FAQ:

1. How to apply?
Answer: Need to be government servant. Pensioner also can apply.
Priority to: first time home owners, gaji pokok less than RM10,000 & those who stay near the PPA1M unit.

2. After 10 years can I sell to members of the public?
Answer: Yes after 10 years can sell to whomever you want. (source: PPA1M email exchange)

3. Can rent out?
Answer: There is no mention of the word “rent” in the T&C for PPA1M. Only restrictions on selling. (source: PPA1M email exchange)
[Update 14 Oct 2017] Spoke to SA in DPC, claimed that they called PPA1M and was told that owners CANNOT RENT.

4. My gaji can afford?
Answer: Refer to this chart

5. How to choose the unit I want?
Answer: Once the offer letter have been received, make your way to Desa Park City to choose your unit! first come first serve! (source DPC hotline)
[Update 14 Oct 2017] Spoke to SA in DPC, claim that it could be possible that units might be randomly allocated instead of being able to choose. Which method will be choosen ultimately lies with the government.
[Update 14 January 2018] Spoke to SA in DPC, a date will be set for the selection of units. Most likely end or beginning of feb.

6. Is there any price difference in the facing/floor/location of the unit?
Answer: No. No price difference- flat rate for all units

7. Can Sofiya residence gain access to ParkCity Sport Centre or the ParkCity Club?
Answer: Yes! Free membership, but still subjected to monthly fees.
[Update 14 Oct 2017] Different tiers of fees available. contact the respective facilities for more info.

8. What is the maintenance fee for Sofiya?
Answer: No fixed figure yet.

9. Can buy extra carpark?
Answer: Yes! First come first serve. RM20,000/car park.
[Update 14 Oct 2017] According to SA in DPC, only certain units will get the chance to buy another car park. This means if you were randomly allocated a unit that does not have the option to buy, you will not be able to do so.
[Update 14 January 2018] Spoke to SA in DPC, only certain floors will be allocated 2 car parks.

10. If i wanna quit government service after getting a unit, what will happen?
Answer: "Rumah akan tetap menjadi milik tuan dan moratorium 10 tahun akan tetap berjalan sekiranya tuan letak jawatan dari perkhidmatan kerajaan." tq ztan

Potential Issues

1. High Tension Cable
There is a power transmission line or high tension cables (HTC) running parallel to Sofiya Residensi (About 250 to 300 meters away). While most healthcare organisations/goverment agencies would say that HTC does not pose a thread to human health, there have been sporadic reports of cancer/health problems being related to staying/working near HTCs. <To be expanded further>


2. Parking
There is only 1 car park per unit, which is ridiculously inadequate in Malaysia's car dependent lifestyle. There is also no nearby public transportation available in DPC. While you can purchase parking from the developer, there is only very limited parking bays to do so.

3. Non Muslim Majority Area
Kepong and by extension DPC is a chinese majority area. This might or might not be an issue, but i think it would be important for our Muslim friends to know. Halal food might be hard to come by. (If peeps can help clarify....)

4. Dog Friendly Community
Desa Park City is a dog friendly development. Parks and even the shopping mall allows the presence of doggies. This should be something PPA1M applicants should understand before applying for Sofiya. However, West Park, the park nearest to Sofiya is a pet free park.

I understand that... but to be honest that thread is more about discussing the impact of ppa1m on desa park than it is a place to share info that is helpful to ppa1m peeps.

if there is a right procedure to do this please let me know..

im commited to updating the first page with uptodate info until launch, which the current thread is not doing.

and to be frank everybody is entitled to their thoughts and opinions if dpcians need a place to rant that thread seem sgood... but having to dig thru so much negativity for bits of disjointed info seems to be a real hassle.

I wonder if the extra car park fees can be parked under house loan...? If can then it's a definite must to buy. Can rent out to other people as well tongue.gif

Agreed. if want own stay 2 cp is bare minimum. Not sure if there is a limit to how many cp a person can buy la haha

also mean that you can sign spa and settle just the 10% amount and apply loan 2-3 years later before CCC. correct? since there is no progressive payment like other undercon project.

Gov servants by all means apply saja. Ntg to lose. Just stay dpc & hold for 10yrs then easy money masuk kocek.

Combined income of 3 to 3.5k should be able to serve the loan quite comfortably already, provided no other commitment.

Not sure how about the mechanics of PPA1M financing. Also if I read correctly it's only 2% down payment not 10%

Harga rumah yang dijualkan kepada penjawat awam ditetapkan di antara RM90,000 hingga RM300,000 seunit selepas ditolak subsidi yang diberikan Kerajaan. Nilai subsidi yang diberikan adalah sehingga 25% daripada harga sebenar / harga pasaran

Meaning the 'actual' value is not that high eh

As far as i read, it says 2% on signing SPA, remaining 8% within 2 months, and the rest of the 90% after CCC released. that's really good, got few years to prepare. lol.

PPA1M usual price is RM220k for 1000sf, RM260k for 1200sf and RM300k for 1500sf
This project is RM300k for 860sf
