Anyway Kenwingston got new launch beside KL Trader Square? Saw like ads on the fencing in between KLTS and the chinese school.

This area no where near any public transport. It is just close to KL city center that's all.
But along the stretch Jalan Gombak got so many other projects coming up.
For investment? Will not work here.

higher density compare to KL Traders Square. 2550 units over 17 acre = 150 units per acre.
but then again Kenwingston Platz offering smaller 2 bedroom sizes units. KLTS all 3 or more bedrooms.

jalan Gombak again.. the traffic will be super terrible in coming 3-4 years after those rumawip along jalan Gombak VP-ed.. there is already so so so congested for the road situation, especially every morning.

I'm always way out from setapak, pass thru the setapak green then only reach jalan gombak and heading to kl.
highest peak i had been jammed from my house at jalan langkawi to jalan gombak is 35mins..
after that jalan gombak slightly better until the ramp turning into jalan genting klang, will be more terrible..

Oh u mean Flora Residency? Ok i saw it. Thanks. I remember looking at engineering plans that circle line suppose to cover Jalan Gombak area before it was cancelled. Guess all developer quickly bought land and build build build...haha.

Did your agent update u regarding the estimated completion date?
I was told by my agent saying it might be 2023 Q1,
when I signed the SPA,
there was a notice for me to sign to make sure I'm informed that the developer COULD POSSIBLY extend it to 48 months from SPA date.
Seems like it's gonna be delayed, understandable because of MCO, just not sure how long will it be..

Hmm yea no choice, btut im not in a rush to move in, im getting it for investment so not a big issue.

If I recall correctly, the genting view is facing the mountain area,
and there isn't anything interesting to look from that side.. haha
I'm at very high floor so I guess at the moment nothing is blocking me.

I don't really have any particular need for the view,
and that's why I chose the genting view. (got more rebate for that view due to less attracting view too biggrin.gif )

i signed on SNP on Dec 2019, anyone has taken the physical SNP ?
Checked with Developer, she claimed that non of the buyers taken SNP, is that true?

I contacted my agent and he told me I can only get the stamped copies in Aug 2020 due to MCO.
Will it affect anything if we get our stamped copies late?

Developer adjustable sales package, just plus minus recently sale rebate, then mark up the price to entitle for HOC. HOC is for free MOT stamp duty ,not like Pepsi advertisement ask for more, 😂

I guess what he/she meant for the fully furnished cash rebate 23k is the total cash rebate like booking cash rebate, view cash rebate and some promo cash rebate?
for unfurnished, if I recall correctly it was only around RM30k +..

Yup... My concern is only extra money i need to work out after living there.. i heard syabas rate in commercial land is 4 times higher compared to normal residential area with minimum fee of rm36.... Not really sure about other tax but i heard it's quite high..

Yea, I did ask my banker on this,
like straight away throw all the cash rebate I got to the repayment to reduce the interest.
But the interest is still lower if it could straight away deduct the loan amount with cash rebate. biggrin.gif

And yes commercial are definitely higher than residential but if the development are under HDA you are able to convert it become residential rate too. No, for this project, the my loan amount / property price isn't deducted by the cash rebates.
My margin of financing is still 90% of the SPA price..

Last time I approached one of the Sime Darby projects,
they didn't deduct the price / loan with the cash rebates too,
they will transfer the lump sum cash rebates amount to your bank account.

I’m looking at Platz infact already paid the 500 refundable deposit since you know, it’s refundable.

My question is though should I go with flexi/ semi flexi or standard fixed loan?
The thing now is the interest is apparently the lowest since 2010 (Then again someone told me that the percentage did drop in 2015 but I’m not too sure about this), using variable interest it’s only possible that the interest rate goes up from here...kan? Until the next crisis or pandemic...

Using basic loan, we can secure the lowest rate. It may go lower if another issue arises sure, but the probability of it staying above a majority of the time is higher.

Second up, I’m afraid of the investment outlook in the future since I just checkout this thread and realised that it’s a high density area (many condos), I understand that CA May take longer to go up but CF? Would it take long to be able to make about 2k per month for 800sf (3R2B)?

I tried to check the current rates for rental in setapak area on Fb, I see it ranges around rm400 - 600 (depending on room size) but then again it’s sad to see most of these posts without likes/comments 😂😅

I've been staying at Setapak for almost 10 years since I first started my studies at TARC > TARUC.

If your target tenant is TARUC student (big player in this area.. haha),
then Platz might not be an ideal location for most of them due to the access to public transport (the only thing I heard is there's a public bus at the opposite)..
If you are targeting working adults, my agent told me there are cheaper alternatives around that area.. rclxub.gif

I think the target is for Ab&b with the bid of possible development in nearly area (someone said got big development? rclxub.gif ) with the facilities that very suit for one time photography and short term stay. Just my thought.

I thought most tourists will prefer somewhere closer to LRT/MRT and city center? hmm.gif
Hopefully the view and facilities are good.. hahaha.

Actually booking is 3k,mco booking is RM500,after sign snp, pay balance RM500, 2k early cash rebate can use as booking fee, return 3k after vp. Now still same process .

