May i ask 5k nothing else until completion is bcos

1. Developer paid the 10% deposit minus 5k n you need to apply 90% loan or

2. Easy payment schedule like setia where u only pay 5k now and getting loan until building completed.

The issue here is i love the location as it is the only project less than 300k to link with mrt.
48 mths to vp...my concerns are 1) surrounded by undeveloped surrounding 2) Able to get profits after 4 yrs 3) Rental yield for 1 bedded
This project is targeting to do bnb..with dobi and cleaning service provided. Many units are also corner unit. Less than 500 units per block. Any comment is appreciated.

0.3 to 0.4...developer background is hotelier. As of now, i understand that bnb is from owner but the services provided such as cleaning and dobi will be managed by developer...other details to be provided later.
I did surveyed majority of the 1 bedded in non urban area usually ...doesnt yield much profit... in term of appreciation and rental yield...would this be diff?

Ya. It is a bit far from city even though it is very near to met station. If it price around 230k then more for rental yield.

True though coz they lump up fully furnished item in the 1 bedded. Cost about15 to 20k compare to bare unit.
with 1 carpark...

who's the developer? better be cautious at current market outlook with the developer profile. usually 1-bed studio has limited exposure to the market and some did failed in 2nd tier area like kajang and cyberjaya. AirBnB generally is not prominent for Cheras, the usual inquiry could be locals asking transit place for wedding actual day or party place, which can turn up to have more things to do afterwards.

probably you can drive around and stroll that area and observe deeper to identify usual prospects to take up the rent at there. sometimes, good entry price may not end up to be good investment. smile.gif

Yepp..that's the concern with the area surrounded by malay land and nearby development such as you city soho doesnt command high price and rental yield. It is more of residential area with min commercial development. Does majority of the soho...provide any cleaning services etc? The details of the services by the hotelier developer....yet tbc.
I do have hesitation on the future success but the mrt and low entry very tempting....

Its sounded very similar...the current sales kit indicated the project name as metro cheras....but its not from mah sing

One reason l would like to know if the one bedder belongs Soho/sovo/sofo is that the Selangor gov has earlier set a guildline of max RN230k per unit .....Hmmm...

It is different. I google it. Both mah sing n metro cheras are 2 diff developers.

Am aware of ms project is different.
Only interested to know if the content is referring to this project (metro cheras) If so, at least we know more details while waiting for sales kit (and there are soho units here)

this area... directly opposite my kindergarten across the highway... haha.... but then... i dont think airbnb works here... i dont think there are any commies surrounding.... if wanna use it as airbnb.... alot more better locations along the mrt/lrt line with commies surrounding the condo.... and also this part of cheras... nothing much to attract also.... other than freehold and the direct link to mrt... cant see anything that will be pushing up the price in future... i think driving access in and out of that area also kinda narrow if not mistaken....

why would ppl stay there? Just for the mrt?...
2 bedded is 490k and 3 bedded is 590k...quiet low density. 1 block for soho (less than 500units) and another block (252 units).
For 2 and 3 bedded (252 units) 823-853 sq ft & to 1093 sq ft.

yeah... when i heard this project... indeed the freehold and mrt distance is good deal... but then with the extensive lrt and mrt line nowadays.... quite hardly anyone would choose batu 9 for short rental.... even long term rental... u still have to compete with few condos along the mrt line from kl to kajang... haha.... this location is a very niche location.... its been kampung since my kindergarten time... and will continue to be the same as there are no catalyst to grow the area except that its has a MRT station there.... haha...

yeah... there are some reason for the pricing... but for me its consider on a high side for this location... just because of the mrt line... saville commercial... i doubt it can bring up the area to what extent... given that the commercial units not on a larger scale... own stay i think those huge units worth to consider haha.... given its still cheras address...

quite expensive for a 2 rooms unit... at this location... i guess mrt and the furniture were the cause of the premium pricing... those furniture can easily done below 20k for condo size like this.... usually agent like to show nett pricing... means SPA pricing might be more than 500k haha....

yeah.... if thats the way... wouldnt be some of the projects near lrt/mrt at KL area would serve better for airbnb purposes rather than here? this area i think suitable for those working adults which familiar with cheras area will rent... otherwise.... for travellers or foreign travellers to come here and use as airbnb a little bit tough.... from their sales kit... seems like they hard sell airbnb for the studio units... hahahaha

hmm... manage cleaning and dobi... seems like not bad.... but yea... just the location.... casting alot of doubt... not that there are really any game changer development at the surrounding kampung area... haha... thats the concern... the deal is good for the studio unit actually.... just the surroundings a bit concern... those who rent my place... have to take mrt to eat or buy basic groceries... haha.... or need drive out some distance which is not a good thing for airbnb users....

actually it is link to mkh saville which has about 70 units retails so there is small commercial though. So far this is the cheapest project which is link to mrt based on 4 yrs completion time....

for 2bedders, there is no furniture included...only fittings.
you still need to buy tilam sofa to complete it for bnb.

iMO, airbnb only workable if there are hotels nearby......bcos ppl tend to compare hotel prices with airbnb.

when there is no hotel, meaning the short stay biz just isn't there.

for ownstayers...will you feel comfortable when your neigbours are ever changing face?

yeah... semi furnished level... for decent 800++ sq ft... i think at least 40k-50k required for move in condition reno.... half of it supplied by the developer... the other half sendiri settle... because they make the whole project like hotel style.... not sure own stayers will really interested to stay here or not at the first place.... if i am finding for own stay... and realized agents been pushing this for airbnb... kinda turn off actually....

developers also not stupid de...

if they can see potential with what mrt and etc....why they need to sell so cheap to start with?

also developer sells and dusted....but investors may hold to the property for much longer....more so if price is depressing.

if you have few investment properties on hand...and just want to divert a bit and put yr money into unproven (yet) area as testing ground.....by all means please proceed.

One of my colleague is renting a medium room in KJ for 600pm and another a medium room in Miharja for 500pm. They rely heavily on LRT to get around.

If take 50% loan here and rent 600-700pm for a whole FF SOHO.. Feel like can play even tho I am not a big fan of Jalan Cheras. Seems like newer developments are coming in to parang older ones. 😕

Besides the link bridge, what else can be motivating factors to commit into this project?
I'm afraid MRT is already overrated, many older developments are not far from the MRTs too.

empire damansara was one that run chicken (strictly speaking, flip ok.....to hold big no no due to very poor built quality). subsequent empire offering, its all in the news headlight.

monoland is another one....cheaper by market price [and strictly for me, their quality cmi]....still plenty of followers.....but of late, appreciation has slower down, but demand is still there (compared with other developments)

beside Vipod and Titiwangsa sentral, can you name any other value buy from Monoland?

1bedder only works well, IMO in high concentrated commercial area with well connected public transportation.

tropic (by Tropicana) is the weird one out.......not near any public transportation.....

I remember bumping into their booths at the iproperty expo and another one back last year. Didn't really consider it much due to the distance and not much details on it.
