QUOTE(Jenn77 @ Feb 1 2012, 09:41 PM) Hi, I'm new to Setia Alam. Just wanted to know if anybody is buying Tamalan / Banyan superlink subsale? The price is around RM800k-850k, worth it? Kindly advice. this 24x80 gng came in 2 phases, orig price about 590 and 625k, but same same.if close to 800k, not too bad as there are no more new links in that gng area. you may get more comments if you ask at: http://forum.setiaalam.net/ |

QUOTE(M2K2Land @ Feb 2 2012, 09:14 PM) i say this one not easy to goreng... 150k and 180k. how much to sell when ready? 200k, 250k?bear in mind no dibs, no free mot, ltv70 for 3rd prop. more likely like you say, buy for siblings, own workers or rent out. these apts are not that close to mall or schools or commercial center, about 3km further north. even with the coming mall, honda center, health research inst and likely 2nd int'l school, that northern area will take some years to mature. QUOTE(ronn77 @ Feb 2 2012, 10:56 PM) Probably I got it wrong. u13/5... u13 is the seksyen of shah alam, all of setia alam is u13. the 5 means the road. The road name is U13/5, is this consider as Impain 13? Thoe whole scratch is semi dees. this road is in impian, impian 5 to be precise. you must be refering to tecoma, the non-gng 40x85 smds subsale priced at 1-1.1mil, i think. original dev price about 790k. location is smack in the middle of the area, never far from schools, shops, mall, central park, highway too. this area was not designated gng, so even these smds are just guarded. i think for that price and bu, it's reasonable, comparing other areas similar non-gng true smds. the gng 40x85 smds would be in damai (there are impian, indah, damai), asking 1.4-1.6mil, i believe. btw the clusters 30x55 i mentioned are close to this tecoma, also in impian 5. QUOTE(ronn77 @ Feb 3 2012, 07:44 AM) You are right, I'm referring to Tecoma and Tristania. tecoma and tristania are quite diff...By the way according to agent, SP will gated the area later part once people started to move in, is that true? tecoma is true 40x85 smd in non-gng in impian 5. once an area is designated non-gng, almost impossible to change. very tough to get all owners to sign and pay when they did not expect or want it that when buying. perhaps the agent meant a chance setia/mbsa may erect perimeter fencing just for tecoma - possible but not probable in my view since mbsa/setia has done that only for public stretches that are very exposed to trespassing, e.g. between houses and main commercial area. if tecoma gets it, then all other non-gng will demand for it. tristania is 34x75, linked smd, i.e. backs attached at the back. this is in damai 16, gng. think subsale price is about the same. both have their merits and dismerits. one is a bigger true smd but non-gng, the other is gng but smaller and linked smd. it will depend on your current and future requirements. personally, i'd prefer true bigger smds, whether gng or not. |

QUOTE(Jenn77 @ Feb 3 2012, 10:45 AM) I think in the market they call it cluster semi-d. Land size & built-up is smaller than pure semi-d's. diff names, basically same animal...maybe cluster is used to call those withh backs fully attached. linked smd used on those with 1/2 or 3/4 attached? there are linked smds 40x85 with bu as almost 4000sqft!! |

QUOTE(ronn77 @ Feb 3 2012, 10:51 AM) I agree with you, my bets will normally on those with bigger land size then follow by b/u. So far I visited Tecoma and quite interested in it. Have not viewed the Tristania yet but from your description seems not very interested in it as it is clustered semi-d type rather than true semi-d. you will probably find tecoma a better buy but wish it is gng! Given a choice, I will prefer those with gated due to security issue but seems that for gated units will costs 300-400k higher so not sure if it's worth to pay this price for the guarded purpose only. Tomorrow I'm going to take a drive and arrange some appt with agent to see some units there before deciding on what to go for next. one other thing - tristania is a little older and being gng and have have realized its appr faster. tecoma may have more room to appr in the coming years. all the best! |

