interesting comment. now we have space u8 and ss2 mall high ceilings - 2 high ceiling malls mati.

actually, this setia city mall has, right from the beginning, been said by the dev/mgmt greenhill resources that it is a neighborhood mall, not a luxury mall like those in bukit bintang, it is not for big spenders from rich parts of kv or 1st class tourists but meant for residents within a 10km radius - setia alam, northern klang, shah alam incl bkt jelutong and denai alam, maybe a bit of subang.

anyway, we'll see what we will see - if this scm will fly, float or dive. patience...

there's always a budget for everything. perhaps they never expected the people to be willing to pay so much for the houses there just after 6 years.

ecopark, first 41x85 semidees in 2006 were priced <RM600K. that price today, you get a 22x70 link house in many parts of kv. at that time, people spit non stop at setia, calling it a rip off, only stupid rich klang people buy. think about that. tongue.gif

these apts are already complete, only subsale.

but yes, i would think if you qualify for najib's my1sthome or prima scheme, can get 100% loan.
subsale price and bank valuation are quite close, i believe - about rm180k.

go back, read previous pages - jati and baduri total 1,600 units, supposed to be launched in march 2011, now postponed to june 2011 due to overwhelming demand.

more apts coming in the far north, maybe in the next 5-10 years, not this year.

i believe you about the allocations because the info already exist on a map you can easily get at the sales center.
just need to word it clearly when it comes to planning and launching to avoid confusion.

it is true there are allocations for maybe total 10,000 apt units in the far north, about 3km from the current houses.
700-800sqft size. some are classified as mid cost, some may be low cost.

not all are launched at the same time, maybe 1500 units every 2-3 years, starting this year.
when the rest will be launched, how fast, who knows?
the developer won't be so stupid to launch so many if nobody wants to buy, nobody wants to live there.

keep in mind the township is big, 4,000 acres is not a small plot.

there are at least 5 developers in the whole area:
sp setia - houses, apts, mall, shoplots
pkns (itself) - houses
anjung sari (appointed by pkns) - houses
mentari (appointed by pkns) - single storey houses
sunsuria - semidee shoplots, apts (not yet)

pkns has been building and selling for 4-5 years now.
these houses were priced lower than setia ones, so subsale pricing also lower.
the other reasons incl builtup, specifications, gated&guarded, landscaping, closer to schools/parks/shops/banks.

go with an agent and see a few types, you'll know why.

bitter to swallow, SP still have to provide, they just cant expect to do a few community centre like the international school, primary school, badminton centre in lieu for the low cost unit. During BN time, a good example is Bandar Utama, the developer had counter offer the state for KDU in lieu the mosques for muslim there. Then, poor stay poor.

are you saying the developers there incl setia, pkns and their appointed developers have not built enough low cost houses/flats in the area?

i dun know if you are right or wrong but there are currently 2 low cost projects (rm40k or so) by setia - semarak apts which is complete and occupied, and seroja apts under construction, not fully sold yet, i believe. no low cost homes by pkns or other developers that i know of.

do you know what and how many low cost units is "required" for this place? in units, % homes?
is there a "law" on this?
what is it in other places like Kota Damansara, Puchong Kinrara as examples?
would be good to know. thanks.

this undercompliance for low and mid cost homes is probably a nationwide thing, not isolated cases.
in fact, i haven't noticed any low cost housing in many sizeable housing areas.
the recent spike in home prices due to whatever reasons is well known, very hard to find decent homes 50-100k.
anyway, there are already many threads on rising home prices, bubbles, etc., better not turn this one into yet another one.

the rest of the "thousands" should be launched in the next 5-10 years. this, i do not know for sure. do you?

and I said if you indeed have factual info about "thousands" to be launched this year, please post the details - type names, no. of blocks, no. units, indicative price, when launching, etc.

you may be right and i may be wrong, but pls be clear about what you write and not post vague misleasding info. that's all i'm suggesting. i'm sure all readers would prefer that.

i think the subsale pricing has stabilised somwewhat in the last 6 mths due to all the reasons we already know.
e.g. tamalan/bayan 24x80 gng you looked at - seems asking price has come down from 850k to 800-820k from iprop.
if that price range is real, might be right time to consider.
can always compare with new launches in other areas in shah alam.

impt thing is whether it is the "best" place for one to live in, given what is available.

max 600k valuation for newly completed ones with keys is about right.
the orig prices of these range from 423k (regia1) to 469k (carallai) to 500k (garcinia).
the later ones that were priced higher may get a higher bank valuation upon completion - that's unknown for now.

no more 20x70 south of the highway.
the news of next 20x70 is scanty, i heard too.
should be on the north side, 2km north of highway/mall.
this new area is huge too, designated for various types of houses, apts and lowcost.
possible the next 20x70 there be 750k, maybe 2 1/2 storey??

this should be 20x70 single storey, 1000 sqft builtup, named catarina by developer mentari.
vped almost a year ago, plenty on sale.
original price 260k or so, highly speculative, all sold quiet-quiet w/o much news.
now asking 400-410k, probably transacted at 380-390k.
