1.2 mil for a 22x75 double storey house is expensive, although they compensated with greenery.

You can get a subsale 26 x 75 double storey link house at Damai Rasa, Alam Damai or 22x80 new double storey link house at Damai Citra at below 1 Mil

Bro the landed there also so sempit, then car park left right i try entering the housing area wan vomit blood sometime 

For me is good which is low density and nice view which is design almost like dspc .
This is my opinion others i not sure .

is there any new terrace freehold prefer, leasehold also can, around 1m-1.6m?

Don't forget there's one gigantic prima condo building there lol

this terrace 2 storey at least rm577-7xx for maintenance fees, it is strata title meaning u cant change a single thing for install a gate or change some structure. There is no balcony also.

Very high maintenance fees 578-7xx although including clubhouse

181 units, they also mentioned future maintenance fees will increase, Although have lake, but the price a bit at the high side maintenance for terrace. I hope they will drop the price since we don't use lift at all and some other things. 35 sen psf is same as the Bukit Jalil high end condo lol

But the terrace owners are sharing with another 1k+ condo owners lol

Yeah. Some more it's strata, so the condo residents can even jog behind the terrace lol

The one and only plus point is DPC concept. Other than that it's nothing much interesting. And when three big different blocks with thousands of units are ready to stuck the traffics, just can't imagine the traffics for that little area. But still over 1k registered for the terrace while less than 1k have registered for condo lol

Over 1.5k registered for the landed that only has around 250 units, while the condo is more than 1k units and could barely sell them off (20-30%).

Can't blame that they'll play with the price when the demand is crazily high lol

By next year if the property market doesn't go down further, they might even raise it higher.

Even triple (some say 2.5) storey terrace in Tiara Hill is selling at 2m with no clubhouse and whatsoever.

Traffic and distance wise, yeah you'll save more if you get one in Kajang. But where in Kajang or any places in KL/Selangor we can get a place with such landscape like Emerald or DPC haha

More over, how much a DSL house in Kajang now? let's say take one for 600k, pretty sure it's crappy and old. Then you'll put a chunk of cash to reconstruct it, then that'll take another 300-400k. Then youll think of the neighborhood you'll be staying with and the safety there.

Trop heights got so low price at 6++k?

Might as well buy dpc ..since its so nice.

Haven't really been to Jade Hill. How's the landscape there? As good as it advertised?
