At $1000+ psf and $150/night Airbnb rental, it will need more than 10 room night/month to break even.

Room rental is projected to slide with oversupply, will need even more room night/month to break even.

this location around 800++ psf... near sani hotel... slightly further away from pwtc and lrt station... but its better option than duta park... at least shoplots are nearby... and walking to lrt station is not that torturous... but their largest size seems like less than 1000 sq ft... cater for Airbnb again..... =.=

Different strategy I guess. Just look at Bistari Condo for nearest benchmark.

The location of dutapark reflected in the price..starts from rm550psf+..

and this matrix first high-rise project near city center... their BSS looks good... dont know how will their high-rise performs... for airbnb this is a not bad location... although alot of budget hotels nearby... and also regalia and those villa putra puteri sekalian... always saw a lot white people walking out from there... and at least this is freehold...

My gut feeling the studio will be ok, rental demand and rate wise. Regalia is doing rm2-2.3k studio despite some discount should be accorded on this Chambers.
Most important is fully fitted kitchen include microwave hood and hob.. to fully furnish maybe another rm10k...
Based on rm370k (what I heard), based in LTV 70, should able to breakeven or small +ve CF.

and i think those tenant din reli care... during those holiday seasons... regalia airbnb can be fully booked... quite impressive xia... and alot of proposal, hen's night, birthday party happen along there... of course... also release steam activity.... brows.gif brows.gif the view is just a decoration to bring forward your needs...

My view it is still high density development similarly to other newly launch such as Vertical (Cheras), Southlink (BS), Centura (Sentul), TR (Titiwangsa) etc.

Then again this is the trend of newly launch development in Kuala Lumpur where DBKL relaxed the plot ratio of the development in exchange for more affordable properties.

Just a sharing there are still new launch with 200unit/acre density such as like Rica Sentul where 85% of units consists of 1 & 2 bedrooms variance and below 1000sqft. You just need to look harder...

Yes, sales gallery in Seremban Matrix HQ. Visitor can visit anytime at their HQ, opposite KFC temiang Seremban.

Only scale model and layout, no show room.

Open to public in April.

the land is really super small with one lane road surrounding the location... old shoplots and some open air car park... if they wanna make a drive thru lobby... the condo size have to be shrunk...

mayb a better benchmark would be Vue residence which is less than 1km away... Vue Res also mainly consists of small studio units if I am not wrong...

very familiar... last time because of work... always go there one... the current chambers site is a car park... mostly parked by tan chong staffs... now i wonder where they gonna park after this site started construction... during umno meeting, pwtc events, putra mall events... the car park always full one.... and the tune and sani hotel businesses quite good....

vue residence dont have the advantage that this area have... in term of disadvantage... bang adik aje.... surrounded by old shoplots... alot of foreigner workers... old and messy shops... at least chambers here surrounded by pwtc, tan chong, sunway putra... and alot of angmoh tourists like to stay at airbnb around here...

i also long time never go there already... my fren who worked in tan chong say business not bad... at least during lunch hours on weekdays... weekend... decent crowd... better than quill city mall at least in term of traffic.... good thing is they get supported by whatever event that happen in pwtc... their business will boom seasonally...

We went there for last week's MATTA Fair. Was thinking of parking there to go to PWTC but saw a long line of cars going into it and after getting stuck in the jam for half an hour, decided to go to park at the church near Masjid Jamek and take the LRT there instead. Saved a lot of time by doing so.

Seems pretty crowded when we popped by there after visiting the fair. Like what aaron mentioned, business picks up whenever there are events held at PWTC, it seems. On one weekend with no events held there, don't see that many people in the mall.

How's the F&B outlets there? Two years back went there it was quite empty and few shops are closed as well.

There will be a drive thru drop-off area at the lobby area.
From the plan I see, they have a quite a sizeable lounge area + security reception at the ground floor

But puteri and putera don't know have studio units like Regalia and Vue , right? If so, then it is hard to benchmark Chambers with Putera/Puteri as well...

On that day it was doing alright with a number of people dining there, but from my last visit a year ago on one Saturday, I only see one or two tables with diners. Didn't really take a good look as we weren't looking for something to eat there.

well... cant take a perfect comparison though... can gauge based on the potential demand there only... for me regalia despite not to far away... but they are not actually attracting the same type of tenant... but thats just me only... maybe using the rental rate and size of putera puteri and try to estimate from there..

Right...
Judging from the rental from Regalia n Vue today with similar type and built up (1.8k to 2.3k per month), Chambers studio should do well from rental play point of view 4 yrs down the road, with arguably better location and newer.

But the crowd still isn't as good right. I don't think it was ever good, but at least it got better after Sunway took over. Back then it was just another dead mall like Endah Parade

yea.... not high volume... haha... but then far away from dying... best example of dying malls should be viva, cheras sentral, 1 shamelin and quill city mall... haha... they are better than those... endah 20 years already and no refurbishment... can survive til now is a miracle....

i think major of their internal design kinda similar to the m-boutique hotel of ipoh.... lobby, walkway, unit door design.... as for internal... cant comment much... no show unit to visualize... lol.... but its quite obvious its targeting for airbnb or short term tenant like hotel style...

