right... flippers see 80-100% cap appr with akasia and like to think same for jati-baiduri-intan-kasturi.

akasia is in a good location, close to everything incl gomen school and shops, was launched in 2009, took >1 yr to sell out in a non-craze period.

now, imagine if subselling j-b-i-k in a non craze period in 2-3 yrs time... can expect it to sell fast and high price?

i do think j-b-i-k are reasonable buys, but pls, don't expect easy huge and fast profits...

right, the same 20s buying houses in the area, houses in bandar bukit raja - for flipping - i've seen many too.

earlier, someone mentioned 2 blks for staff at discount. plus half the rest allocated for bumi at discount.

so, if no discount, dun celebrate so quickly even if you get. may take a long time to sell or rent, incl to foreign workers, 8-10 per apt.

if u have witnessed semarak and akasia, u'll know what i mean.

not pouring cold water, just balancing some overly rosy picture if there is.

buy but dun expect heavenly results so soon.

there are dozens who want to sell, just drive around see the banners, and/or talk to agents.

the thing is some are putting up high price like 680k, some even 700k.

talk to bankers as well and see what the valuations are for each of them.

i wud think garcinia-gloriosa-gardenia valuations would be around 600-630-660k respectively.

pls do enuf homework!

yes, look out for last phase, just next to kasturi - mutiara. a few hundred units as well. likely next year as they should all be built more or less at the same time.

question is as usual: how many allocated for staff, vip, cronies, bumi, what chance for the underprivileged.

from the color code on the map, mutiara is of the kasturi-baiduri type.

jati-baiduri, intan-kasturi and mutiara form all the apts on the whole plot of setia owned land.

the land immediately north is owned by pkns. the map shows "sekolah-masjid-future apartment".
large tracts allocated for "future apartment", looks more likely to be low cost.
but since it is pkns, will just have to wait n see - may be many years from now b4 they build.

take note there are also a no. of plots for "apartment" allocated in nearby bandar bukit raja.

chinese cemetary, a "low cost" one has been there since 1991.

a newer one called fairy park started a couple yrs ago, "freehold land" still available - google and u wil find!

think another one for all faiths too. who knows... maybe wil b called 1m cemetary, subsidy by naj? tongue.gif

think this is correct. but pkns may take a decade to start building. and who knows what else that will come with it?

anyway, the below is good for all residents and flippers. unlike other so-called townships with zero happening except houses and more houses, there should be quite a bit to expect in this "real town"

correction... only models, show units not ready.

caffra 20x65 2.5s bu2500sqft indicative 780k
serata 32x70 2.5s cluster bu 2700 indicative 1.08mil

both are from setia, on the new north side, non-gng.

clusters are those linked semidees, like those 30x55 in impian and 34x75, 34x80 in damai.
from the model, they are half-linked at the back, like those 34x75/80 but is 2.5storey.
the 0.5s is basically one big bedroom with bath.

north side = 1-2km north of scm, closer to those apts under construction.
there is no more land to build on the south side, except for indah 22x75 lots - this piece is "suspended" becos of the unknown date of temple relocation.

prices and launch dates are indicative from the staff, not firm-firm.
details and specs not available yet as it is still very early.
unlikely ballotting required for these.
package as current practice - those qualify, 90% loan, dibs, mot covered.

setia indah... maybe this will help you negotiate better:

starting dev prices:

gloriosa 588k
gardenia 618k
melastoma 648k
maranta 668k
mimosa 688k

it is obvious the earlier ones can sell around 700k, still get a profit. the later ones - very tough, will need >750k. that's why the range of asking prices.

note majority were bought with 90-95% loan - interest is killing, so some sellers may be very motivated.

go back further, think some can get at<650k.

hope you find one at decent price.