Just my experience, for those potential buyer pls record all promises from agent or developer to avoid future dispute.

I just booked one unit yesterday and it was just RM500. Another RM500 later when I sign the SPA.

While for me, I prefer danau kota view because of private balcony. If facing sentul, i think people from block B can see the balcony.

Still quite confused about which block to take and which floor would be most suitable. From previous rental experience, safe to take precaution that there would be times there's 1/2 lifts functioning due to the rest being under repair or maintenance - so the higher is a risk; the lower view & noise from the road is a concern.

Also the view, i guess im vying for the genting view from block A rather than danau kota or sentul view; KLCC view units are sold out apparently also my agent told me its more expensive.

Any input on the block choices & views?

I have a the same concerns too. Agent told me there is one loan rejected unit at middle floor, genting view, wondering if it will be blocked by KLTS 🤔

Has anyone encountered this situation which agent only helped you to contact only one banker for loan application? I tried to ask the agent to apply for other banks to compare the rates but got rejected with many reasons like higher interest/lesser margin/full quota and kept saying the only bank he applied offers the best.

Either the agent too lazy to seek other bank or they have special benefit with the mortgage guy there. Try ask for LO from other bank to compare. At least 2. Unless the single bank you applying is maybank or pb bank. (I know maybank give the best rate in market)

From what i understand is that in order to convert to residential account, u need the strata title first. This is especially if the development is a mixed residential + commercial parcel. Since the last update to the strata title act (2013), developer can apply for strata title once the superstructure is ready (as opposed to within 6 months duration after vacant possession).

With the latest ruling, in an ideal scenario, you'll get the strata title during VP, but I doubt that coz even KL Traders Square hasnt got theirs yet.

with that being said, i was asked an additional 500 during SPA signature for "TNB deposit". I didnt question this further because I'm too busy to get into arguments. I however expect that during VP, TNB account should have been arranged with a balance of 300 given back (average starting TNB deposit is 700)

Just to share few things about Kenwingston Square Garden, Cyberjaya. Vped Jan 2019.
- i bought 450sqf 1 bedder with GRR package. its 3 plus 3 year GRR aggreement. Developer will give you advance cheque for 1 year. so already received rental cheque until dec 2020. all GRR unit managed by OYO. listed in booking.com, agoda etc2.
- my unit was FF one. but bear in mind the furnishing not really similar to show unit. dont expect too much. but electrical appliance given quite okey, all branded one, samsung etc2.
- since bunch of buyer are investor, its difficult for owner to join JMB cause chairman and committe mostly form developer people cause they own most of the unit and bigger unit too. counting base on shared(sqf) unit not by unit.
- building quality okey, acceptable.

Thanks for sharing your experience. Regarding the JMB, it is prudent that owners get in touch with each other as early as possible so that the transition from developer management to JMB wont be a lopsided affair.

Plus if any issue arises before VP that's gonna affect us as a whole can be solved with a collective voice.

Regarding the FF, i somehow feel that we wont get as much value as the cashback, but i would love to be proven wrong.

MAYBE, since Square Garden has a GRR agreement, there are more investors than actual owner staying in therefore the majority in the JMB are from the developer side.

Dear all sifusss, I wanted to sign my SPA last week.

However, I realized in their 'special promotion package' agreement, they have ticked the section where I am entitled for 10% rebate (0% DP promo) for the 2nd 10% in the progressive billing. The remaining special rebates like MCO rebates and furnish rebates are in the 1st 10%. (FYI, I did not take the furnish package)

What the lawyer and agent told me is due to my loan is lower than 90%, they had to 'rearrange' the rebates into these kind of sequence. BUT but but, the remaining rebates I have is not a full 10%, so there is a remaining 4% of 1st 10% should be collected from my loan.

As I understand, the 1st 10% is always between buyer and developer, bank will not release the fund if is in the 1st 10%. But the lawyer and agent was telling me the remaining 4% SURE/CONFIRM/DEFINITELY bank will pay, which I don't think is true.

I do not trust them so in the end I did not sign la.. and I demanded for explanations from my agent.

Just want to ask, anyone encounter this before? What kind of solution I should look for when i sign SPA again?

I'm interested in the type A 800sqft, plan to get 1 for own stay, then turn to investment after i can afford a bigger house.

But lots of people say the traffic is super terrible. Btw i work in kl sentral. And the promo seems quite ok, cashback that is not included in the loan. Any advice or suggestions pls? Thanks sifu-sss 🙏

Likely to be there. My agent said it was confirmed for jaya grocers. Others like starbucks or cimb bank not sure yet. Dont know whether this is true or not. Just wait n see. 😂

Yes it is and semi-flexi. Higher in first ten years and lower after that. I got 1800 per month for 10 years, and 1700 per month afterwards.

Actually about Jaya Grocer, my agent told me it isn't confirmed yet. And the developer has actually got the 48 months extension. It is stated when you sign the agreement.

I think will around 2023. Depend on their building speed. Maybe after kenwingston avenue complete they will focus on this .

