MPKJ already revealed the plan for the new Putrajaya - Bangi - Semenyih highway... rclxms.gif rclxms.gif

The missing link between Lekas and Plus finally will be realized... rclxm9.gif rclxm9.gif

Interchanges shall be built at Semenyih Lekas, Taman University (near UKM station), Bangi (near to UKM main entrance, direct connection to Plus highway (near Southville interchange), and Putrajaya... rclxm9.gif rclxm9.gif

Wow Boss! this is indeed great news! It seems like the new highway connections is near the Lekas Ecohill toll yeah. NSE will be connected to this new highway as well. Wooohooo!! rclxms.gif Hopefully the HSR Putrajaya is not too far from the last interchange of this new highway rclxm9.gif

I think there is a need for a bus stop at the Jalan Persiaran Ecohill Timur. tongue.gif

Also, more chinese restaurants or kopitiams are needed in Ecohill. Almost 5 out of 7 days, my family and I go to Sg Long and makan makan.

Driving from Semenyih to Sg Long only takes me about 15-18 mins. To be honest, Semenyih Chinese food are not as nice as the ones in Sg Long lor. There are lots of nice eateries mushrooming in Sg Long these days. Even Family Mart and Public Bank opens at Sg Long!

Went paid my TNB and Water. Saw some purchaser of D'Cassia as well while quite happy those purchasers were staying in. Not like me invest and flip flop.

Likely both will VP almost the same time.
Actually not fast, I was expecting VP to be in July but was told likely October or November.
I think my snp is dated December.

Yeah something like that..Setia used to do that quite often when the market were in demand.

Looking at D'Camelia, I guess they wont be doing any more balloting in near future. But the current trend is to get purchaser line up super long to create publicity stunt.

It will be a challenge for rental with Ascotte not far away with all listed RM 900-1k

But then again all place also need toll in order to get there faster without traffic lights. Go Puchong also need pay toll, go Cyberjaya also need.

i buy for own stay, work at pj .Hope got train connect to Ecohill but dont have, nearest is stadium kajang

the options above also boleh tambah this part southern side lo... there's a reason kl city center still very strategic in klang valley... northern or southern outskirts to KL not that much difference... but to PJ subang there will be difference between northern and southern corridor...

Weekday is peak hour for me ,my first mile is about 15min ride + full train ride MRT&LRT-1hour = Total 1.15 /trip
1day i use 2.30 hour for commuting sweat.gif

2.30 hours is consider normal even u stay at cheras/setapak/kepong. Last time i stay at setapak average need 2 hours++ for daily commuting although my office just 9km away from home...Jam..Jam..Jam....now stay at Ecohill, my wife also use around 2 hours++ commuting to her office at Jln Raja Chulan...no much different in term of hour spending but of coz the distance is more far away.

Depend on working location & play around at which area during weekend....For me, I seldom go to PJ as shopping mall there always pretty hard to look for car park.

I working in KL City Centre as well.
I drive from Semenyih to Sungai Jernih MRT Station = 20-30 minutes.
I take MRT from Sungai Jernih --> Pasar Seni --> Ampang Park = 50-55 minutes

I still feel ok tongue.gif

Hmm.. yeah. I saw their price is same as Pos Laju Malaysia, saw they offered more other courier services as well. I tried before in Bandar Puteri Puchong branch it's just like regular Pos Malaysia, but faster, no need queue up lo.. ha. Unless u wan to Pos setem, then have to go "pure" Pos Malaysia branch, else I think mailbox offered pos laju service as well

Yes they do accept pos laju consignment parcel 😅. Checked Pos Laju website as MBE is their authorised agent. Haha.

Hope bank coming soon then this area will be better. Just saw some banner on Ecohill walk is doing marketing recently to attract people to invest in Ecohill walk by 2020.

But, Ecohill and Ecomajestic so far don't have any "mall" yet.

EM should improve the traffic, but now Ecohill 2 main road is blocked.. laugh.gif laugh.gif laugh.gif

Working couple, rent the whole house. Not on room basis. Semi furnished.
The rental rate there is quite standard.
Im quite suprised when i know some house in p3 seh, semi d we can rent as low as 1.5k.
Considering the house price there now value almost 900k above.
Launch price around 800k+. Bank monthly installment will be around 3.5k for 35years. Maintenance fees need to pay rm300+ monthly.

For bare unit (only lights and cheap KDK fans) Rental at Seh around rm900, EM around Rm1k. Can check speedrent. Most houses asking more will have hard time to get any viewing.

