Really weighing in between Arcuz by Exsim & Sunway Serene.. both are in KJ and not far apart.

Exsim - I've seen Petalz - my friend bought 1 unit there no regrets, nice facilities, pretty impressive with the finishing work.
Sunway - established and looking at SV1 very well done too

My preference is really to be in central PJ as my wife and myself is working in PJ.

Any opinions? Thanks guys

My idea of central PJ is further up the LDP closer to SS2 but if you are fine with this location being close enough then the location suits you.

Sunway is a different league developer and it will make Exsim look like a fly by night developer when compared, obviously their pricing also reflects that.

Its a good deal for a Sunway property considering the amount of rebates you will be getting and for the most part it will be a nice place to stay.

Only downside to it is it is quite far from shops, services and train stations.

If it was between just these 2 then I will take SS.

To me, arcuz is no no...

I think u may want to try out the traffic during morning and evening. LDP and Federal H both also heavily jammed up. As said, it is not central PJ.

Thanks for the replies.. looks like SS is a safer bet. Even it’s slightly on the higher price comparison. Will need to checkout their showroom. Any buyers here already?

Side note - There’s another development around the area too - Panorama. A big no no?? Haha.. Heard the possibility of foreigners.. plus the stadium on weekends will be a hell.

SS definitely a better long term bet.

As with any strata developments, its long term success largely depends on who lives there and most likely SS would have a better crop of owners than Acruz.

Also, Sunway is a providing a lot for the money and in the long term it will be a nice building to live in. Higher price will be marginal each month especially after you factor in all the rebates and cash back you will receive.

Yeah they are still giving out rebates about 20 for block B if I am not mistaken and during this mapex “may” give out some additional stuff. + SS has a lake ,arcuz does not have and maintenance fees cheaper for SS.

That place has virtually nothing out of the very ordinary.

If I am not mistaken arcuz 0.38sqft(herb farming, basketball/badminton/futsal court,indoor jogging path, swimming pool and etc) but sunway serene 0.26sqft (lazy river,sky jacuzzi/gym,jogging lake, badminton courts,swimming pool n etc)

IMO, comparing both, SS is a better take.. biggrin.gif but for lower entry, Arcuz has smaller units size compared to SS.

Looking at the pricing of Arcuz and the location, I personally would buy a unit at Cantara Residence instead. Location wise it is just 5-10 minutes apart by car, you get to be 500m within 2 LRT stations of a different line, pricing is cheaper by psf, built by a well known developer who tendered out the job to brand name contractors in the field and freehold.

Also targeted to get the key by 1Q2020.

I actually agree with this. If TS' central PJ location is Damansara Uptown, there is still a long way to go. You will still be stuck for the next 3/4 of your journey.

To begin with there is no point in comparing serene and acruz....two entire different locations, concept, mixes and the rest....
