 Reason of buying RumahWIP / PRIMA / SelangorKu, Own Stay, Investment - rent out / flip

Please share why your thought to get a unit under those government incentive unit (GIU)?
 
Buy for own stay and will not rent/sell even after 10 years limitation. [ 25 ] ** [13.97%]
Buy for own stay and maybe will rent out after few years and sell after 10 years limitation. [ 55 ] ** [30.73%]
Buy for investment (rent & sell) and maybe will stay for first 1-2 year. [ 23 ] ** [12.85%]
Buy for investment (rent & sell) and didn't have intention to stay at all. [ 42 ] ** [23.46%]
Didn't keen to buy this type of property. [ 34 ] ** [18.99%]

to be fair.... alot of needy genuine stayers also not afford to buy a 300k rumawip unit.... i have alot of frens who working in government sector... they say 300k for 900 sq ft is luxury to them... even u look at the comments on the rumawip projects launching also the same issue and none of them queue to buy for it... in the end those who queue to buy is those with PAMA support or PAMA use their offsprings first house privilege to buy it... and alot of them dont really bother to really stay in... just a back up in case in future they not afford to own a private project condo...

Rumah Selangorku starting from 45k n gov can apply full gov loan.... no problem

yea... but everyone wan KL address for their condo ma... itu la pasal... haha.. rumawip also can apply full government loan... still they not willing to give their loan quota for house only... haha

hmm.gif since can get full loan then why gov keep increase the maximum salary limit to push the sales..?
Previously 5K individual / 8K couple until now 10K individual / 15K couple.

thats why like what i said... even those eligible ones... they are earning 5k... they still deemed 300k rumawip to be overprice... because if take on housing loan... they have to spend lesser on car mod, entertainments, lavish foods spendings and etc.... hence why gov keep push the maximum salary in order to sell out... and for me... any ppl income more than nett 5k above... is not those who really need to buy rumawip... so whose wrong is it that alot of investors bought those project... now u should see it clearly...

Gov policy is not the best, I also suspect they got "motivations" to loosen the policy from developers themselves.

their motive is sell it fast... initially they tot price at 300k and below... those 5k nett income below single ppl will BBB all of it... and suddenly they realized sales no that good... increase the limit so everyone can buy already... i dont think anyone with 10k nett income considered as those who need rumawip... lol... they wont get any karma because they bought it in compliance with the law... lolz

Let's just say that single people in general prefer not to be tied down with a housing loan and would rather prefer to rent/move around or stay at their parent's house. Still want to enjoy life if you ask me. tongue.gif

Only those who are married will be going all out to look for a nest of their own.

As for those individuals earning RM 10k/month and a combined household income of RM 15k/month, I agree with you. Aren't this category of buyers able to afford condo units in ranges of RM 5xxk - RM 7xxk? If I had the former salary, I'd rather go buy a nice condo unit than either a RumahWIP or PR1MA house.

They should have 5 year moratorium cannot sell must stay cannot rent and importantly cannot buy any other property. Furthermore they should further differentiate , 3 bilik must have minimum people stay single can only buy 2 bilingual for example. Basically should tweak policy further.
