sometimes theres a reason why condo in alam damai not selling well.... generally there are a few low density freehold condos there... and the sales going damn slow.... especially those located further behind from the PRIMA ones....

not bad 1.2mil for that kind of land size.... with this distance to KL not really too far away.... just that in and out during peak hours is headache.... tongue.gif tongue.gif

the condo abit overprice... around this area... i think only PRIMA have the highest density in term of highrise....

subsales aside... the damai citra one also circa around 1m +-.... hahah.... we assume emerald hills will be given some sort of rebates and freebies subsequently... so its the market price for that area for new landed.... luckily they din make it 20x70 or 20x65 to sell it....

old taman taman alot is like that one... not only alam damai... most of the cheras taman also sempit... and still have cars park at the sempit roadside.... its just depends on how creative u are... laugh.gif laugh.gif

other than nice view or design like dpc.... in term of density.... damai vista and damai hillpark condo fair better in term of density... and 500k +- for size of 1000 sq ft... whats the smallest size this project have onwards?

i think within sg long vicinity.... mahkota cheras subsales also have alot of options... not brand new from developer... but brand new because owners never stay in and waiting for re-sell... haha.... brand new from developers u have to get it from further outskirt areas already....

as for this project... there is landed.... but not sure u able to snatch it or not...

yea.. i think the only reason u buy the condo here would be because of the landscaping and the mixed developments factor... otherwise... the location is still alam damai... without PRIMA completion already unmovable during peak hours... imagine all done and residents moved in....

well... at least this is a brand new landed that consider closest to KL in term of distance... all the locations that are better than here wont be building landed anymore... not much huge lands for landed developments.... total terrace how many units? the high maintenance fees could be due to the number of units... and also do they have any other facilities like clubhouse or etc?

how many units of terrace they have...? if alternatively they can cut-cost on the clubhouse and maybe all the fancy fancy dpc-alike landscaping to reduce the maintenance fees in ur G&G area... would you be okay with that?

i think 181 units is the main reason why the maintenance fees so high... bukit jalil high end condo easily have units more than 3 times of that in one or two blocks... whether there's lift or not... u have to replace the maintenance of the lift to the lake and landscaping of the precinct as well... in the end it might come up the same cost as maintaining a high end condo but with significantly lower density...

i guess... a landed in this location... there's nothing perfect... especially in term of pricing... the maintenance fees is indeed too much... even cloud tree with their low density and luxurious looking facilities floor also doesn't charge so much for the maintenance fees if im not mistaken...

well... landed has always been in demand in klang valley... hence why the huge take up rate of those outskirts landed... haha... this one within 20km radius to KL... i think more BBB... condos... just the same feeling as u buy a condo at DPC... but DPC already established... while this is more to just concept and not sure can succeed or not... haha

looking at this new landed nearer to the city location... it seems that if you bought a freehold landed in kajang... you can save at least half of the house price... but need to travel further.... however truthfully speaking... in and out of alam damai is a headache actually... distance to KL nearer but time taken almost similar to coming out from kajang... use the excess 600k u save to travel to toll and more fuel may seems a better option... but own stay is more to personal preferences than numberings.... laugh.gif laugh.gif

More over, how much a DSL house in Kajang now? hmm.gif let's say take one for 600k, pretty sure it's crappy and old. Then you'll put a chunk of cash to reconstruct it, then that'll take another 300-400k. Then youll think of the neighborhood you'll be staying with and the safety there.

i think those subsales link house in tropicana height are around 600k++... brand new and no one stay there before... the overall environment are not bad but not up to the level of DPC... but its better than your majority taman taman style landed... MKH new launching last year also around 650k but not sure whats the size though... the closest nice environment can be compare to is jade hill in kajang... but i think they dont have link house around sub 700k... haha

pai seh... not really 6xxk plus... more to 7xxk.... the latest time my fren press an owner for a fairfield around 740k... owner reluctant but still keep the option open for him.... most of it expecting at least 760k and above.... only those MKH projects can put below 700k but then no landscaping... haha

hahaha... i dont think mah sing have any land in kajang or semenyih right now... they have to settle their outskirt projects in rawang and bangi before think about new developments in other outskirt areas... and if jade hill is MS... then the landscaping there really give me a different opinion on MS liao... too bad they dont do such township development....

well i think compared to other kajang township projects... they are the nicest in term of landscaping and environment... haha... tropicana height not bad as well... but still some standard away from jade hill... haha... i would say jade hill quite comparable to SEP in term of the environment....

SEP i have relative stay inside there... so went there alot of times... JH my fren staying there... just went during last CNY... fresh memory... haha... i can't compare with others like SEG or DPC as my memories on them quite long while ago..
