 Reason of buying RumahWIP / PRIMA / SelangorKu, Own Stay, Investment - rent out / flip

Please share why your thought to get a unit under those government incentive unit (GIU)?
 
Buy for own stay and will not rent/sell even after 10 years limitation. [ 25 ] ** [13.97%]
Buy for own stay and maybe will rent out after few years and sell after 10 years limitation. [ 55 ] ** [30.73%]
Buy for investment (rent & sell) and maybe will stay for first 1-2 year. [ 23 ] ** [12.85%]
Buy for investment (rent & sell) and didn't have intention to stay at all. [ 42 ] ** [23.46%]
Didn't keen to buy this type of property. [ 34 ] ** [18.99%]

Updated some 'affordable' analysis on post 1, which show :
1) Non of the B40 able to afford buying affordable house, even some M40 are not able to afford also..
2) KL (62.2%) & Selangor (70.2%) are the lowest in house-ownership.

Got the invitation to go unit selection on Jubille Pr1ma in coming weekend. Planning to say myself but now concerning all my future neigbours maybe are not locals (if everybody really rent it out). Hmm....

If you need a place to stay and the location suit you, I dont see why not to buy it.

We can never predict the future accurately, just hope for best.

Currently I staying with my parents, but i hope i can get my own place to stay especially when i get married...

But here is for rumahwip/ppa1m:

1. Residensi Rampai completed 2017
2. Residensi Pandanmas completed 2017
3. Residensi Sentulmas completed 2018
4. PPA1M Bukit Jalil completed 2018

5. PPA1M Taman Metropolitan Kepong completing soon
6. Residensi Hijauan Bukit Jalil completing soon
7. Residensi Hijauan Lumayan completing soon


Anyway, example:

1000 sqft, rental RM950.
Bought at 150k.
Yield = 7.6%

Assume taking government loan, 4% 30 years, monthly repayment RM716.
Monthly maintenance fees at 0.15 psf + 10% sinking fund = RM165
Positive cash flow monthly = RM 69 (but if add in yearly fire insurance, cukai, etc, this will be gone. so just break even only)

What action can they take? The loophole is made by themselves for making such disputable regulations. They can't blame anyone but themselves.
Worst scenario is they buy back from the buyer? Which is impossible lol

Built quality will depend on the developer.
Maintenance wise depend on the ppl themselves via a committee or JMB. A place with majority own stay definitely will be well managed compare to a place with majority investors. Just my opinion.

Mentality of the residents matters most. But it seems like most of the residents are mid low to mid mid, and they are young adults as well. They should be well educated not to be like this filthy fellas in government flats.

Correct. Mentality issue. High density will make the problem worst.

Car parking problems will be never ending story.

Rumawip seems to be high-density residential area. Can't imagine the parking, getting in/out of the unit (lift, driveways)!
