Yeah, i can understand the frustration of waiting 10 years for the clubhouse.
But it seems that for Mallow buyers, they are giving 2 years free membership for the clubhouse - so that means the clubhouse development is already in progress? Not sure if buyers of Chloe and Garland/2 are entitled to the same..
*
For Garland 2 owner, will be entitled for 12 months free membership club

Is the emerald park pet friendly? I'm afraid that's not a pet friendly park since is not private under developer

Mallow buyer here, went to show unit last week. I think now anyone can make an appointment for viewing, not just buyers - info already up on Guocoland's social media pages. Overall quite pleased with steady progress (all things considered) and actual build looks/quality.

user posted image

A. Key items:
1. Show units (fully furnished & bare unit) are on site, the first 2 lots at the main entrance, next to where the guard house will be. It's uphill from Chloe/Amberly.

2. It's Phase 1, land area 32' x 86', built-up area 2,170sf (intermediate). Phase 1 porch is longer basically, Phase 2 shorter cuz it's 32' x 70' (built-up 2,170sf). The show unit is the 32' x 86' land area (longer porch), built-up area 2,170sf. Phase 1 & Phase 2 has combo of 32' x 86' and 32' x 70' units. Intermediate built-up size is 2,170sf; Corner/End lots built-up size is 2,236sf. All 4 bedrooms + 1 Utility Room; 5 bathrooms.
[Note: Edited inaccurate info - thanks @vicky.max for the correction]

3. Agent mentioned expected VP Phase 1 Sep 2022; Phase 2 Feb 2023. Looks like got steady progress on site so hope can VP by target date. 196 units total.

4. In front of the show unit, there's a patch of forest. Was informed it's planned to be a residential area, but not until after 10 years or so.

B. First impressions:
1. From outside, looks nice and tidy. Things are nicely concealed e.g. AC fan unit, rain pipe. Since this is technically a cluster house (not full semi-d), the back side is attached to another unit. Pleased that the backyard wall separating the 2 units is high enough, and it's a full wall partition instead of a fence. They built the same tall wall opposite the almost full height/width living room windows and sliding door, so got a bit more privacy that way.

2. On the inside, the show unit (intermediate) feels like a normal-sized double-storey terrace house with a 10' side garden. Doesn't really feel as big/spacious as normal semi-d, but just nice. Window/sliding door trimmings are black powder-coated aluminium, nicer than the white ones in virtual tour. The ID a bit extra for me, but YMMV. Kitchen area is a tad small and no windows, and the ID decided to put the wet kitchen in the yard area - something probably lotsa owners would end up doing. Utility room is good for storage + very small attached bathroom (apparently it's OK to house your employee, i.e. maid, in a shoebox like that dry.gif).

3. Upstairs are 3 bedrooms + attached bathrooms + family area. They use light-colored laminated wood flooring upstairs. The bathrooms all have plugs for instant water heater already; but if you want those internal water heater storage tanks ones, have to hack and install the copper piping as they're not built in (unlike nearby Tamansari Amaryllis).

4. Generally pretty quiet area, hopefully will stay that way and that they will add more trees. Phase 2 will be nearer the manmade lake, with perimeter fencing. Can't see lake yet, maybe haven't been dug.

Somehow don't think so, at least not off-leash, since it's open to public and supposed to be maintained by MBPS.

I heard from SA that the management is planning to build a waterfront area (ala Desa Park City) just beside the Clubhouse and currently in talks with Jaya Grocer biggrin.gif .. it will also soon house a few F&B's and other shops as well.

I hope so, too. Current AEON is quite dated and small for the number of new projects coming up. Hopefully can get Village Grocer / Jaya Grocer nearby.

Wow, finally the most awaited review for Mallow. Thanks for sharing! I haven't visited the show unit yet, probably will do so somewhere next week.

1) Is the whole Mallow project site sits on the hill side?

2) My understanding is that Phase 1 consists half of the units at Mallow, not only those 32' x 86' ones. (In fact, the stretched porch units are only situated right in front of the park's entrance)

3) Indeed, the house size in general is 22x70 and within that size, they are fitting in 5 rooms + 5 bathrooms. Not sure how that looks.

1. Looks like it? I only confirmed for Phase 2 (near lake), which is uphill from lake. The show unit general area is also uphill. If someone has drone footage of this place that'd be great.

2. Thanks! You're right, corrected my earlier post.

3. Yeah - so it looks & feels more compact than your regular wide semi-d. The 5th room + bathroom can be discounted already as they're very small. The other rooms are actually regular-sized double storey terrace rooms. The bed in master bedroom is king-sized I was informed, so MB is quite spacious, with walk-in closet area. Sufficient space and privacy for a family of 4-5, I think. Not ridiculously big, not too compact either.

I got the news from the developer staff of Guocoland saying that Jaya Grocer had confirmed their tenancy at the upcoming Waterfront area! biggrin.gif biggrin.gif

They are now in discussion with other F&B and entertainment outlets as well.

So, for Mallow owners (as it's directly connected to the main park), it may take +- 1km walking distance to go to this waterfront area (as it will be built just next to the clubhouse)

Anything outside your property compound is belong to the town council, and here we are refering to Majlis Perbandaran Selayang. So basically you need to go to the town council’s planning unit to apply for a permit to build the Na Tuk Kong shrine. Having said that, anything without a permit will be illegal and can be demolished by the town council anytime.

Which housing area you are referring to? Either way, like someone mentioned, anything outside your gate is under the purview of local council and I doubt you can erect Dato Kong over there. Plants or trees will be possible.

Need to ask consent from neighbors too if your planning to use the whole green area.
