The defaulter is the owner of the property up until DOA is done 100% completely by the buyer.
So, that is why most defaulter can still happily stay inside the house.

This unit sold twice and yet both time the buyer need to forfeit as not able to complete in time.

but fail to complete transfer
reauction in Nov 2019 - same RP 131k - no bidder
Dec 2019 - RP 118k - sold
yet again fail to complete transfer

In the first place, if the property is stated bumi lot by the bank in the POS. It is not possible for non bumi bidder to even registered to bid. The auctioneer will reject.

Remember this unit?
Sold in Jan early this year.
Now re-auction again coz fail to transfer name to the successful bidder.
non bumi bought over bumi lot unit (not stated inside the POS, bank will not check this info for you).

1) Regardless freehold or leasehold, bumi lot / quota will be there if still master title or title issued but perfection not done. So refer back to the developer. Only developer got the answer whether the unit is bumi lot or is not under bumi lot.


2) 3rd property and above = 70% MOF.
If your question is related to the recent government announcement that 3rd property and above can still get 90% MOF, that is only applicable for HOC property sold by developer, not for 2nd hand property (subsale/lelong) - Correct me if I'm wrong.

No point waiting for this unit coz being on and off the lelong market.

Owner settled with bank, unit called off. Then later didn’t pay instalment again, bank put up the unit for auction again, then owner settled again.
Repeat.
