Mallow buyer here, went to show unit last week. I think now anyone can make an appointment for viewing, not just buyers - info already up on Guocoland's social media pages. Overall quite pleased with steady progress (all things considered) and actual build looks/quality.
A. Key items:1. Show units (fully furnished & bare unit) are on site, the first 2 lots at the main entrance, next to where the guard house will be. It's uphill from Chloe/Amberly.
2. It's Phase 1, land area 32' x 86', built-up area 2,170sf (intermediate). Phase 1 porch is longer basically, Phase 2 shorter cuz it's 32' x 70' (built-up 2,170sf). Corner/End lots built-up size is 2,236sf. All 4 bedrooms + 1 Utility Room; 5 bathrooms.
3. Agent mentioned expected VP Phase 1 Sep 2022; Phase 2 Feb 2023. Looks like got steady progress on site so hope can VP by target date. 176 units total.
4. In front of the show unit, there's a patch of forest. Was informed it's planned to be a residential area, but not until after 10 years or so.
B. First impressions:1. From outside, looks nice and tidy. Things are nicely concealed e.g. AC fan unit, rain pipe. Since this is technically a cluster house (not full semi-d), the back side is attached to another unit. Pleased that the backyard wall separating the 2 units is high enough, and it's a full wall partition instead of a fence. They built the same tall wall opposite the almost full height/width living room windows and sliding door, so got a bit more privacy that way.
2. On the inside, the show unit (intermediate) feels like a normal-sized double-storey terrace house with a 10' side garden. Doesn't really feel as big/spacious as normal semi-d, but just nice. Window/sliding door trimmings are black powder-coated aluminium, nicer than the white ones in virtual tour. The ID a bit extra for me, but YMMV. Kitchen area is a tad small and no windows, and the ID decided to put the wet kitchen in the yard area - something probably lotsa owners would end up doing. Utility room is good for storage + very small attached bathroom (apparently it's OK to house your employee, i.e. maid, in a shoebox like that

).
3. Upstairs are 3 bedrooms + attached bathrooms + family area. They use light-colored laminated wood flooring upstairs. The bathrooms all have plugs for instant water heater already; but if you want those internal water heater storage tanks ones, have to hack and install the copper piping as they're not built in (unlike nearby Tamansari Amaryllis).
4. Generally pretty quiet area, hopefully will stay that way and that they will add more trees. Phase 2 will be nearer the manmade lake, with perimeter fencing. Can't see lake yet, maybe haven't been dug.

Wow, finally the most awaited review for Mallow. Thanks for sharing! I haven't visited the show unit yet, probably will do so somewhere next week.
2) My understanding is that Phase 1 consists half of the units at Mallow, not only those 32' x 86' ones. (In fact, the stretched porch units are only situated right in front of the park's entrance)
3) Indeed, the house size in general is 22x70 and within that size, they are fitting in 5 rooms + 5 bathrooms. Not sure how that looks.