Tiara east closer to Nottingham Uni, room rate below 500 (for master room). So if 3 bedrooms house should be around rm1.1-1.2. Anything above students will go for univillage.

People will tend to rent SEH 1 first.. Wait till less units available, then might consider SEH 2, provided they won't spend 200 extra rental to stay in EcoMajestic

Bungalow land also 2 or 3 rounds before it is being snatched up. Somemore, developer not selling any more bungalow land.

Dunno how many units of apartments will lelong later. Furthermore purchasers can opt for apartment currently on sale by developer (with much discount), unless pricing is super attractive.

About 4km+.. If using swan roundabout, driving about 7-8 minutes, much better than jalan Semenyih.

What is the developer price and what is the transacted lelong price? I don't think developer price is 1.2 mil though.. I remember is 700k ++ before staff / associate discount..

This is screenshot for a for sale 10,000 sqft. Selling at rm165 per sqft in 2014 november.

The auction sold at less than rm70 per sqft.

I dont think ppl mark up 130% right after they purchase. I seem to recall it being above rm100 per sqft. Can someone confirm?

Still same, nothing much change in EcoMajestic, EW do not bring in any amenities (except the Lekas EM toll) after first VP 1.5 years back.. EW only focus on sale sale sale... and of course the team more busy with EF now...

Commercial development in Ecohill Taipan seems pretty promising.. Almost 60% of the ground floor shops already occupied.. Recently a mamak, a wine/liquor shop and an arabic/thai food shop is open for business..

Should be using Silk and then SKVE.. time taken about 30 - 35 minutes.. might jam after toll Sungai Ramal, but have contra flow lane morning and evening..

You can refer to the following video to have a grasp on the route taken.. The first 6 - 7 minutes is using the old Jalan Semenyih lama because the Ecohill link road is not yet ready during that time.

Supported the tyre shop at corner lot. Nice and helpful staff. Reasonable price - actually cheaper than those older tyre shop in semenyih old town.

Tyre shop in old semenyih town near the abandoned semenyih bus station, avoid it all cost...i just get conned by the shop, damage my car and make it become worst.
They also claimed to change the car spare part but actually they didnt change it at all and charge it in the bill...the workshop bos also very rude...it the worst workshop in Malaysia
avoid it at all cost

For mine car, was quote RM440 at the semenyih old town but Jack from the tyre shop at Eco Taipan quoted RM430. It is cheaper but also closer...

Good for ownstay, cheap price (only 260k+) and will have condo facilities, 860sqf, FH. Your commitment will be low and then can consider upgrade to landed in future when your income increase. However, not sure if unit still available though.. No harm to ask...

selangor is big! pj also part of selangor! You need to know at least around which area will u be in or likely be in. No point getting a house in semenyih and only found out that you will be based in Damansara..... Of course unless you are run a biz

I working in kl sentral and I tried 45min without jam to office and back from there 45min smooth fooohh...better than from Puchong lol...super jam omg

There are over supplies of houses/apartments for rental in that area. And you can get able to rent eco majestic LANDED properties at just rm900, with much more better houses and landscaping. It will be a near-miracle if you able to rent out apartment in EH for rm700.

Basic bare unit.
Try to give something extra to stand out.

Note not everyone is looking for landed and landed at low asking rental is very likely to be just basic unit without much furnishings.
Get below them and offer added value and it should be no problem.

Ok noted..looks like I kena throw in table top, n many other goodies...lol

But it's ok I will not go below rm700.. luckily i only have 1 unit...agent told me some owner with multiple units.

That unit is unfurnished.
Rent at rm900 but unfurnished. Lights also don't have as seen from the pictures.
I rather pay rm700 for forumer YnWa unit although high rise.
At least got lights and fans and cheaper too.

Just started to look for Bungalow land. Saw an attractive ad a few pages back late last year, with price of RM 660k for 10k sqft.

How is the development there so far? Is the title in SEH individual title or strata title? Is it possible for me to buy the land and ask someone from outside to build my house instead?

Also, noticed have Setia Ecohill 2 leh. What's the diff?

spot on sir. marketing! they brand SEH2 coz the matter fact is that it's only 500m to the N9 border.

similar to those ppl that call bukit beruntung/bandar country home/sungai choh/sungai buaya a part of rawang. the fact is that trip between rwg centre to this place is almost 1/2 hr.

Well, this Project so called "Ecohill", if they planned to use the CHEMICAL to offset/cover the smell or whatever that causing that smell, it seems like defeat the "ECO" purpose that what they advertising.

Who knows what the CHEMICAL thing can do to the surrounding, in a harm way or what?