Those that you listed are already basically dead haha. Just on zombie mode only

Probably Endah Parade is taking the pathway of UE3 and plaza phoenix. Now waiting someone to takeover, don't need to waste money to renovate

went to sunway putra mall last weekend. There was no event nor working crowd, but i can see the carpark is full at B1 level by noon time. And by noon, crowd (local families and tourists) start to come in... I suppose during weekdays the crowd will be even better due to working ppl there...

Sunway spent about RM 1B (including mall, hotel and office) to buy it over and refurbish kao kao.... I like what I see from my short 2-3 hours visit there.. good mix of retails and food with reasonably good crowd (not full though during weekend lunch time). Toiets are clean, link bridge to lrt and pwtc is well lit and with clear signage, carpark is bright and with reasonable space.Yes, one of the better and well managed mall out there.

Other than the fluctuating crowd, I agree with you that the mall looks good and well-managed. The small walkway does remind me of the older malls which were recently refurbished like Fahrenheit88 and Lot10.

According to SA , some A1 studio facing it also can view partially , but have to be unit number 22 as 21 might be blocked by A3's balcony .

Chambers studio no carpark around 1.9k rent can breakeven at ltv90, which seems to be quite reasonable even considering todays market rent ...Just benchmark it with exisitng studio <500sf in city centre, eg: regalia, vue residence, summer suite, maytower, casa mutiara...

as I understood this development haven't get APDL yet previously, thats why bank cannot process loan. Once they got the APDL which I suppose they just got it now, they will officially launch it. And since it has been 50% booked so far, thats why I am wondering why they haven't launch.

Obtaining apdl and officially launch are two seperate things lah....

Obviously you cant officially launch when u dun have apdl

But with apdl you can start selling sign spa and process loan.

No need to wait for 8zhi aligned to officially launch the project.

As you can see, the selling point of Chambers is Homestay or AirBnB. So, mainly of them are not really care about balcony to dry their clothes but the strategic location and convenience public transport to other places. But, for own stay, there are another option for condo without balcony is buy a clothes dryer

Personal experience, unit with balcony easier to rent out compared to unit without balcony.

Rental value wise almost the same.

In Chambers, units with balcony is limited, only less than 90 units if not mistaken, ie < 20% of the total units. So it should fare better in rental market, liquidity wise.

Which is kinda true because you increase the pool of the tenant such as smokers etc.

Ok. I thought short term is 1 yr or shorter.
Long term is long term on rental.

Balcony is goof place to keep yr mops and other cleaning tools if your unit doesnt have dry yard.

Of course it can hang clothes and smoking zone.

yea wor... my fren working at tan chong... he still parking at there til to date... even the car park operator also say dunno when only will stop business... no hoarding up or land clearing in plan at all... actually that small road is super hard for big machinery to access also.... those cars at sani and tune hotel... double triple park all the time...

well yea... the objection wont works... basically there are no local residents there will object for the same reason as those in TTDI or taman desa... haha... the most impacted is limited car park lots for tan chong staffs and the hotel guests....

and I believe by law the notice board needs to be on site til the building is vped.

maybe later on got rubbish disposal issue, noise issue people might complaint leh.....

Studio is best for Investment especially Homestay/Airbnb. But Chambers also have type B which is 2R1B, it is suitable for own stay as well.

Just visited the site. The location seem hidden and hard to be noticed. It is surrounded by old, ugly and messy looking shoplots and sani hotel. I wonder will the foreigners prefer this kind of area to stay. The road leading to this area also look narrow and can be unsafe especially at nite.I dun knw how this kind of loc can attract buyer. Selling nearly Rm 1k persqft. Worth or not?

those airbnb nearby this area also not exactly nice looking or modern looking also... but still there are quite alot angmoh renting nearby the area though... but if u are not familiar... better dont commit... buy places where u familiar with instead of listen to SA....

Regalia is due to the facilities. Infinity pool. Many posted pics there over the internet that attract many others to come and stay. That itself is their USP to do airbnb.

But I doubt for Chambers airbnb will work as the pools located at low floor. View also not sure will be block or not.
And also to sell at 1000 psf is crazy pricing.

yea... generally regalia is due to their infinity pool... as for this chambers we wont know the view until it really up... for now... nearby have not much high stories building all the land to build another condo to block the view of chambers... i think only car park levels itself already higher than the shoplots surrounding... but i think their take up rate is good... thats why matrix also need to start work liao....

Either way location is still not bad with quite low entry point , established amenities and nearby Sunway Putra . Better than banking on certain props that advertised so called walking distance to MRT3 that won't even be realized .

i noticed a lot of ppl talking about buying this for Airbnb, just went to 'visit' the site on google maps, seems like there is a huge supply of budget hotels surrounding this property not to mention a Tune Hotel and a construction site for a new budget hotel ...... seems like an awful lot of competition for your airbnb or am i wrong ?

If I am a tourist, usually I will choose a place that is close to public transport, and also to the city centre. Chambers tick all the boxes. I don't think tourists will be aware that this place is actually next to Chow Kit, which is a red light district.

