There are many units asking for 780psf before nego. Can check the skyluxe thread to see concerns on the depth of the floor too with a few owners complaining.

I also concern the density not only the facade
The feeling of the facade design depends on different ppl
Skylux is 477 units in 1.8 arcs land
Tropika is 868 units in 6.5 arcs land

don't know is it high ceiling but thinner floor for keeping the height of the building and construction cost

Got ask ur Skyluxe agent why the unit is special at RM 940 psf for such size he quote you?
Most units asking price close to RM 900 psf also cannot sell dy, moreover he quote you big size in Skyluxe itself.

Tropika Type C (if u buying Tower A), I believe it is only less than RM 700 psf if high floor.

Layout wise, Tropika Type C for me is 7/10.
Long living area but lack of dining space although generated more sunlight feeling. The kitchen area is open without bigger yard, depends on individual. However, the bedrooms size are good. The only negative is long space wasted on balcony.

Sufficient to win Skyluxe's especially on every space, Skyluxe wasted too much space on balcony. All rooms too small. Tropika Type C masterbedroom is equivalent to 1.5 times or more than any master bedroom by Skyluxe.

Density, actually Tropika wins.

Architecture, facade, and modern feeling ... Skyluxe wins. Skyluxe have more options of view from any angle, while Tropika is straight forward unless you buying Type C.

When price matters, Tropika seems have more advantage.

Believe tropika reasonable price n offering is giving subsale skyluxe a hard time. Probably one of the reasons why the subsale prices there keep dropping

One has to acknowledge that facade wise tropika is quite bad. No floor to ceiling windows will affect the facade n natural sunlight n view.

For density, total number of units is important to me too. No use u 2000 units in 25 acres n claim low density. Tropika is mid dense to me with 860+ units.

I think not only that, modern facade buildings is not just a design but a futuristic architecture for the building to sustain the outlook & maintenance itself in the future market.

Skyluxe is nice bcz Tropika facade is sucks. Berjaya quite living into 90's era, conventional, nothing special but simple enough. Tropika is a lower version of another nice & simple but yet conventional of The Park, but I like The Park due to 4 high rises soaring the sky and overseen by me when I passby Kesas Highway or when I visiting Bukit Jalil.

Depends on the target segment, most age 35 or new buyers would prefer such Skyluxe or Exsim's facade than other factors such as density, faciltiies items etc. Quite individual.

I like futuristic but will never be my top 5 criteria.

My Chief! Lower density doesn't represents lower maintenance fee.

It's depends on the Gross & Net Floor Area vs number of facilities of the project. Honestly, both maintenance fee also not cheap.

Skyluxe being too small and nothing much to maintain except security, pool too small, and I doubt if they will forever open the facade's LED every night. The high scale fee was probably derived due to number of units are all small size.

Tropika maintenance is higher because the facilities area but most of it are repeatedly (eg garden or landscape) just to increase it numbers. Facilities area built on top of a podium is much more higher cost to maintain than on a ground floor area. Bigger facilities area also required more security guards, hence a rising cost too.

Small sizes still ok but medium big size like Type C will consider quite costly due to the number of Type C units in all blocks represents the NFA is actually more than enough to sustain the facilities given.

each to own's liking lah, no right or wrong. psf wise exsim and skyluxe are higher for the facade u are paying, whereas tropika is more of standard design, but front got golf, back got park lo.. also good commercial downstairs...

i guess that is becoz the unit facing golfcourse. I was informed that the price difference can go up to 50-80k based on unit facing facilities/ recreation/ golf course. LOL

Another reason i guess is becoz my visit was right after the VP and RMCO. Probably now really having big discount cool2.gif
