this location around 800++ psf... near sani hotel... slightly further away from pwtc and lrt station... but its better option than duta park... at least shoplots are nearby... and walking to lrt station is not that torturous... but their largest size seems like less than 1000 sq ft... cater for Airbnb again..... =.=

and this matrix first high-rise project near city center... their BSS looks good... dont know how will their high-rise performs... for airbnb this is a not bad location... although alot of budget hotels nearby... and also regalia and those villa putra puteri sekalian... always saw a lot white people walking out from there... and at least this is freehold...

yea... and there are damn alot of listing of Regalia in airbnb... all selling the same view klcc view from the unit and klcc view infinity pool... if the facility floor of chambers is high enough... they can see KL tower view.... brows.gif brows.gif as an alternative

and i think those tenant din reli care... during those holiday seasons... regalia airbnb can be fully booked... quite impressive xia... and alot of proposal, hen's night, birthday party happen along there... of course... also release steam activity.... brows.gif brows.gif the view is just a decoration to bring forward your needs...

most of it are studio size units... if most of it are 900 sq ft units... than it would be only 200+ units on 1 acre land...

those older condos there doing quite well in term of short term stay though... puteri putera court... alot of angmohs in and out from those condos... the tune hotel and sani hotel nearby there business also quite good.... for this condo... once u come out through sani hotel exit... turn left... u see the old an ugly part of jalan ipoh but more economical chinese foods.... turn right... will see a better view of sunway putra + pwtc lrt + halal foods (the top level at sunway putra doing quite well during lunch hours)....

regalia issue is they have no commercial activities within walking distance unless maju junction? but the view reli the main attraction....

cant fully benchmark with regalia as the location also different and also the facilities design... its better to benchmark against those condos near jalan ipoh kecil or jalan putra....

the land is really super small with one lane road surrounding the location... old shoplots and some open air car park... if they wanna make a drive thru lobby... the condo size have to be shrunk...

very familiar... last time because of work... always go there one... the current chambers site is a car park... mostly parked by tan chong staffs... now i wonder where they gonna park after this site started construction... during umno meeting, pwtc events, putra mall events... the car park always full one.... and the tune and sani hotel businesses quite good....

vue residence dont have the advantage that this area have... in term of disadvantage... bang adik aje.... surrounded by old shoplots... alot of foreigner workers... old and messy shops... at least chambers here surrounded by pwtc, tan chong, sunway putra... and alot of angmoh tourists like to stay at airbnb around here...

i also long time never go there already... my fren who worked in tan chong say business not bad... at least during lunch hours on weekdays... weekend... decent crowd... better than quill city mall at least in term of traffic.... good thing is they get supported by whatever event that happen in pwtc... their business will boom seasonally...

not pwtc... the putera puteri court behind sunway putra... they like to stay in airbnb than hotel nowadays anyway... haha

well... cant take a perfect comparison though... can gauge based on the potential demand there only... for me regalia despite not to far away... but they are not actually attracting the same type of tenant... but thats just me only... maybe using the rental rate and size of putera puteri and try to estimate from there..

yea.... not high volume... haha... but then far away from dying... best example of dying malls should be viva, cheras sentral, 1 shamelin and quill city mall... haha... they are better than those... endah 20 years already and no refurbishment... can survive til now is a miracle....

i think major of their internal design kinda similar to the m-boutique hotel of ipoh.... lobby, walkway, unit door design.... as for internal... cant comment much... no show unit to visualize... lol.... but its quite obvious its targeting for airbnb or short term tenant like hotel style...

yea wor... my fren working at tan chong... he still parking at there til to date... even the car park operator also say dunno when only will stop business... no hoarding up or land clearing in plan at all... actually that small road is super hard for big machinery to access also.... those cars at sani and tune hotel... double triple park all the time...