Tourist would not want to stay in Mont Kiara, Bangsar, TTDI where there is a lack of convenience to go around?

Just my personal opinion though.

need to ask ourselves who is the target tenant, family or single expat? if expat, should ensure it is easier for the expat to reach klcc, assuming working there, if local family, not sure if they will be attracted to live in this area

Want go KLCC just take grab only , 15mins can reach .

If really want LRT , just need to switch to kelana line from Chow kit monorail after 2 stations . Seems easy enough for me .

Signed the SPA. However I was so unhappy with the signing of the consent letter to allow developer to make changes. It basically give the developer the flexibility to amend anything - all they need to do is to submit amendment to Approved Building Plan and Schedule of Parcel. With 100% consent from all purchasers, they can change anything, including reduction the common facilities, our unit built up area. Of course the lawyer said - MC is a very reputable developer ma... won't do this to spoil the reputation. Well, reputation doesn't give confirmation.

I was debating this with the lawyer and she asked me to just signed it, otherwise just walk away (with a nicer tone but same meaning).

BTW do we have a whatapps group for Chamber's owner? It will be great if we can group up for information sharing.

Yes. Lawyer did inform that type B may undergone some changes on the layout. Only type B as what she spoken, other type not affected.

ya lo... I also thought it is finalised.. since it is already advertised on paper.. mana tau still can make layout changes sweat.gif sweat.gif

honestly I wont go for 2in1. I would rather developer give an 8kg washer machine and I will find place to put dryer, even place them in the dining area....

the 2in1 the drying function cmi.

p/s- I seen people hang their wet clothes inside the living hall area where it can get some light thru. Kid you not.

2. Rent for long term
3. Just keep empty and flip for handsome profit
4. If everythimg else failed, keep for airbnb.

Now apparently the trend is reversed..

Yes agree wit you. For current evaluation of the prop, location wise is good already as it is considered in city centre wit great access too. But would be great if some other boosters created into that area (which I don't know of) to appreciate the value more making way for the Plans to work out. My opinion only.

noooo this used to be a RM5 whole day parking lot, I used this place regularly when I go Nissan office.

There is an abandoned hotel directly opposite iinm , and the surroundings are a bit more downtrodden. And road towards Chow Kit is always jammed.

But location wise it's in the old part of KL, the part that existed 150 years ago.


Honestly I think JMB wont ban AirBNB , maybe there will be large number of units unoccupied and later will give to someplace like OYO to manage.

今天去了 site 看一下 , 挂了布条说 2022年首季度完成。
外观部分油漆了 , 大部分的鹰架还在 , 猪笼 lift 还在 , 以我的观察 , 相信明年三月份之前应该交不了钥匙 , 我猜测应该是明年 6月份之内交钥匙吧。

听说有微信群 ? chambers 多华人买吗 ? console.gif

Yaya, but for this project, the east direction is facing KLCC, and the north is facing internal (pool side), so i thought there is something wrong with the north one. sweat.gif

去 site 看了一下 , 拍了很多照片 , 可是我上传不了。(不能超过 1mb)
依我所看 , 至少要多半年左右才可以交钥匙啦。

有几个重点 ;

1. 家的大门口很底 , 只有 2000mm 高左右 , 太不高尚了。(没有水准)
2. 面向 klcc 方向的 , 有些单位很难看到 klcc 。面向泳池的 , 什么鬼也见不到
3. 浴室的 ceilling 高度很底 , 太压迫了 (7.5尺高)
4. 有露台的单位 比起 没有露台的单位 好太多了, view 好很多。
5. 浴室有配上 water heater tank , 不错下 , 虽然很吃电
6. 格局完全像足酒店 (450sqft 感觉很小 , 看图就很长 , 看现场就 ... )
7. P牌-2星-2马力的大冷气机一架
8. 有些材料给得很好 , 很人性化设计 . 有些就 ... 摇头了。

还有很多东西 , 写不完。也不敢分享在这里。自己知道就好

我也许会在 佳礼论坛 分享我看到的东西。(如果有时间的话)

Regalia 现在月租 1300-1500 / 500sqft 的。
chambers 没有 sky pool ,方尺>又少过别人的。
所以 chamber 长租能到 1500块,已经要偷笑了。每个月倒贴 500-800块钱。

唯一的出路也就是 Airbnb 而已。但是做 Airbnb 也多不了多少钱。并且 chamber 大部分都是投资者,508个 unit 中,当作 300个 unit 做 Airbnb, 竞争也太大了。。

并且前几年,kl city 大部分的新 project 建出来的楼,都以 Airbnb 而生。所以说啊,这几年将会有过万个 unit 出来竞争了。

唉 ~ 两难啊。。。 要想想其他办法了。。

I considered this project before but dropped off because I have the same concern as you.
Somemore it is located behind one row of old houses + no sky facilities.. I dunno how they are going to compete with Regalia.

所有的 project 都有它的优缺点 , 不管那里都是一样的喔 ~
没有 100分的 project , 如果你能找到 / 看到它 100分的话 , 发展商 / 炒家肯定比你更早知道 ,
到时候那个价位肯定卖得比天高 , 不是一般人可以 Tahan 。
