i think should be still okay gua... the general market sentiment now... alot of buyers also aware that they cant flip upon sales... no more DIBS.... loan also very strict... if they approved the buyer loan... means the buyer gt certain abilities one and alot buyers also more alert in getting info from the web now for their risk in getting a prop...

but comparably... that location essentially have nothing... for cheras lang... batu 11 batu 9 all these makes a difference though... if the price is almost similar... batu 11 one macam have affordable housing... easily koyak the rental there...

if MKH taman pertama selling at same pricing as Aster... then MKH one looks better in term of location and density.... the residents there also at least some genuine landed cheras owners nearby....

haha... thats why they sell it low density... with all the negative factors nearby... i dont know how much HTC affect a subsales value though but i think the MRT link shoud nett off the HTC minus point itself... compared to a big cemetery + crematorium just beside....

because cheras hartamas view is more peaceful... make sure u dun look down for the phyton lines... its actually better view than others....

but kajang view actually the best... no HTC... no MRT.... just pure kajang and jalan cheras view... lol

yeap correct... but for the 953 sqft one facing kajang... balcony wont saw the mrt station (maybe the rail only) and have better view... wont block by those connaught high dense condos...
