Not too good. On average we are looking at 50-60% after 3yrs. Most of the buyers are investors. Sendayan Metropark opposite Petron is a clear example. Most of the 1st-2nd floor units taken up and converted into hostels for migrant workers. Even some houses all around sendayan also converted to hostels for migrant workers. Affecting subsale prices. Check out mudah.my, subsale units going for 100k below SnP.

Because they get snapped up easily. Go ask agents, valuer and bank they will tell you. I own one bought back in 2012. S&P back then was 605k for end lot with land. Now same price and can't even sell due oversupply. Anything at bank value or above very hard to sell.

I live in BSS at so many units in my phase can't be sold after that many years. Sometimes i call the agents just for fun to check prices and shocked to hear the figures.

I guess most of the Matrix staff will only tell the good things. Same as the Seremban-KLIA highway story which they have been saying when i signed the SPA back in 2012, 6yrs on still far from completed.

Any idea how to get attention of MBS to build bonggol? Too many rempits and kaki ekzos korek bikes near my place. Unbearable. Sent various emails/complains. No response.

Tried JPJ, but when they came by for surveillance, all this rempits go missing.

Location Persiaran Idaman Villa. Between Masjid Sri Sendayan onwards along the road towards Idaman Bayu 2, Sendayan Green Park and Idaman Bayu 1.

I heard about it too. But looks like this school is part of BSS's icon, hence Matrix will surely pump in money for reputation sake to keep it afloat.

Thank for the info, will visit their office soon. Previously visited MPN prior to the change of administration, MPN also didn't pay much attention. When mention BSS to them they are like "urgh" another problem, haha. They also fedup with the issues here. Like in S2 i heard IJM work together to address some resident complaints to the authority. In BSS, cannot harap Matrix, they too busy selling units and building like there's no tomorrow.

Sendayan Scam Mall. Successfully scamming buyers since 2012 when I purchased a unit here. 9yrs passed with with no mall in sight. The amount of project that failed to materialize :
- Shopping Mall
- Hypermarket
- Hospital
- State Govt Complex (mini putrajaya)
- HSR
- the list goes on

Been staying in BSS since 2014.

Build quality is average (meaning don't put too high hopes). Common problems after a few years are cement cracks, water seeping inside the wall leading to patches. Ceiling leaks on the top floor. Usually all this happen right after DLP ends so you better pray to see defects during the warranty period to enjoy the free repair benefit.

Environment, well I had very high expectations of this place, purely based on sales pitch of upcoming amenities. So far none of those materialized hence I am one of those disappointed ones. Close to Felda kampung, so you get my point on the demographics. Occupancy rate is on the lower side, a lot of unoccupied units. For my phase alone after close to 7yrs occupancy rate is in the region of 70%. Newer phases would be around 50%. Plenty of sub-sale new units to get along, mostly cheaper than SPA prices as Matrix inflate the prices to allow zero entry cost.

Commercial property side also seeing very poor occupancy rate, for example in Sendayan Metropark, most of the shop 1st floor already been rented out to migrant workers. Hence I don't know how this place is going to be like in a few years. Since my phase is close to Metropark.

d'Tempat may seem impressive, but is it worth investing solely because of it? Maybe not.

IJM S2 is a far better option, more organized township, better infrastructure and you have everything else that you can't find in BSS.

Do spend some time doing more research.

The exit they are mentioning about is from Kellogs Enstek which is under construction. It has nothing to do with MEX. Just a new excess road to Pajam (LEKAS). Will take another 3yrs to complete. And yes its at least 25km to KLIA from Tiara Sendayan. 4.7km is bs.

About the dressing, no comments. Seen it myself. 👗🙈

On paper yes, only strata projects can legally enforce GnG. But 99% of GnG are non-strata. It's also a hassle to get the necessary approvals as some of the requirements are impossible to be met.

We don't see a lot of town councils making it an issue to "non-approved" GnG as it has somehow helped in reducing break in cases. Although still happens, but cases are remotely low in GnG communities. Should town councils crackdown on non-approved GnG, and cases of break in rises, it would only reflect badly to the local authorities (town council, police and etc) that safety of the homes are not assured. Hence why town councils only take action when there is a complaint. Usually by non-paying home owners.

Metropark phase II still low occupancy. Whats sad about sendayan is the area near sendayan metropark which is slightly neglected. Commercial plots beside Petron Metropark yet to be developed. Also the 115-acre Shopping Mall which was supposed to be built between the Tunnel and opposite of Hijayu Aman have been rather quiet for the past few years. Hopefully not a marketing ploy by Matrix as shown on their site mockup.

But yea rather dead besides all this. Still need more than McDonalds to catch up with Seremban2. Sendayan still lack a lot more commercial amenities to make it a standalone and self sustaining township as claimed by Matrix. We still need to head down to Seremban2 to get stuff most of the time.