The PV where I currently stay, my neighbour is foreign student..
There were a few times, I guess couple or friend gaduh, they shouted at each other at 2-3am..

Couldn't complain to the guard as it only lasted for a few minutes.. (which I already startled from sleep)
Memang tired even if it only happens once in a while..

I was informed by agent tat loan has been approved, and the agent suggested me to take higher floor which suit my loan margin n the type of unit i prefer. May i know how the progressive interest being calculated? For certain stage of the progressive billing will only be billed by the developer when they have built up until the floor my unit located? Or the developer will bill the bank as general (all buyers get the same billing)?

A) freehold in KL area . I dont want to stay far from kl
B) low density.

D) next to highway exit
E) the lobby. I really love the lobby
F) 2 parkings. I manage to get side by side
G) i get mid floor facing pool and klcc together
H) developer reputation. I judge them through previous projects, house brochure & the marketing video. It shows their professionalism here for me. They have a good team!
E) 45k rebate in total so that i can use to pay my prog fee

All buyers will not get the same billing. The calculation a bit complicated. You can ask your agent to show you how it calculated in general. As for me, I do zoom meeting with my agent at night, and he coached me the calculation and we share about property knowledge too !

True also, big brand developer also have defect issue.. depends on how they handle it only... some developer will take their own sweet time to rectify the defect.. claiming that they have a lot of units queuing up to fix... which I think is unacceptable la. Maybe you can suggest which project are apple to apple comparison with my points and can get lower price? Dont simply said it very commons reasons. Have you check the lift brand ? For eg.

KL TRADERS is when they are maincon. Developer issue, i have saw their project in cyber, sg besi and subang. So far so good. Im comparing kenwingston with the same level developer. If you compare them with all well established developer like eco, uem, sime darby obviously you cant the same price.

For the cash back is my individual plan. Everyone has diff opinions on this. You might have extra cash so that this point not be advantage for you. For someone like me, i want it so that even when add new commitment by buying house, my cashflow still works like normal.

What not be good for you, doesnt mean not good for others too.

Actually for this project Kenwingston both are developer and main con. So don't worry about issues as there will be no misunderstanding and cutting cost because they are handling everything. Very few developers in Malaysia are building their own projects. Most are using other contractors.

I aware that there is referral fees system for this project, so if i manage to find a current owner saying that he or she is the one who referred me to buy this property before i sign spa, we can share the referral fee among us?

Don't sign any document other than SPA especially those letter/ instruction asking you to give permission or waiver of your right under Law.
i.e.
1) Alteration/ Revision of Approved Building Plan (effect: they may amend the committed facilities in term of the size/ usage/ etc)
2) Notice of awareness on revise of completion period
3) Awareness cum acceptance (effect: those unsold units may be converted into AirBnb and cause safety etc hassle, share facilities with those AirBnb tenant)

Kenwingston Avenue was 1.5 years earlier to complete the project, not sure Platz will complete as per original schedule or will get it done ahead, given the multiple MCO.

if not wrong, mh tower infront is up to 28-30 storey. block A no.1-3 can view since did not block by it. for block B & C 🙅‍♂️🙅‍♂️🙅‍♂️

i have booked B1 type (mid floor) tower A, Agent promised that the unit comes with 2 car park, recently we have signed bank loan loa and during signing SPA we found that only 1 parking mentioned. When asked agent ,he mentioned only some units come with 2 parking. Kindly assist.

We haven't sign SPA yet. We cancelled the signing because of this parking issue. May i know where to complain? Is it need to pay bank processing fee if cancel the bank loan as well?
Other B1 buyers get 2 car parks right?

Depends on bank, since the loan has been approved. Just swap units and request your bank to make the changes. with any luck you'll be able to get it done.

Mine is also Block A, type B1.
I consider mine is 1 parking space only since it is a tandem parking.

Some unit type B1 face KLCC really is 1 single carpark no tandem. that y the price cheaper that other unit.

Most of the huge amount rebate are supposed to be given 2 months after complete stage 2 B. Which is supposed to be last month because stage 2B completed back in July. There is also the one upon VP which is just a few thousands

I already start to pay for stage 2b.got agent called, but I didn't pick up. When i. Called back, agent was busy, they say they'll call me back. Until now, one month later.. No. One call..

Hi, anyone has real picture of the unit? Just want to know any beam in the ceiling, the design of toilet, yard and etc.

I think it is the time to deal with nterior design for future renovation, a lot things to learn now.

Anyone realise that there is mosque opposite the kenwingston platz? I am one of the owner, bought it via online viewing. Recently passed by only found out this issues, no offense to muslim friends, just curious is there anyone stay nearby and what is your comment on this location?

Are you the resident who staying nearby? I used to stay next to mosque during university period i think i can get through the praying speaker after a while.....the reason i asking about the speaker, because if ppl who stay nearby comment that it is quite loud, i will consider to insert sound proof window to reduce the volume as much as possible... Tat is all... For the friday praying and double parking part.... Just asking, it wont affect me since i am working tat time....

Used to passing this road daily, regard the sound couldnt comment much, you should experience yourself as personal tolerance level not d same. Thick curtain mayb another option.
