Don't be too sure or you will be surprise.

1. Malaysian are brands priority. whatever things, we only recognize "brands", even in supermarket.
2. The last thing you won't found is the Chinese looking for property to invest. Almost the same for Chinese everywhere around the world...
Good time and established area they said country is developing well or this area are stable for capital appreciation/rental yard, property here/now have bright future.
Bad time or under population area, they would said good timing to buy low or high risk high return...


Beside that, the moving in rate are quite encouraging even for 1st phrase. I can foresee that population would not be an issue in this area especially with the synergy of EH + EH2.
Good and bad for soft market, lesser investors/ flippers for residential that priced "quite high". We might be able to assume that even higher % of P2,P3,P4 and so on are for own-stay to contribute the population of these township and sustain the commercial activities here.

Let's see.

Now i understand that it's myself to blame, not that i born late. The opportunity is there, right in-front of me but i still not capable to grab now. Can only afford to blow water here to shiok sendiri biggrin.gif

I am convinced that I have make a good purchase.
However, I understand that all taman are nice when they are new. Good management, enforcement and maintanance are the keys to make my taman sweet in long run. We still have long way to go and I hope that 10 years later when you ask me the same question again, I could answer you the same way.

Never an issue for rectify defects.

If there are things for improvement, I would hope that EWRC would take proactive and be more specific on DMC rules/regulations, enforcement and management.

I understand it's not fully their responsibility and duties but sorry that we always expect more from a developer like them.

Technically yes, but the land is at the border, so most people will only consider the project in Semenyih instead of Beranang... biggrin.gif biggrin.gif

Similar case like Goodview Heights and Tropicana Heights which is located at the border of Kajang but technically in Semenyih tongue.gif

Commercial units won't fail just because of too many shop lots, as i can see now in SG long and Mahkota cheras area, there are more shop lots compare to EM, and yet most of the commercial areas are success.
For now of coz EM population can't compare to Mahkota and SG long area, but this is bcoz EM is still a new township, and businessman won't just look at current situation, they will look at the future too. Population need time to increase as only 2 precincts get VP so far.

Yes of coz EM won't be funding the construction of the school, just to make out the point that until now no sign of construction for school now, mayb need to wait till more resident move in. The common public facilities i meant is sport centre and the so-called mall, EM is slow at these while SEH already get them.

Sg Long township was completed more than 20 years ago as well as Mahkota Cheras.

There was a property boom in Cheras in the early 2000s hence what you see is many years of settlement.

I think that was when people tend to believe the next growth area was around Kajang, KLIA, Nilai and Puchong.

My source said government has approved the relocation of school to EM but pending for funding, they need 80% building costs ready before allowed relocation.

Was SP Setia funds the construction of SRJK C in Setia Alam project?

I have a hard thought about golden opportunities. Only when the prices are dirt cheap in a bad soft market and the buyers have holding power. If it is so good, developers will not sell you the shop lots. Instead developers will build malls and rent out.

Mahkota Cheras only boom after year 2008 buka jalan successful, Sg Long depend mostly UTAR.

Sg Long was a nice place to live. Really upmarket. The golf course is private and exclusive.

Yes you are right, sg long and Mahkota townships has been completed many years, when these township were new as EM, the commercial area was not as successful as today when the population is not as high as today, it takes time to develop, the same will apply to EM, business wont fail just becoz of too many shoplots, and temporary low population. 10 to 20 years mayb long to some, but for business long run, is it a failure just bcoz it takes long period to success? And next growth area around kajang, those area will be at the border of kajang, not in town, and now more and more developers move to semenyih area or seremban.
