i think for studio unit... furnishing cost wont be too excessive unless u wanna make a high grade designer studio... otherwise just add 20-30k to the cost of purchase... wont affect the yield too much....

even as a setia alam hardcore fan... u are too gung ho with your area... the landed supply still have alot potential here... why wanna stay at premium pricing highrise...? for the size of edusentral unit... they are not exactly affordable high-rise... even not comparing to seri series apartments... their facilities are not exactly impressive either comparing to trefoil or setia residence... shoplots below the service residents... lets look at the taipan area shoplots can boom or not first....
