I just seek an opinion from anyone here. I got offer by PR1MA apartment home at cyberjaya place (cyberjaya lakefroent). The unit price is 280k with 850sqf and it freehold status. Is it the best to accept or not in term of investment because not planning to stay there becoz work at KL. And the other offer i got at my hometown, at malacca.. an apartment home with 1000sqf, price 130k, leasehold and just 4km from to town (dataran pahlawan, mahkota parade, melaka raya).

Which is most best to choose

Melaka if you rajin can do airbnb. Sure +ve cash flow everymonth. But for rental in Melaka, I'm not sure how's the current rate there.
For cyber, don't think you can get +ve cash flow by renting your apartment. I guess if you take Cyber,monthly will be around Rm1400? Not sure if rent can cover back your loan.

fren, why prices will be ridiculously insane?

of course price will move....but judging from the performance of cj now, it hasn't moved as fast as bank interest rate.

until it catch up with bank interest rate, then baru study if cj is a real deal.....

just my bias opinion......

don't know much abt Melaka investment property but 130k brand new (presumed) 4kms off town, hardly can go wrong.

on the other hand, cyber is brimming with apartments within 300k range. for renting, you are facing with huge competition from non-Pr1ma products as well in the same price range.

Cyber if you die die must buy, buy landed. Period.

Imo,houses in CJ already expensive right now. Don't you think when this place fully develop, price will remain like before?

right from 10yrs ago, I already felt that cj prices priced out of market. BUt thanks to the property booming period, it went even higher.

now the dust has settling down and the miracle of cj since subdue, perhaps its time for cj to find the correction.

but imo condo or apartments are way over supplied. even landed, you need to bear the -ve cash flow from now on.

honestly I wont rush in to buy CJ, landed or highrise.