Really GG this SP Setia... I think they already knew this before they start this Ecohill2 project but never fix it and keep emphasizing the surrounding is GREEN and ECO but it's actually doesn't, is this somewhat a JOKE or something?

Well the chemical usage was proposed by the farm owner to developer, so far no notice or anything to confirm such news other than that one person I heard from. I even told the person how can you all not aware of the farm when it's so visible on Google map? doh.gif

As i heard from the officer in D cerrum, Dcassia is higher if compare to D cerrum. I saw they highlighted in the floor unit layout plan, D cerrum about 20% occupancy rate(agak agak).

I got it for around 1mil. Now it’s “advertise” for 1.38m before discount. It’s really cheap due to location and I think also the size (comparing to the single storey in EcoHill park in Setia Alam).

actually i like toilet in front coz every time first thing i do when reqch home is to take a bath

i think that washing machine ,cupboard, should near where u sun ur cloth, currently i sun at car porch washing machine at kitchen cupboard at 2nd floor 。。。

Toilet near to main entrance normally we called powder room... Main purpose is to get yourself ease when come home or before going out... Not for taking bath...

Dcassia 220k has tiles? It's cement render. However I'm not sure for Cerrum.

I’m thinking to take down the tiles. Dated colour and doesn’t go with my kitchen. Will see, might just use those backslap to cover up.

All bungalows in Ew or Eh are without front gate I believe, only side fencing for your garden. No need to install electric gate.

Can I asked Eco Majestic / Eco Hill? Which developer is doing better job here in Semenyih? I believe this is side by side? In term of landscaping, surrounding, which one is better?
I saw there is a lot option available from this 2 developers, so wondering which is the best option that i need to opt for.
Priority is looking for bangalow land. empty land.

Empty land in EH all gone unless you want those not gated one out in Semenyih.

EW landscape pretty pretty and it’s strata title hence in Long run will be like staying in a hi end condo.

1- Strata title vs individual
: unity, rules and regulation, landscaping, monthly cost, future cost...

2- Initial cost: EH is cheaper. I think the current most expensive unit is 1.6m for EH but Ew is over 2.4m now.

3- design: Ew is more creative. Eh is just practical.

4- workmanship: felt EW is better but used cheaper product eg cheapo toilet seat. But EW rectified problem very speedy and more systematic.

5- location: 5 mins still time. Eh1 wins! I don’t like all the turning and bumps in EW.

Just my Point of view. Both have pro and con. Best is to rent a unit and stay for awhile to see.

Still under construction! Definitely seeing more hi rise which is not What I’m looking forward to. EH taipan mall and EW Aeon mall both fighting to complete next year. And another one called Midland mall also coming up.

Maybe downgrade to maxi value or aeon bic. I tot it was maxi to begin with and then deteriorate. Well, now they set the bench mark a little higher. Guess you need that to attract buyer don't you.

Oh, really? Well, good for them to test water. EW really put on a fight with EH and AEON is risky but a good move. AEON will be able to sustain if there is enough population who shop there instead of TESCO or Econsave (now the big 2 supermarkets within the area). EW can get more buyers if they can see the amenities like this around this area too. SO chicken and egg.

Aeon might have a chance here since there isn't any direct competitor in that category and they offer different class of groceries. of course heavily depends on the consumers around here as well. Seen so many supermarket downgraded (from Ben to jaya grocer then to Hero....) in PJ too, so hopefully this one can sustain.

Hi, honestly im property agent selling a condo project in semenyih too, but im really interested buy a landed in Semenyih when i had earned my first bucket of money

Either setia ecohill or eco majestic is ok, wish to get range in between 500-700k, any recommendations?
I love how the landscaping and its not so far from either KL/Putrajaya/Nilai
Im enjoying my everyday working here now, cuz its not as jam like KL

The location of heleena terrace house is much better than terrace house in Ecohill 2 as it is closed to coming Ecohill Walkmall which target completed on next year.

500-700 have many Choices. I think 700k you can get corner lot in EH? Maybe? 800k you get semiD at Setia Mayuri. Terrace at EW mostly around 600k.

Ya. Peaceful here compare to K.L if you don’t have to work in kl.

Nilai one is about 20-30mins away. It’s big but pretty empty (not much shops variety). I think the EW aeon will be a smaller size.

Taipan at the Moment is gaining momentum. Apparently SP also help to attract biz to open up and EW didn’t go that far to help. EW shop lots are very very empty and now it all depends on this aeon. Be square or be gone.

