This guy just trolling la. Basic demand and supply. Unless u do whore house or anything illegal. Nobody will rent sublet room in this condo when there is so many rooms supply in the vicinity. Don’t even need to talk about positive ROI at this psf, u will need to charge 800-900 per sublet room which who’s yr target audience. A better ROI if ur talking about doing illegal and dun care neighbors looking is do poker house or gambling hub which makes more sense in terms of illegal means to achieve ROI. But u will get caught easily w 7 units per floor if 2/7 is ownstay
