I would have bought this project if it was 20 years ago when I was working in Cyberjaya and it would have saved 20 minutes of my journey home.
I looked at this project late last year. Anyone that says this is an investment grade property isn't a property investor, even the SA said it isn't for flipping and rental potential will be low but it is meant for own stay. Pros: 1) Decent location if you are a regular commuter on the FH or LDP. WD junction is the first one after entering from FH. Easy access to FH and it isn't too far away to get to the KESAS either. 2) Impressive resort style facilities. Lazy river in a condo? First time I am hearing it. 3) Generous layouts even for the smaller units. 4) Fantastic rebates, when I asked last December it was 23% for all units, I think that's pretty impressive for Sunway and you could opt to take 7% less rebate for a full ID package that would make it pretty much move in ready. 5) Maintenance cost is relatively low for what you get. 6) Well designed floorplans, most units will have plenty of fresh air and natural light as it is a "bungalow" or "semi-d" in the air. 7) A product by a tier-1 developer. Now for the cons: 1) Leasehold. 2) Not the primest parts of PJ. 3) Not a TOD and you will need a car or two to live here. 4) Kind of pricey even after factoring in the rebates. 5) Project next to it will be a less expensive and less premium project. 6) No shops nearby and definitely nothing walking distance. 7) High density for the area. I suppose if you have a job where you work from home, have a job that you need to drive or you simply like what this place has to offer then it would be a great place to buy especially with all the rebates thrown in. |

one of the main challenges here for investment or even ownstay is the lack of shops and restaurants within walking distance.
Anyway sales here is fantastic as they have covered pretty much most of what PJ people want in an ownstay property. |

They were taking 7% off the rebate for it previously. I don't believe it is worth the 7% rebate to be honest. However if they are now throwing those in for free in addition to the rebates they were offering then that is impressive. Am guessing they won't be changing the ID works they are giving away for free as per those in the big unit at the showhouse. |
