really? condo one thing but pigeonhole size in kajang. not far from here still can find zinc roof wood house haha. debatable.

went to the showroom accidentally bumped in. really looks spacious than the sizes mentioned, but commercial title, and only 1 toilet

For your information,

- COMMERCIAL title
- 500-600m to KTM (either by walking or provided free shuttle bus covered under maintenance fee around RM0.24/sqft)
- The KTM station will be attached to a FIRST MEGAMALL with mixed development in township of Bangi, Kajang, and Semenyih
- Governmental services ie. EPF and etc are located just opposite the the KTM station
- 4 years construction period just to cope with the mixed development mentioned above
- 38 facilities
- 587 sqft to 700+ sqft

and some other attractive info... hehe

Must visit the showroom, will be surprise by the actual feeling when you're inside the unit.
3 universities & college around, quite good investment with high rental return.

I stillnot booking it with this following matters

1) This project still under processing on APDL . It’s mean developer has the right to change anything or pull back the project if they want . The sales staff said will be approve by this end of March or April . Let’s see then .

2) They still didn’t appoint any panel lawyer for this developer so if purchaser wish to book a unit there they have to use cash or internet banking bank in to the developer bank account ( Based on my property agency experience developer has no right to collect money from purchaser if the project hasn’t approve APDL .but developer can appoint his panel
Lawyer as a stake holder for purchaser booking .But the way they collect booking would’t feel weird?)

3) This is a hongkong developer and he has no any track record of his development in Malaysia . This canopy hill will be his 1st development project . Will it’s feel too risky ?

4) The Promotion is quite interesting cause just wan to pay rm1000 booking fees , free all legal fees and stamp duty and u easily to own a unit there . Does it make sense? Which u r buying a rm250K enjoy high rebate with low cash out .

That’s Is why I still take a brake to book this project . But if the project APDL is approve then maybe can be decide to get one .

Fyi, as a credit officer, i pretty sure there are apdl from UOB and RHB now. MBB and PBB is processing the APDL right now. PBB is the end financier of this project. Developer wise, Land Pacific no doubt this is their first project in Malaysia but it doesnt mean this is their first project since its commencement of operation. From what i know, Mayland is the parent company and it has many other affiliates. You can go to this website http://www.mayland.com.my/affiliates/ for more detail. Other than that, regarding rebates and low booking fees, i thought there are quite number of projects offering even better offer ie. Cash rebate, furnished unit, free maintenance fee for certain years and etc. Pricing wise, it has slightly higher RM per sqft compared to neighbouring existing similar properties based on trusted information (confidential) . I believe the price has been somehow adjusted for the nearby development aka Kajang 2. Overally, this is risk and reward matter.

Yup they dont offer furniture, but i was told that the flooring tiles are the same as the showroom.

This project is somehow potential as it is one of the nearest project away from the new kajang 2 township. Everyday Your mood will be spoiled when see cigarette butts at garden since the above floor neighbors no balcony. And I also facing the issue since smell smoking so free at every corridor due to neighbor vent at yard sad.gif

the floor neighbors throw throw cigratte butts from the yard. these unit yards quite bad ideas that easily become place can residents smoking. these yard vent inflate the smoking at corridor. sad.gif sad.gif

i know it is nearby to UKM but expecting UKM students for renting not really gonna work !
