this area... directly opposite my kindergarten across the highway... haha.... but then... i dont think airbnb works here... i dont think there are any commies surrounding.... if wanna use it as airbnb.... alot more better locations along the mrt/lrt line with commies surrounding the condo.... and also this part of cheras... nothing much to attract also.... other than freehold and the direct link to mrt... cant see anything that will be pushing up the price in future... i think driving access in and out of that area also kinda narrow if not mistaken....

fully furnish from 288k just because its near to mrt station.... liberty arc at ampang also similar price with fully furnishing without mrt access... but then ppl will tot of ampang area as airbnb first before batu 9 of cheras... thats my feeling towards this area... biggrin.gif biggrin.gif

yeah... when i heard this project... indeed the freehold and mrt distance is good deal... but then with the extensive lrt and mrt line nowadays.... quite hardly anyone would choose batu 9 for short rental.... even long term rental... u still have to compete with few condos along the mrt line from kl to kajang... haha.... this location is a very niche location.... its been kampung since my kindergarten time... and will continue to be the same as there are no catalyst to grow the area except that its has a MRT station there.... haha...

yeah... there are some reason for the pricing... but for me its consider on a high side for this location... just because of the mrt line... saville commercial... i doubt it can bring up the area to what extent... given that the commercial units not on a larger scale... own stay i think those huge units worth to consider haha.... given its still cheras address...

quite expensive for a 2 rooms unit... at this location... i guess mrt and the furniture were the cause of the premium pricing... those furniture can easily done below 20k for condo size like this.... usually agent like to show nett pricing... means SPA pricing might be more than 500k haha....

yeah.... if thats the way... wouldnt be some of the projects near lrt/mrt at KL area would serve better for airbnb purposes rather than here? this area i think suitable for those working adults which familiar with cheras area will rent... otherwise.... for travellers or foreign travellers to come here and use as airbnb a little bit tough.... from their sales kit... seems like they hard sell airbnb for the studio units... hahahaha

hmm... manage cleaning and dobi... seems like not bad.... but yea... just the location.... casting alot of doubt... not that there are really any game changer development at the surrounding kampung area... haha... thats the concern... the deal is good for the studio unit actually.... just the surroundings a bit concern... those who rent my place... have to take mrt to eat or buy basic groceries... haha.... or need drive out some distance which is not a good thing for airbnb users....

yeah... semi furnished level... for decent 800++ sq ft... i think at least 40k-50k required for move in condition reno.... half of it supplied by the developer... the other half sendiri settle... because they make the whole project like hotel style.... not sure own stayers will really interested to stay here or not at the first place.... if i am finding for own stay... and realized agents been pushing this for airbnb... kinda turn off actually....

other than the saville MKH... no big booster around liao... no mall, no office, no uni and the accessibility to this location not really good in term of driving... really the best is MRT and its freehold... just my 2 cents... some ppl may see the opportunity to grow in this project in different angle... biggrin.gif biggrin.gif

haha... somehow all investment other than studies... also need gut feelings one... same applies to developer boss... last time i met with IJM and desa park CEO... they told me... usually their decision involve alot of gut feelings.... there are no studies enough to cover all the risks... can be minimize and the rest is about your gut feelings when decide to proceed or not... tongue.gif tongue.gif
