This guy just trolling la. Basic demand and supply. Unless u do whore house or anything illegal. Nobody will rent sublet room in this condo when there is so many rooms supply in the vicinity. Don’t even need to talk about positive ROI at this psf, u will need to charge 800-900 per sublet room which who’s yr target audience. A better ROI if ur talking about doing illegal and dun care neighbors looking is do poker house or gambling hub which makes more sense in terms of illegal means to achieve ROI. But u will get caught easily w 7 units per floor if 2/7 is ownstay

yalor the demand an supply are very basic. just rent normal oni ma can get best ROI. good luckkkk nia

the purchase price quite high to do subdivision rental lol... BJ room rates are already matured... the only thing that have to be done is reduce price to attract more tenants... non mrt lrt properties lagi no need say... unless u are located in the middle of the commercial hub like pinnacle SP

Agreed on all your points. Anyway I think high end rental in BJ is low for now. Can see many unit available. Tropika early buyers can untung and cover 4% rental lah

Why sri petaling pinnacle ? Is just a Sri petaling . Why not damansara uptown , uptown residence . Same middle of the commercial hub

i just talk from personal experience... currently pinnacle room rental rate command a better rate than BJ condos... those uptown area never explore yet... anyhow uptown residence pricing at least double of pinnacle SP... so u think how many room rental operators/owners can make money lol... operator also wont choose such premium product to do room rental

the park rental also quite sad for 2 rooms unit, below 2000 also for now for SF and FF... if u are lucky u can get better rentals, but the odds getting lower everyday

The Park Sky rental RM2000 only can get partial furnished/ ORiginal fitting, without lights and fan from developer oh.
Fully furnished 2 rooms minimum RM2.6K and above.
Instead of dropped, the rental here increased and especially for 3 rooms, demand strong, can rent up to RM3.8k, asking min RM3.6k for fully furnished.

3 rooms with balcony is limited... thats why it out stand other units even at same block same floor
