Total monthly is about 2.6k. plus maintenance summore.

Any specific development by them? u listed developers
but not any of their projects. Different development suits different needs. If this particular one doesn't suit you, there's no need to question other ppl's reasoning to buy. What looks like a good purchase to me may not look like a good deal for you.

I was informed by agent tat loan has been approved, and the agent suggested me to take higher floor which suit my loan margin n the type of unit i prefer. May i know how the progressive interest being calculated? For certain stage of the progressive billing will only be billed by the developer when they have built up until the floor my unit located? Or the developer will bill the bank as general (all buyers get the same billing)?

As for me, i bought a b1 type which can convert into dual key (studio) layout later so that i can rent out the studio to reduce my monthly commitment. And the studio unit also comes with balcony too which has better air ventilation. If you compare price market, this is the chepeast price you can get for dual key layout in KL.
Other reasons are :
A) freehold in KL area . I dont want to stay far from kl
B) low density.
C) kone brand for lift. Kone, schindler, thysen, otis are all reliable lift brand from europe and US. I work with one of these company and i know how terrible condo can be with unreliable lift brand.
D) next to highway exit
E) the lobby. I really love the lobby
F) 2 parkings. I manage to get side by side
G) i get mid floor facing pool and klcc together
H) developer reputation. I judge them through previous projects, house brochure & the marketing video. It shows their professionalism here for me. They have a good team!
E) 45k rebate in total so that i can use to pay my prog fee

All buyers will not get the same billing. The calculation a bit complicated. You can ask your agent to show you how it calculated in general. As for me, I do zoom meeting with my agent at night, and he coached me the calculation and we share about property knowledge too !

True also, big brand developer also have defect issue.. depends on how they handle it only... some developer will take their own sweet time to rectify the defect.. claiming that they have a lot of units queuing up to fix... which I think is unacceptable la. Btw.. Kenwingston is a new developer?? any completed project from them? they were a construction company before right?

Maybe you can suggest which project are apple to apple comparison with my points and can get lower price? Dont simply said it very commons reasons. Have you check the lift brand ? For eg.

KL TRADERS is when they are maincon. Developer issue, i have saw their project in cyber, sg besi and subang. So far so good. Im comparing kenwingston with the same level developer. If you compare them with all well established developer like eco, uem, sime darby obviously you cant the same price.

For the cash back is my individual plan. Everyone has diff opinions on this. You might have extra cash so that this point not be advantage for you. For someone like me, i want it so that even when add new commitment by buying house, my cashflow still works like normal.

What not be good for you, doesnt mean not good for others too.

Actually for this project Kenwingston both are developer and main con. So don't worry about issues as there will be no misunderstanding and cutting cost because they are handling everything. Very few developers in Malaysia are building their own projects. Most are using other contractors.