(moved in 1 year ago) precinct 13 is in the north, bare land, nothing.Problemss : Walls have cracks all over the house and toilet's flooring, tiling are bad. Leaking water down to the kitchen wall. Suggest you guys go through everything thoroughly before moving in. For toilet...flood it to see if it leaks down you mean shah alam seksyen u13? if close to central park, that's precinct 7 or 8. which house type? new or old house? if new, has developer done a satisfactory job in fixing the defects? |

QUOTE(nairud @ Mar 8 2012, 03:02 PM) new or old? the house type wasn't stated...aren't all the 22*75 houses there are completed at the same time? Looks like my soon-to-be house is in precint 7 precinct 7 or setia indah has several types of houses -18x65, 20x65, 20x70, 22x75. the oldest ones should be about 3 yrs after vacant possession, dlp may have expired. for 22x75, first phase was launched a full year ahead of the second. congrats on yr pradosia purchase! pradosia is in p7 or setia indah. it should be about 1.5 yrs after vp now. since you mentioned letter of consent, it means you bought subsale. for any house still under dlp, it is always wise to check house thoroughly and use the warranty for any applicable developer rectification before expiry. i think pradosia is under 24+12mths (before the new housing law, it was 18+18) dlp. original owners gets full 36 mths coverage while subsale buyer gets only the mandatory 24mths and not the extra 12 mths from developer. pls take note of this to avoid shock and anger like some cases that i know. QUOTE(nairud @ Mar 8 2012, 05:00 PM) i did ask the agent about the warranty, he said still have around 6 more months to go when i decided to purchase the house. 6 mths... hope all goes well and not too late to use dlp if required by the time you get the keys.checked everything alreayd and has it rectified b4 the SnP was signed. but the back alley did sink around 1-2 inch from the original position... the whole row was affected but there is still the possibility with the cooperation of the seller to file in the last complaints under his/her name on yr behalf - many have done it this way. afaik, pradosia and newer models were built with raft foundation for the house proper, so that 1-2inch soil settlement is nothing to fear, unlike the first houses 5-6 yrs ago that have weaker foundation, with some cases aggravated by owners indiscriminately extending the backs w/o adding foundation and double storey and w/o council approval. btw, possible you tell the price you paid for the pradosia? tq. |

QUOTE(nairud @ Mar 9 2012, 02:35 PM) my colleague has a friend who did the soil/etc whatcha call it for SP Setia.... looks like the house is built with foundation and not the alleyway hence the soil settlement at the back alley. yup, the foundation stops at the lot boundary, doesn't go as far as the back alley.for the front, it stops at the gate, which means not surprising is 1-2inch also seen between gate and road. |

QUOTE(moruh @ Mar 20 2012, 12:59 AM) wow.. i just found out cornerlot 3 storey superlink worth 2.1 million, i bought it about 900k... so much increase.. there are several developers in the area - setia, pkns, sazean, sunsuria, mentari...setia doesn't have any 3 storey superlink priced at 900k. think you mean anjung sari by sazean. mind sharing how you came to the conclusion it's worth 2.1mil? advertised asking price? any actual unit done at that price? afaik, even ecopark 41x85 semidee can't get that high. height of ceiling malls is an impt variable for a mall's success or death? i think not, just a personal preference which is ok, why not?!
from an old post of 2011 somewhere... remembered another 10 or so malls to open in 2012. For this year, 13 new malls are expected to be opened offering a total of 4.5 million sq ft of retail space, including two malls that are being refurbished and rebranded, Intermark (previously City Square) and Viva Mall (previously UE3 Mall). every developer want sales and proft and they know suckers like a "mall", so they promise a mall. what mall, done and done on time or not, live or not, you decide. or simply wait till we see the results. 20 more malls in 2013? list of kv malls from wiki, excl ikea, tesco, giants and the like. not even sure they exist, dunia mall sounds ok.
