slow thread doesn't mean sales is bad ... heard from SA that the project has sold more than 85% and has broken even for some time.

main factor is probably due to low density / good quiet location (despite the high tension cable)

Yes it seems that UEM Sunrise has break even for Astrea. Sales have been good for them. There’s couple of units remaining, I m still thinking if I should purchase

Still the 8% rebate from the developer.

One thing to note is there appears to be more development to come in the future. Jalan Kiara 5 is filled with empty plots of land next to Astrea & Pentamont...

True! I suppose if given a choice between "uninspiring" and "poor workmanship", I would go for the former ... So far UEM Sunrise delivers their promises e.g. R22, Arcoris, Sefina.

yes if you look at google maps, there is a whole stretch of green land all the way until Kiara Kasih/NS highway.

Each plot of land will surely be developed over the years. only time will tell

like what another commentator above said , arrange to "view" a unit at Sunway Mont. You can have a feel of the proximity to HTC. Some don't mind it , some are against it. your call

Yes something like the below. The far left is Sunway Mont. Photos don’t do justice , drive there and see for yourself . If you are lucky , guards at Aseana may allow you in for 10 seconds to view the htc at the side

Are you sure its government land? If I remember correctly, it is owned by GBH, and currently there is a proposal submitted to DBKL to increase the density from 320 ose to 400ose - obviously to build a condominium?
