Yes. But can always refer to the old previous POS. Usually nothing changed a lot in the T&C. Just the pricing and date to be updated only.

That is why for low cost lelong units, some investors willing to bid until above market (subsale) price.
Coz they not entitle to buy via normal subsale method.
Only via lelong market they doesn’t need to meet the criteria.

Yes. Pay first and then claim back later from the auction bank (if the bank cover). Claim up to the auction date only.
Have to read the T&C stated in the POS properly. Some bank cover everything. Some bank cover partial such as maintenance fees and assessment tax only. Sinking fund, late payment interest not covered for example.

Those around Wangsa Maju, Sentul area is below 600sqft (2 bedroom).

Since talking about her so let's take her example:




Depending on which location, the rental rate is between RM200 to RM250 per katil.
So 3 rooms fit 2 beds each = 6 X RM200 = RM1200.
Yes, is correct: "Sewakan Rm1200 sebulan fully furnish."

she bought a 78k flat at outskirt area. definitely cannot fetch 1k rental even if do ID full furnish.

those that fetch 1k rental in your example of course different price and rental per head also not as low as RM200.

As mention before, low cost unit lelong market, investors willing to buy at way above market value.
Coz investors can only buy low cost via lelong.
Here an example today:

Yes subsale selling for 150k market price today. Of course investors not qualified to buy those low cost unit via normal subsale method.

If you plan to buy owner still occupied house from the lelong market, actually it is advisable best to approach the owner before you plan to bid his/her house. Just to grasp the attitude of the owner. At least you are in picture you will be dealing with such attitude owner.
No guarantee that a 5 mins short talk face to face able to know the true attitude but at least is something rather than nothing (unknown).
And also you can mentally prepare yourself for the challenge face after winning (if you got rezeki to win the unit in the end).

You buy from lelong mean you are the second owner. Developer got right not to honour any defect claim on the unit. Coz developer did not sign anything with you. Is up to the goodwill of the developer.

Last month at 714k yet nobody interested.
Now all come out fighting at this price.
Malay owner but is a non bumi lot (i think no bumi lot allocation for this project here).
