very funny you are comparing a RM1.2billion project with the Seri Apartments ? What is their GDV for each parcel ? What facilities they have , and have you been to Edusentral ? You are looking at less than 10-12 units per floor for each exclusive plinth at the Edusentral with Victorian based international school , not excluding RM2-3 mil shop lots around. Trefoil is totally out of the league.

A lot meh the high rise supplies, what does it means actually because there are many vacant landed properties too. I dont see the significant to have the number as the population keep booming there. Sorry ah, im a hard core Setia Alam fan.

I have been to edusentral. GDV doesn't make a big deal here. setia city GDV much higher than edusentral yet trefail FAILED.

how many % of parents will let their kids stay alone in edusentra??? seri series basic facilities for the price point like pool and all. not soxo product like trefoil and edusentral. 10-12 units per floor is no big deal la. Setia city residence about the same.

even as a setia alam hardcore fan... u are too gung ho with your area... the landed supply still have alot potential here... why wanna stay at premium pricing highrise...? for the size of edusentral unit... they are not exactly affordable high-rise... even not comparing to seri series apartments... their facilities are not exactly impressive either comparing to trefoil or setia residence... shoplots below the service residents... lets look at the taipan area shoplots can boom or not first....

Setia City Residence GDV is comparable to that of Edusentral. GDV is important to achieve an exclusivity. Thus these developments will look better in term of quality (usually) as you have more budget to develop it. Units per floor is no big deal then can go for Seri Apartments, no comments on that since is not a problem lol. But what i mean is, you dont see many exclusive developments and these few locations are not baf, closer to the main crowd. Too soon as to speak if it is a failure.

Huh, parklane oug has the same GDV as Edusentral. Are you sure because the selling price totally out of the league of an exclusivity. In my impression, parklane oug is like some cheap condominium or falls under affordable range merely.

RM500 mil GDV of Setia Residence on almost 6acres , is comparable to RM1.2 bil GDV of Edusentral on 12acres of land , that was my meaning of comparable . I havent take into consideration of density / plot ratio depending on the subject title . And /sqft of Setia Residence slightly cheaper than of Edusentral . Setia Residence is pretty a good buy actually for own stay. (i cannot recalled the maintenance fees though)

I recalled parlane oug is like a few thousands units isnt. You keep comparing apple and orange , i rest my case zzzzz

Booking edu sentral phase 3 today for 502sqt = rm300k but now unsure want to proceed or not..bank already approved loan.. any advice..can pull the handbrake but will lose rm500 for canceling..any advice

Few months ago it was less than 250k nett even lower than launch price. Anyway will you let your child live alone in a studio??? If you will then this could be IT
