If you take Sunway Mont Residences as a reference, it is 150m away from the htc. I wouldn't be surprised if this is the same case for this project.

If you have the actual picture of the scale model, the facilities floor and the unit layouts, it will help a lot coz as of now, I have not seen any of that and we have no idea if the facilities/residential block is the one that is next to the htc.

As of this time, the closest example to use as a reference will be Sunway Mont Residences, which is right behind it.

I see. Based on the last picture, it looks like those who use the tennis court will see it, but not the owners/tenants staying at those units near the htc.

Still not too keen on this project. Too close to the htc to my liking.

Definitely have to be more than 7% rebates coz you're talking about a project close to the htc.

With the pricing offered by jennielim1818 and if the rebates isn't much, I'd rather go for Trinity Pentamont which is offering around RM600/sf with larger buildups and further away from the htc.

You can drive (or use Google Maps) along Jln Kiara 5 towards Sunway Mont Residences (under construction) and you can see it dy.

SAs and agents won't give two hoots about it coz they're not living there. They only care about the commission that goes into their pockets for every successful sale they close.

There will be buyers who will buy it for their own-stay, no doubt about that. Just that its value won't appreciate that fast and can only target like-minded buyers when the former want to sell it off.

Prima Harmoni 2's distance to the htc is even worse. I believe its less than 100m, plus it goes around the project in a 90 degree angle (can be seen in Google Maps or if you happen to drive there).
