QUOTE(Ivan9811 @ Sep 17 2020, 10:52 AM) Visited the 1300sq ft unit ... so tempted but the monthly maintenance fee turn me off...need Si fu’s view here... I am planning to rent out for short term and own stay in future may be another 10 years.. 980sq ft unit or 1300 u it better ? I cannot visualise how big the 980 unit is 🧐 What's the maintenance fee n does it include parking maintenance too? Bjaya got track record of increasing fees post 2+ years. Btw any agent here? Wanna know the price of the 732sf unit. |

QUOTE(glengoh @ Sep 22 2020, 12:20 AM) Hi guys, Im considering to get this project or go for skyluxe/ twin arkz subsale. What do you guys think? What size u looking at here? Whats the net psf in those projects. I see some decent priced subsale units in skyluxe before nego. Pro: low downpayment save on the legal fees and so on Con: plain design still under construction One more con for tropika is the total number of units that's 860+. This is partially mitigated with 4 diff blocks with multiple lifts. However, common facilities maybe full during peak hours and subsale/ rental competition in the future may be higher than the other Bjaya projects. QUOTE(glengoh @ Sep 22 2020, 12:41 AM) tropika type c Quick search on iprop n calling a few agents would yield u prices much lower than that. Can view again as prices n rental has come down quite a bit.skyluxe type d. both around 1.2k to 1.3k sq ft I visited one unit in skyluxe back in June where owner looking at approximately RM940+ psf. The agent told me skyluxe owners have strong holding power hence hardly can get good nego price. As for Tropika and twin arkz , I have not visited therefore I donno the actual pricing yet. ;P Proestates liked this post

QUOTE(glengoh @ Sep 22 2020, 03:29 AM) Good point that residential and commercial component may caused confusion LOL. I really like the façade of skyluxe but pricing will another one factor to consider This is inaccurate btw. Tropika got diff access to commercial n resi. The commercial is not even below the resi. See the master plan n you'll understand better. QUOTE(Good view @ Sep 22 2020, 04:48 AM) 1100sf onwards. |

QUOTE(surf-it @ Sep 22 2020, 07:41 AM) dont listen to the agent, the lelong unit will come, price will come down for sure... There are many units asking for 780psf before nego. Can check the skyluxe thread to see concerns on the depth of the floor too with a few owners complaining. I already start observing some owners can't repay the maintenance fee (1st sign of lelong) QUOTE(ryan@chua @ Sep 22 2020, 08:25 AM) |

Believe tropika reasonable price n offering is giving subsale skyluxe a hard time. Probably one of the reasons why the subsale prices there keep dropping Jaspy liked this post

QUOTE(Good view @ Sep 23 2020, 09:21 AM) modern facade is.only a design and feeling One has to acknowledge that facade wise tropika is quite bad. No floor to ceiling windows will affect the facade n natural sunlight n view. But density is real Even though Tropika maintain fee is same as Skylux Lower density means the fee is much cheaper then Skylux Because owners can enjoy and sharing more space Now, many developers build the facilities on different floors in the building with small land size and claiming low density, tbis is cheating . For density, total number of units is important to me too. No use u 2000 units in 25 acres n claim low density. Tropika is mid dense to me with 860+ units. |

QUOTE(Bigckl* @ Nov 1 2020, 07:27 AM) TQ for sharing. This video provides good information and reviews about Bukit Jalil and Tropika. Fully agreed on ownstay. For investment must consider demand and take-up in Front view have Recreational Park and back view have Golf Course. I agree that Tropika is suitable for own stay 1. Link 2 2. Skyluxe 3. Twin Arkz Tonnes of units there especially number 1 n 2. Hopefully demand will pick-up after pavilion is completed. |

QUOTE(SPHead @ Dec 5 2020, 02:09 AM) Have you guys visited link2 and km1? Check it out before making decision, i was there with not impressive maintainance environment with sky high maintainance fee from so call well known management company. after MC take over the management, its not hard to throw sky high management fees company. i have asked them to quote for one of my condos n their price is VERY OUT OF THE MARKET n they dont have many nice projects. guess maybe mainly due to steep fees. You may comoare link2 and km1 (both berjaya) with twin arkz. Link2 some even make few partition into more rooms renting it out for higher rental yield. whats the maintenance+sinking psf in link2 n km1 now? partition into more rooms is terrible for high end condo. |

Syed Ali said it aims to launch Tower C in April and Tower D at the end of this year, depending on the market situation and the pandemic. The launch price for Tower C range from RM732,800 to RM1.314 million, while Tower D is between RM779,800 and RM1.391 million, he said. "We develop innovative products and comfortable living spaces that cater for multi-generations. The Tropika provides residents with a sense of urban living amid lush greenery. Residents can live at a leisurely pace within this sanctuary," he said. Syed Ali said Bukit Jalil is still one of the most sought-after neighbourhoods in Kuala Lumpur by owner-occupiers and investors as they see great growth potential in the area. He said despite the on-going pandemic, there is an influx of interest from home-seekers and investors looking for a safe haven. Bukit Jalil is one of few areas in Kuala Lumpur where property prices have been stable or increasing marginally amid the current soft market conditions. Berjaya Group entered Bukit Jalil about 20 years ago. At that time, the area was all jungle. Berjaya bought about 162ha and developed the golf course first, and later launched bungalow lots, which were selling below RM100 psf. Today, the bungalow lots are transacting at slightly above RM700 psf. The group then launched the Arena Green apartments at RM99,000 for a 1,000-sq-ft unit, which in the current market, has more than tripled in price. Other projects that followed with significant price appreciation over their launch price are Savanna, Savanna 2, Covillea, KM1 East, KM1 West, Greenfields, Green Avenue, and The Link Business Centre. Green Avenue, completed in 2003, sold an apartment unit with the build-up of 1,080 sq ft at RM90 psf, and the current market price is RM450,000. KM1 East with 202 units ranging from 1,335 sq ft to 2,021 sq ft sold at RM650 psf. Today in the market the units, which were completed in 2016 are worth RM770,000 to RM1.52 million. KM1 West, comprising 350 units was completed in 2014. The units, ranging from 1,335 sq ft to 1,508 sq ft sold at RM450 psf, and the market price today is between RM830,000 and RM1 million. "All the properties have done very well. If you bought a unit in Bukit Jalil 10 to 20 years ago, you would be doing very well today. There is a fairly nice increment in selling price and rental despite market uncertainties," Syed Ali said. Syed Ali expects The Tropika to also have a fair increment in selling price in the secondary market. The Tropika is slated for completion in February 2023 while the commercial development is expected to be completed by December this year, with Jaya Grocer commencing operations next year. BLand still has around 5ha of undeveloped land bank in Bukit Jalil and there is a plan to develop an RM2 billion healthcare hub on it. If the healthcare plan materialises soon, it will complement the overall development, setting a new pricing benchmark. |

QUOTE(LipotKing @ Feb 22 2021, 07:40 AM) If you're buying for own stay definitely a good place to stay but if you're buying for investment, it will be difficult as there are a lot of apartments/condos nearby SkyLuxe, Twin Arkz, Link 2, The Park etc. Spot on advice. Indeed too many vacant condos in those listed above. |

I think no referral fee la even if you're an existing tropika buyer.
If got from Berjaya I would have been scouting here also. |
