distance to the htc is even worse. I believe its less than 100m, plus it goes around the project in a 90 degree angle (can be seen in Google Maps or if you happen to drive there).

I humbly submit the kampung view is the better bet as there is a higher chance the kampung wont be there in the long run compared to the HTC.

Ya same thing for developers, they only interested to build in "developed" lands. All small parcel of lands in vicinity of highly matured areas are highly sought after. Building community space is not their forte. cheers.

That's correct. I had friends who work at two different offices which were right above or next to two different power substations. The children of their colleagues in the two offices are 90% girls. Science cannot explain this does not mean the effects are not there.

Too expensive for MK at this moment in time.

Better places to buy for less money for investment purposes.

In terms of own stay, plenty of subsales at better location where you could nego with the owner for even a bigger rebate than what developers are offering and more often than not can nego into the price not just the 15% down but also some cash back to renovate.

MK is fast becoming a 2nd class expat enclave.

TTDI has always been a hit and miss but many that left MK moved on here and to DPC.

Yes it seems that UEM Sunrise has break even for Astrea. Sales have been good for them. There’s couple of units remaining, I m still thinking if I should purchase

Still the 8% rebate from the developer.

One thing to note is there appears to be more development to come in the future. Jalan Kiara 5 is filled with empty plots of land next to Astrea & Pentamont...

True! I suppose if given a choice between "uninspiring" and "poor workmanship", I would go for the former ... So far UEM Sunrise delivers their promises e.g. R22, Arcoris, Sefina.

Quiet thread. Just went to look at this project this weekend.

It’s not bad. Only downside is near HTC. What are your opinions on living near HTC? It’s also 200m away.

Ask an agent to bring you to mont residence to get a feel. The ones further away are ok and from high levels, htc seems tiny.

It’s a personal preference. My take is if you are doubtful, then don’t go for it.

yes if you look at google maps, there is a whole stretch of green land all the way until Kiara Kasih/NS highway.

Each plot of land will surely be developed over the years. only time will tell

Yes something like the below. The far left is Sunway Mont. Photos don’t do justice , drive there and see for yourself . If you are lucky , guards at Aseana may allow you in for 10 seconds to view the htc at the side

Are you sure its government land? If I remember correctly, it is owned by GBH, and currently there is a proposal submitted to DBKL to increase the density from 320 ose to 400ose - obviously to build a condominium?

There seems to be a risk of landslides due to the partial flattening of the hill for construction.
