Theres a 12 acre project in setia alam that combines residential and education.


Appreciate your views on this project.

mostly NON schedule h prop (soxo, sovo etc). Pricing and concept means a sure bet to lose money!

yeap. more over very high psf. if one includes all those seri series given they are decent with some facilities and those city residence trefoil etc, we're looking at extreme supply in this area.

This edusentral will surely be the biggest loser.

Supply of mid high end highrise in Setia Alam

Trefoil: 1,497 units
Edusentral:1,700 units
Setia resi: 780 units

Total:3977 units

Do update if im missing things out. Will have a seperate table with seri series and all the others in.

trefoil performance getting better... can get 6% yield for fully furnished unit, most are sitting on 5%+ yield. Subsale is about 15%-20% over developer price though...

yes trefoil r getting better but tis is the only project not fully sold & stil available for developer unit (comparing DSL & seri series in setia alam).. next will be Setia City Residences..

even after you factored in the fully reno cost, still can get 6%?

trefoil comes empty rite? kitchenette and Aircond FOC?

Depending on furnishing cost, not sure about that... just heard from friend that market rate about 1k to 1.4k for fully furnished unit. developer price was around 250k ..

i think for studio unit... furnishing cost wont be too excessive unless u wanna make a high grade designer studio... otherwise just add 20-30k to the cost of purchase... wont affect the yield too much....

the leftover developer units are the big ones, 2 rooms i think... the studio units were sold sometime ago...
