Hillpark is individual title not strata, the gate and guard is not compulsory even though all phase install the guard house. As I know earlier phase of Hillpark many investors bought to flip. That's the reason why even after 5 years VP the occupancy rate is still below 50%. Unlike Meranti, Maple and Palm same under Hillpark and within 3 years after VP more than 70% occupancy rate because many buy for own stay.

BSC is freehold land while others as you mentioned if not mistaken all leasehold. BSC and most Puncak Alam area aren't affected by flood where water entering house. There are some roads affected by flood especially in front of BSC main junction was flooded last year. PA is safe as people can take other way like Shah Alam, Saujana Utama, Guthrie (from Elmina) or Klang Meru.

If you don't mind of travelling then it is completely okay for your to choose Puncak Alam or BSC or Coalfields. You can include Saujana Utam as your wishlist as this township is almost complete amenity and price is slightly cheaper than Puncak Alam. My 2 ex-colleagues are staying in Saujana Utama and they find it completely okay to stay there.

The burglary cases happen to the early phase of Hillpark/BSC that not have the gated & guarded facility, but as far I am aware, the house owner had already taken initiative to prevent it (hire security guard, install perimeter fencing etc.), less/no case happen nowadays. My opinion for each project:

EG: strata title, very nice landscape & full security for peace of mind but price quite premium, other project similar price but can get bigger built up
BSC/Desa Coalfield: freehold land, the most easy road access which near to LATAR/Guthrie. Price for BSC new house phase quite high 700k and above, maybe can consider sub sale for early phase of BSC/DC <500k. Shop lot there not much happening, need to go to Saujana Utama/Puncak Alam.
Hillpark: quite a good planned township, near to Saujana Utama, price I think overall above 500k
Puncak Alam/Saujana Utama: a bit further inside, matured place with lot of amenities and the price for sub sale can get <500k
LBS: some of the house affected with flood and heard some complained about the workmanship sweat.gif

Or, maybe u can consider KLK Caledonia? price below 500k, new house/township got many rebates but the place next to cemetery if u dont mind.

after gated dy then seldom got burglary case dy, at least for my case at Zaitun phase... Zaitun phase occupancy very decent, easily 70% above... and the RA very united, never have burglary case since i started staying until now... for other phases i not sure, as long as got good occupancy then the RA can manage easily... if alot of investors, they wont pay security fees and ur fence and guarded services will discontinue...

the latest phases didnt do it anymore, the sales rate also quite good... ppl bought it for own stay to leech those amenities from ecoworld and saujana utama... i feel MKH phase best option if you dont mind their nth special individual titles development... nth fancy2 like ecoworld... earlier phases too many lelong due to all CB scheme... its a trend... CB project = lelong haven

The project to connect the roads from Persiaran Eco Grandeur 2 to Persiaran Shorea is expected to be completed by the middle of November, says state executive councillor for local government Ng Sze Han.

He said the road construction which is conducted in a partnership between EcoWorld and the Kuala Selangor Municipal Council (MPKS) cost about RM7.5 million.

“It is the responsibility of the local authority to provide public amenities for the community and local residents.

“With the construction of this road, it will to some extent help reduce the traffic congestion that plagued the residents every day,” he said during the closing ceremony of the 2022 Kuala Selangor Carnival last night.

The closing ceremony of the three-day carnival was officiated by the Tengku Permaisuri of Selangor Tengku Permaisuri Norashikin at Eco Grandeur, Bandar Puncak Alam here.

Ng said MPKS will also carry out a road construction to link Eco Grandeur to Desa Coalfields involving a cost of RM10 million.

I got house in Meranti Hillpark and the occupancy rate is above 80% even since the house VP just 2 years last time. People mostly buying Meranti, Maple and Palm phase are own stay or renting out rather than flipping due to the price they bought already not cheap. I got friend buying Zaitun who recommend me to buy the later phase Meranti. She said after VP for 2 or 3 years occupany rate is about 30-40% due to many owners buying for investment purpose and she heard of bulgary cases. But after 5 years there are more people moving in Zaitun because it getting more happening around Puncak Alam area and also Zaitun is just next to the park and lake better environment. I stayed in Puncak Alam for a while but due to workplace change I move out. Surprisingly many calls received for sub-sales in early of this year and offering 550k for fully furnished unit. I am not selling it because Puncak Alam is potential to grow further.

Consider buying EG but for now, it is still too far from anywhere. I hope there's a direct highway to Shah Alam/Setia Alam one day. Even having a nearer DASH exit would be a significant improvement.

Just went to their showroom and check their latest launch for Norton garden home, the price is around 1mil plus. very nice concept and landscape but are too far from anywhere.

Actually you can consider since the DASH highway will connect you to Damansara.
For example places like 1utama or uptown damansara that require almost 1 hour travel time will be cut down at least half I think

Ya, the DASH highway definitely shortens the distance, the question is just how many it will shorten sweat.gif .
I tried the road from EG to DASH highway connect point, some just one lane road. hopefully, they will upgrade the road in the future.

I think from EG to DASH still oklah.
The problem now is the chokepoint at exit Toll Bukit Jelutong and also after the Tol Damansara heading Sprint there.

DASH should cut down a lot of all this chokepoint hopefully.

But this only applies if you ok with travelling all the way to Penchala before heading to KL instead of using Sprint or you're working around PJ/Damansara Area

Had a unit in Hillpark unfortunately.
