He attended the 2nd unit auction just to see how much the sold price. Very rare to see the owner of lelong unit very happy indeed his unit got sold via auction. Terbalik than usual. Yes he no longer staying here. Came back just to collect the money from his first unit.

Guess you are right. Very unusual high amount of lelong unit from Seri Maya at the moment.
4th lelong unit check in within this 2 months.

Agree. 1st auction price = bank valuation. Need wait a long time to fall to realistic lelong market pricing.

In slow market today really can find plenty of below market deal.
Assuming mark up is agreeable, can even get cash back out of subsale dealing.
S&P price 1M.
90% loan = 900k.
Agreeable selling price = 780k.
Cash out 120k.

No idea any nearby students from which Uni or College staying there.
But many Arab family staying and also those rent per room/head one is targeting the working group around KLCC. Only few LRT stations to KLCC.

Only 2 bathrooms for such a size. Imagine working people getting up same time to rush to work.

Now another Seri Maya lelong unit check in.
5 lelong units within Dec/Jan only.
Suddenly very high amount of lelong units. I wander why.

perhaps many bought subsales earlier and now kena stuck with high loan but return so so????

Loan agreement of the 5 recent lelong units all signed in year 2010 or before. 2 foreign owners. 3 local owners.
Not sure bought direct from developer after project completed. Or bought through the 1st owner flipping after the project completed.

Agreement signed 2010 or earlier now only all surface up together for auction, it most probably mean there is a sharp drop in rental demand. Either it is unique to this condo or it is a general manifestation.

saw the asking rental rate dropping severly. now can get fully furnish 3 room biggie unit for about 2k. that is a big drop from the 3k rental it used to get during prime time.

I believe there are still demand even if rental drop to RM 2k given the walking distance to Putra LRT. The only unfortunate thing is to those who bought at high price during its prime subsale market. Since as of now, property along MRT is entering the market with good specs at pretty much the same rental market, but new.

yep my deduction was correct.

bull run started from 2010 to 2012.....I believe tis popety the price was surged during this time.

this condo was launched prior to 2007 rite?

yes expat still love that place, cos super near to lrt.. not sure whats the tenant mix there now.
as i know lots has relocated to seri riana, nicer facilities biggrin.gif
but mostly those with cars, cos further from lrt. Seri riana on another hand can walk to wangsa walk, which their wifey can spend their time there when husband is working biggrin.gif
but i suppose rental will further go down when wangsa 9 and hamilton complete

How near is near ? I check google map is it 600m. That's not super near.
