 Reason of buying RumahWIP / PRIMA / SelangorKu, Own Stay, Investment - rent out / flip

Please share why your thought to get a unit under those government incentive unit (GIU)?
 
Buy for own stay and will not rent/sell even after 10 years limitation. [ 25 ] ** [13.97%]
Buy for own stay and maybe will rent out after few years and sell after 10 years limitation. [ 55 ] ** [30.73%]
Buy for investment (rent & sell) and maybe will stay for first 1-2 year. [ 23 ] ** [12.85%]
Buy for investment (rent & sell) and didn't have intention to stay at all. [ 42 ] ** [23.46%]
Didn't keen to buy this type of property. [ 34 ] ** [18.99%]

Since many people are intend to buy those government incentive unit (GIU) with different reason.
Therefore i create this poll to see the real reason of why want to buying those GIU.

Btw, the most interesting reason i saw before : those unit that sell 300K now can sell 900K after 10 years limitation.

your last statement realistically nope.
but capital appreciation will definitely be more than those normal sales project. here is an example of the best rumahwip project:

Wangsamas VS Hamilton
198k VS 550k
Apartment VS Condo
1 CP VS 2 CP
800 sqft VS 1000 sqft

How much do you think the pricing of both projects will be in year 2027 when it is free to sell to anyone without restriction?

Wangsamas = 400k = 500 psf = increase of 100%
Hamilton = 750k = 750 psf = increase of 36%

Which pricing is more realistic able to sell you think in 2027???

Last time heard rumors that DBKL will spot-check those PPR in Jinjang for rented unit.

hopefully they will do the same to all the projects.
issue is, nowadays more and more affordable project kicks in, will they check every site?

But if the enforcement not strong, then the chances might can't really go to those really people who really need it..

yea, hope the gov will notice this and do something.
as i know, the SnP didnt mention any rules on renting within 10 years

People thinking the current gov style of loose enforcement is indirectly provide some benefit to them...

But the fact is those loose enforcement only will harm the ordinary people instead of gov...
Speeding/drunk driver, mat rempit, unresponsible developer, not to mention the recent fire case tragedy..

Imagine the impact when the total 1.1mil GIU finish their 10 years limitation..
Btw, the 1.1mil unit is only target up to 2018, which the future list is not include yet..

Voter that buy - only stay : 5 (15%)
Voter that buy - (might) invest : 26 (85%)

Rumswip etc is for those who cannot afford... Is poor people housing. Leave it to those who really need.!!! Its karma baby... Never be a dick in life yo., that's my motto!

Hence my post earlier , to not take advantage of the cheap price and try to make money from it. Leave it to those who need it most, the genuine stayers.

To me be fair you never know how it gonna turn out anyway, and bending the rule leave u open to complications.. Don't deprive pipu of their chance .
