Various auctioneer. Can be Ng Chan Mau, Leong Auctioneer, Ehsan Auctioneer, Property Auction House, etc.

But take note that HLBB is the not recommended bank to buy from auction at the moment. 90 days need to settle everything. Very strict in granting extension. 7 days 1st extension. 3 extra days 2nd extension. That's it.

If the unit required double transfer, do not try to buy lelong units from HLBB unless you pay full cash (not taking any loan), then yes okay to buy.

Closest example will be Savanna Southville City and BSP 21.
Savanna Block D S&P price 500k++.
Lelong can get around 250k plus a little.

BSP 21 S&P price at close to 500k.
Lelong can get at below 300k.

Not 1 or 2 units. But many units to choose from.
Newly completed. Mostly still brand new virgin condition unit.

Very long posting regarding Savanna @ Dengkil lelong unit.
Summary: S&P price of the unit at 557k. Lelong sold at 280k.
Kerugian 277k.

Apparently in Penang low cost flat over there not restricted to "5 years cannot sell" ruling like in Selangor & KL.

Will re-auction start from the last reserve pricing of the unit.

Example last reserve price 520k. Person B won at 535k.
Will re-auction back at 520k.

If after successful transferring to Person B name, then this is totally another different story.
Can be under different bank.
Will be based on new valuation from the auction bank if B suddenly stop making the monthly loan installment 5 years down the road.

Nowadays mostly broker to negotiate deal amongst bidders. At the right price all the other bidders will withdraw and you ca get the unit at reserve price or something within a certain threshold - depends on the auctioneer also.

The examples given in Penang are clear cut low cost flats. "Low cost" or "not low cost" status is not based on today market pricing.
Doesnt matter how much was the initial price government sold to the 1st hand owner.
Few low cost flats in KL already breach the 200k pricing and yes got people will still buy.

Even when bank value at 200k, the low cost flats status remain unchanged, will still be considered as low cost flats. Got restriction when want to buy and when want to sell back such property.

971sqft sold at 576k. Single bidder win.

If really can kawtim so easily, agents on their own must as well go and borrow money. Everytime they just try luck submit bank drafts on possible units with at least 1 registered bidder. Why need to waste time find interested buyers for the unit?

When you changed name at the local council, you will receive a confirmation slip.
The slip should be sufficient to prove that you already performed this name change process.

From the 12 projects listed, only Vista Alam got a walking distance LRT3 station nearby but will only complete in 2024.