I think EW Eco Majestic Aeon and MCD is the same case as Super 7 supermarket/department store in Vista Valley Mall and also Tesco Semenyih and The Store. When the supermarkets/hypermarkets/department stores became occupied, all the shops in the surrounding areas became occupied and ONG.

Same thing will happen in Eco Majestic, once Aeon move in to either Majestic Lab or Eco Majestic megamall and Mc Donald's EM open up for buissness, all the nearby shoplots will be occupied.

Also don't forget Green Park Village Mall too, behind Volkswagen showroom Semenyih, once built and fully open for buissness shoplots in Kiara Buissness Centre will be occupied too. As it is Kiara Buisness Centre shoplots in the front row facing the Semenyih Road in front of Kiara Plaza is more than 90% occupied.

Let's face it, willing buyer, willing seller, hence this is where the S&P agreement comes into place.

This is property market, where price always goes up and down. If u buying a property with a mindset of 'all future buyers must pay higher, else i feel its not fair', then buying property is not for u, regardless for homestay or investment. U can continue to rent a house biggrin.gif

Nobody wants to go to Nilai. I for one have been staying in Semenyih for more than 15 years, have never been to Nilai.

People in Semenyih don't want to go to Nilai, they want an Aeon Mall here in Semenyih. If you want to go to Nilai just for the sake of going to a Mall there, you might better live in Nilai.

All malls in Semenyih will continue to survive and prosper in Semenyih as currently there are no proper shopping malls there, but after 2020, EM Megamall, Majestic Lab, Aeon Mall, Ecohill Walk Mall, Midlands Semenyih, Green Park Village Mall will continue to put Semenyih into develop status and make the place more ONG. This means more people will move in there. Commercials and commercial activity will be boosted and surrounding shoplots will be occupied. It's just a temporary water park using inflatable slides for the school holiday. Been raining a lot lately, so not sure if it's really a good time to go outdoor theme parks

i think depends.. if u work in Nilai, would u buy Nilai or Semenyih??? the 10 lease years was confirmed by EW staff, or u got other insider news?? He said it is AEON maxvalue type, not really a mall...

My brother living in Ecohill but frequently travel to Nilai because their malls have lot of stuff that Semenyih or even Kajang dont have

- aeon mall
- aeon supermarket
- coffee bean
- kyochon
- h&m
- uniqlo
- jaya grocer
- chizu
- komugi bakery
- seoul garden
- family mart (only recently open in Ecohill)

Food stalls and restaurant also abundant and cheaper

I hope wat u say is true, but its really too farfetched.. Too many mall will just makes the mall empty with many unrented units inside the mall.. U will see 1 shop, few empty units, and follow by another stop. Just like a dead city/mall, lol.

And to determine a city is developed or not, is not purely based on how many malls are there as per wat u mention.

Aiyah, I stay in Semenyih for more than 15 years also never go to Nilai. Go to KL and PJ more often than going to Nilai. Even been to that far off Klang, Setapak, Rawang and Subang more than Nilai. Nilai seems like going to another country, a strange far off place. Even I know people who stay in Semenyih have never been to Nilai. And nope, not all Semenyih people go to Kajang for their daily needs, I've been to Cheras (near Eko Cheras, Cheras Leisure Mall and Cheras Sentral) more often than Kajang).

PS: I've been to Singapore and Johor more than I've ever been to Nilai.

Angry Birds Water Theme Park management depending on popularity and demand and if popularity and demand is high should go build a permanent Angry Birds Water Theme Park bigger than Sunway Lagoon Water Theme Park in Eco Majestic as Eco Majestic has a lot of large tracts of land. That will make visitors for the theme park not only come from Semenyih itself but probably from surrounding districts and probably the whole Malaysia or world too. That will be a new attraction for Semenyih.

My brother living in Ecohill but frequently travel to Nilai because their malls have lot of stuff that Semenyih or even Kajang dont have

- kyochon
- h&m
- uniqlo
- jaya grocer
- chizu
- komugi bakery
- seoul garden
- family mart (only recently open in Ecohill)

Food stalls and restaurant also abundant and cheaper

And the mall that you mention? They cannot even beat what the malls in Nilai can offer and most of them are dead

I lived in Taman Pelangi for 10 years before moving to Kajang btw

Stigonboard - Behind that fake profile of a girl is probably a very old big fat burly middle aged man leaving in an empty house which have nothing to do but spread flames in this thread. If you don't like Semenyih, what made you buy or rent a house here in the first place? You should have bought in Kajang in the first place and not to say that Kajang is any more developed than Semenyih in the first place because you can still see those abandon collapsing dilapidated wooden shophouses and kampung in the middle of the town area.
