most probably... those are for ppl who want to take higher margin of loan to buy one... i dun really like the product though as a cheras lang...but maybe its design able to attract alot of buyers...

i think the real analysis has to be done by ur own... after go thru all the respective threads... buy property no short cut one... haha

the mkh taman pertama one also not bad actually... but they din do anything to mitigate the cemetery/ crematorium negative points... maybe sell at same price with aster, freehold and lower density are their plus points... but no DO yet or any hint of launching soon... comparing against it is like compare against air.... price also can easily be change once launching...

vertica is a big no no... luxury rumah pangsa....

lol... u sure ur agent gt do a proper sharing to u ma? this promise comes with black and white signed with MRT approved by SPAD... and you can see the bridge very freaking soon...

and... when u going to sign the DMC... u will see this in the agreement...

actually... this project... its either facing HTC direction or facing MRT/Jalan Cheras... no point put higher price on which facing also... its the same... but HTC side u get more peace and serenity and u wont see the HTC unless u purposely wanna focus on it... haha

their maximum price tag for the largest unit is around 560k nett... i think compared to other direct linked mrt projects... are they selling at lower pricing for a 1009 sqft unit?

lol... like i said... every level increase rm500 only... maximum u get an increment of rm17.5k at the max top floor... at 578k for 1009 sqft... any direct mrt linked project comparable with similar size at similar price at the highest floor?

lol... why this become b11 thread already one... anyway really not comparable... look at the subsales performance of all the selangor high-rise projects except for hot PJ or subang... the rest all either stagnant or lelong-ing... and rental demand are there but always got push down further due to location...

lol... has always been like this since first day they pre launching it... bila ada change in strategy before... its up to you on wanna pre-sign the SPA or not after u get loan... no one should force you into anything... hearsay already gt 100 buyers pre-signed the SPA already...
